Apoikia is a peaceful and picturesque mountain hideaway set amongst ancient vineyards and olive groves. Situated just below Silikou Village in a secluded location amongst the foothills of the Troodos Mountains, the villa is perfect for family holidays. My wife and I built Apoikia Villa and planted its gardens over 30 years ago, and have had a full refurbishment carried out in 2013. We have enjoyed many holidays at the villa with our own two children and more recently our grandchildren. For that reason the villa is fully equipped for all ages and all needs including Free Wi-Fi. It is totally family friendly with everything you require to make it a "home away from home" (the meaning of the ancient Greek word Apoikia) The villa features spacious rooms overlooking the valley, modern bathrooms, a fully equipped kitchen and plenty of other amenities to enhance your stay. My wife Sylvia and I have been enjoying holidays in Silikou for 35 years, as have hundreds of other guests, including friends and family as well as many satisfied holidaymakers.
We purposely had the house built on a hill overlooking the valley with its vineyards, and views of the Troodos mountains.
The villa is away from tourists, in a village, yet the beaches and golf are an easy drive.
However, we have built a huge barbecue and pool, so there is no need to actually leave the villa !
Sylvia has Cypriot parentage, and she introduced me to Cyprus many years ago - we both love the people who are very friendly and hospitable and we still have many relatives and friends who live on the Island.

The fabulous views of valley and mountains, nearness to mountain resorts, monasteries and wineries. It's great being away from built-up tourist areas, yet still convenient for the beaches and golf when you want it. Many things to do within easy reach - water park, pubs with football, cricket and rugby. Convenient for local villages and their tavernas. Quiet and peaceful. Wonderful starry nights - watch out for shooting stars!
Peace! away from the crowds, yet easy to get to beaches, golf, restaurants - huge pool, great for swimmers, not just a plunge pool - lovely garden with grass - house, garden and pool extremely well maintained by British couple - lots of activities in the house including free wi-fi - it's cool in summer as the house is very airy - refurbished with very stylish kitchen and bathrooms to a standard required for our own holidays.

A superb holiday house at the footsteps of the Trodos mountain range, avoiding the maddening crowds. A great swimming pool for both kids and adults, and all possible screen entertainment . Ample space in a lovely village and a perfect manager to top it all. Our family of 6 adults, 4 children and 2 babies had the vacation of their life. We shall return!!!
This villa did not disappoint infact it exceeded all our expectations !! The location was breathtaking, and so peaceful. The villa itself so well equipped for our 2 families, a home from home! Wonderful pool and outside areas for kids to play or to sit quietly with a book. The neighbours were lovely bringing us grapes and happy to chat :) and we found local tavernas offering delicious food and friendly welcomes :) the owners of the villa were also so helpful to us, even during our stay when we required a bit of knowledge on things, on hand and happy to help. We hope to be able to go back again maybe next year! A real gem !! Sorry to leave :(
We stayed here for a fortnight with another family. We had 4 adults and 4 children and there was plenty of room for us all. The pool and gardens are large & very kid friendly with lots of shade & toys/slides etc. Steven - the owner is very helpful and nothing is too much trouble. I will look to book this place again! Thanks for a fab holiday!

Silikou Village 400m to centre of village
Silikou is the oldest village on the Commandaria Wine Route (Commandaria is a dessert wine that has been popular for 800 years and brought back to England by Richard the Lionheart) ; ithere are many wineries within easy travelling distance where you can sample and buy good quality red and white wines; there are many tavernas in close by villages with traditional Cypriot food; there are many monasteries within easy travelling distance.
July and August can be very hot on the coast, yet Apoikia is never uncomfortable as there is generally a breeze.

Minimum stay is 7 nights.
Cancellation policy: The 25% Deposit is non-refundable. However, in the event that we can rent the villa to someone else for the period of the original booking then any deposit paid will be refunded. For cancellations after the remaining balance has been paid there is no refund unless we can re-rent the property for the same value. Any shortfall will be deducted from the monies held on account. We urge you to check that your holiday insurance includes late cancellation cover as historically the majority of our bookings are made well in advance and we have very few enquiries and bookings once the holiday season has begun.
Check-in days and times are flexible. Subject to agreement with our local agents.
Rates for longer lets (3 weeks or more) are negotiable
A £300 security deposit is required with the balance and will be refunded in full at the end of your stay providing villa is in the same condition as found on arrival. Checkout will be carried out by our local agents.
