A large award-winning contemporary barn conversion set in an ancient Cornish farmstead. The retreat sleeps eight in comfort and has a spacious living area with well equipped kitchen, a generous dining table and lots of comfy seating — plus exclusive use of a large garden. You'll be close to Frenchman's Creek and numerous beaches. If you are looking for larger-sized holiday cottage on the Helford with a wow-factor, in an unspoilt location near the coast, and with plenty to do on the doorstep, then Avallen Barn is for you. This is a very special barn in a very special place, with its own large garden opening out to an orchard and wildflower meadows, and a footpath leading in one direction to Helford village, and in the other… to Frenchman’s Creek!

There are various beaches in and around Falmouth. You can hire boats, walk the coast path and swim in the sea all a few minutes drive from the property.


20 minutes by car from the traditional market-town of Helston. 40 minutes from nearest train station at Redruth. 1 hour + from Newquay airport, where you can hire a car.


There are two local villages, Helford and Manaccan — both are very beautiful. Helford village is right on the river. It has a brilliant Helford Village Stores with home-made bread, as well as The Shipwrights waterside pub. Manaccan has an excellent deli and stores, The New Inn (good reputation), and South Cafe (popular with both visitors and locals). Both are about a mile from Kestle Avallen. There are good restaurants at Trelowarren, Mawgan-in-Meneague, and Porthleven, from 15-30 minutes away.

Further Details:

As well as Helford and Manaccan, there are numerous other villages on the Lizard peninsular, most of which are picturesque. Plenty have great pubs, cafes, small shops etc. St Anthony is great to hire a boat, St Keverne has a traditional butchers, Lizard village is famous for pasties and gift shops, and Mawgan has a good local store. If you want Sainsburys, Tesco, ATM etc... pop up to Helston, with its 800-year-old charter, it's officially the second oldest town in Cornwall.

Changeover Day:
Changeover Friday. You can arrive any time after 3:00pm.... departure is 10:00 am on Friday. Short breaks may be possible in the winter, please inquire.

Notes on accommodation: All accommodation at Kestle Barton is furnished to a very high standard. The barns have underfloor heating supplied by a central boiler powered by locally grown wood-chips. The farmhouse has oil-fired central heating. All bedding, linen and towels are provided as well as a welcome pack om arrival. All changeovers are on Fridays. Outside: All cottages have garden furniture and barbecue equipment. Gardens vary is size, please enquire. All cottages have access to Kestle Barton's wildflower meadows and orchard.
