You would be extremely hard pressed to find as wonderfully situated a holiday apartment as this. It is located in a quiet cul-de-sac in Abbeyhill on the edge of the Royal Park of Holyrood, a 650 acre array of hills, lochs, glens, trails and cliffs dominated by the famous 'Arthur's Seat' at 251m (822ft), affording panoramic views of the city but which is relatively easy to climb and very popular with hill walkers. Nearer ground level the apartment is proud to have as a near neighbour the Palace of Holyroodhouse, HM Queen Elizabeth's official residence in Scotland. The Palace is located at the foot of Edinburgh's Royal Mile, a world renowned thoroughfare with its eclectic mix of shops, pubs, eateries and visitor attractions linking the Palace at one end with Edinburgh Castle at the other. Also nearby is the controversial Scottish Parliament building which, love it or loathe it, is certainly worth a visit as is the wonderful 'Dynamic Earth' experience next door to the Parliament. A pleasant walk of a mile takes you to Edinburgh New Town and the shopping experience of another world famous Edinburgh thoroughfare, Princes Street plus, of course Waverley Railway Station and Edinburgh Bus Station with express links to the Airport and all points beyond. Most of the Fringe and Festival venues and of course the Christmas and Hogmanay attractions are located within or close to the Royal Mile and Princes Street areas. For visitors with more energetic pursuits in mind, Meadowbank Sports Centre is only a half mile walk away, as is the Meadowbank Retail Park with a Sainsbury's superstore and other shops. The apartment is however very close to bus routes in the Abbeyhill and London Road areas which link to all parts of the city.

Tytler Gardens Apartment is a modern, well appointed two bedroom flat. It is situated in a quiet cul-de-sac, on the ground floor of a well maintained building with a secure entry system, clean and tidy communal areas and free parking (via included permit). A cycle rack is available just outside the apartment. The light and airy carpeted lounge has two sofas, one of which is a sofa bed. The lounge also includes a dining table and chairs. A flat screen TV with Freeview is installed together with a DVD player. The modern, fully equipped kitchen includes an induction hob, double oven, fridge/freezer, washing machine and microwave together with ample good quality cookware, crockery, cutlery, glassware and bakeware. A toaster, kettle, teapot and cafetiere are also provided. Hand and dish towels, pot scrubbers and dishcloths are also provided in the kitchen together with detergent and cleaning fluids. Both double bedrooms are carpeted. One has a double bed and the other two singles complete with duvets, pillows, mattress and pillow protectors. Bed linen is provided. Sufficient storage and clothes hanging space is included in the wardrobes. The bathroom contains a large enclosed shower. Ample bath and hand towels are provided. An iron and ironing board, clothes airer and hair dryer are supplied. Broadband is installed in the property. A welcome pack with supplies to get your holiday started is included.

About James Phillips

Mandy studied in Edinburgh 30 years ago and always loved this part of the city. We have been coming here as a family at least once a year for a holiday and knew we wanted to have somewhere permanent in the city which we could share with others.

Why James Phillips chose Edinburgh

The apartment is very centrally situated close to the Royal Mile, Holyrood Palace and the Scottish Parliament. There is free parking in a designated parking zone using the permit provided. Despite its central location the apartment is wonderfully quiet and peaceful and its location right on the edge of Holyrood Park opens up a range of excellent walking, cycling, running and hiking activities should you be so inclined.

Perfect for a family!

When traveling with small kids, it helps to have space to unwind after a long day of walking and sightseeing. So a place like this one was ideal for us - close enough to walk to the Royal Mile but tucked away in a quiet, residential neighborhood.

Parents and kids had separate bedrooms, but we had space to eat and spend time together when winding down for the evening. The kids were thrilled with the games available at the apartment as well as the bathtub (as we don't have one at home).

The owners were very helpful in accommodating our unusual flight arrival and departure times. Traveling with little ones is tiring enough without having to drag luggage around as well! So thanks, James & Mandy!

A tranquil retreat near the Royal Mile

We stayed in a cute ground floor, 2 bedroom apartment just 5 minutes walk from Holyrood Palace. You'd never know we were so close to the hustle and bustle of the Royal Mile. Three generations of family were quite comfortable in this fully outfitted apartment. Sainsbury was less than a 10 minutes walk so eating in was a welcome option. The bus stop was just 5 minutes away where we could travel on public transport and also find a taxi. The owners were very polite and prompt in addressing any questions we had. We look forward to returning!

Excellent, clean, quiet, roomy, secure, convenient to sites & transportation, fully-equipped kitchen

I highly recommend this very clean, fully-equipped location. It is removed from the noise of the city and yet the sites of the city are a very brief walk away. Needs are anticipated and accommodated - "almost instant" hot water for coffee or tea, lots of hot water for showers, clothes washer, plenty of dinnerware, soaps, dish washing detergent, large bath towels, firm beds, plenty of storage space. The apartment is within an easy walk for the beginning of the Royal Mile and many other famous spots before you even reach "The Mile". For those who prefer wheels to walking, just outside the parking area is a bus stop for going into the city and/or to the airport. It is also a short walk from the meeting place of some of the tours. It is within easy walking distance, for most, from the Waverly Station. The apartment is as described, very clean, with very gracious customer service, The owners go beyond the call of duty to accommodate the delays and difficulties, particularly for international travelers where flight delays and confusion is common. This Edinburgh location is the perfect home away from home for those who want either an in-depth visit of the city or a resting place at the end of day-long tours to other Scottish cities.
