Cottages in Awliscombe, Nr. Honiton, South Devon, England - Peaceful Location On the Edge of the Blackdown Hills (AONB), Ideal for Exploring the South West.
Wadhayes Farm is a small family run working farm nestled on the southern edge of the Blackdown Hills with beautiful views all around. The farm, which has been in the same family for over 100 years, is located along a private lane in an Area of Outstanding Natural Beauty, on the outskirts of the East Devon village of Awliscombe. The village is about 3 miles north of the busy market town of Honiton, famous for its antique shops and lace making and offering a good selection of cafes, pubs and restaurants. The beautiful Jurassic coast of East Devon and West Dorset is easily accessible by car; the popular coastal resorts of Sidmouth, Branscombe, Beer or Lyme Regis are between 15-25 minutes drive away. A wide range of local attractions will appeal to those of all ages including the gardens and maze at Escot, the Donkey Sanctuary at Sidmouth and the Playdome (a children’s all weather play centre) in nearby Honiton. The Otter Inn or the Honiton Inn, both serving food and realale are also within a mile and half of the farm. Dartmoor can easily be reached in about 45 minutes. Easy access to both the A303/A30 and M5 make the farm an ideal location for exploring the South West area. We have three cottages both original stone barns that have been sympathetically converted to holiday accommodation in 2009/2010 and have been designed with disabled access in mind. They form part of a listed farm courtyard and their individual, enclosed gardens with patio and garden furniture, back onto a newly planted orchard. We have installed underfloor heating and real wood log burners in the living areas, to ensure your comfort whatever the weather. Children and pets are welcome but please be aware that this is a working farm. All have a downstairs wet room/toilet and a family bathroom upstairs.

About Kathryn Empson
My family have lived and worked on Wadhayes Farm for over 100 years. In 2009 we chose to convert three of our farm buildings into holiday cottages, which my husband and I manage on behalf of the whole family. Three generations of my family continue to live here and we hope to preserve it for future generations of our family. Having grown up on the farm and then in my 20's moved around considerably, it is a delight to be back on the farm sharing it with my children.

The farm is at the end of a no through, private lane which provides a unique sense of 'being away from it all'. Once you reach the farm you are surrounded by green fields on all sides. With the Blackdown hills behind and expansive views over the valley in front, some of the best views in the area are just outside the door. The peace and quiet is breath taking, no traffic, no major roads, not even a pylon in sight yet at the end of the lane (1/2 miles) is an A road providing direct access to the ancient market town of Honiton and the A30 in one direction (3 miles) or Cullompton and the motorway in the other (10 minutes). Everyone comments on what a deceptively central location this is for enjoying all parts of the world renown Jurrassic Coastline, Historic Exeter, Dartmoor or Exmoor.
What makes this Cottage unique
This area has a natural beauty, rolling green hills, woods and streams tinkling in the bottom of valleys. In summer months swallows dart around the farmyard, buzzards soar overhead, owls 'twit ta woo' at dusk and deer visit from the woods, surrounding the property, to graze our fields. We have a small pedigree herd of Ruby Red Devon cattle grazing in fields next to suffolk sheep and their lambs. Chickens provide eggs that can be bought direct and a private track winds up through the fields and the beech woods beyond linking up with public footpaths at the top of the hill. In the garaging area there is a selection of children's outdoor toys (a tricycle, bat and balls) and a small pool/snooker table to be enjoyed by all the cottages. This is truly a place to slow down and relax.

Very comfortable, cozy and well maintained cottage
We stayed two weeks in this absolutely wonderful cottage with our two kids. Welcome scones and clotted cream were waiting for us when we arrived-thanks again!!
Everything you need to feel at home from highchair and babybed to a fully equipped kitchen and many toys was there. The house was decorated with love and very well taken care of.
Also the contact with the owners was perfect from the beginning when we booked till the day we had to leave-which was really hard because we all enjoyed the stay very much!
Our kids loved to go and feed the chickens and collect the eggs with Kathryn and are already begging us to go back!
We definitely recommend staying here !!!

Coast/Beach: 20 minute drive to Sidmouth, Branscombe or Seaton. 30 minute drive to Beer, Budleigh Salterton, Exmouth, Lyme Regis. All area's of the Jurrasic Coastline can be easily accessed from the property. Travel: Nearest airport is Exeter, 15 minute drive. The larger airport of Bristol is 1 1/4 hours drive. Nearest train station is Honiton which is 3 miles away. Use of a car is recommended as limited public transport to the village which is approx 1 mile away. Distances: Nearest pub is in the village approx one and a half miles away. Nearest town is Honiton (three miles) which has the nearest shops. Farm shop two miles away. Nearest city is Exeter which is a 30 minute drive or accessible on the train/bus from Honiton.

Booking Notes: PRICES FOR SHORT BREAKS: unlike the quote you may receive from this website we calculate short break prices as a percentage of the weekly rate: 3 night stays are 70% of the weekly price, 4 night stays are 75% of the weekly price, 5 night stays are 80% of the weekly price. All short breaks must be a minimum of 3 nights but otherwise we are fully flexible. WE ALWAYS RECOMMEND THAT YOU SPEAK TO US DIRECTLY TO GET AN ACCURATE QUOTE FOR A SHORT BREAK. Changeover Day: During school holidays Pear Tree and Apple Tree Cottages have a Friday changeover, The Stables has a Saturday changeover. We are flexible outside school holidays. Contact us with dates required. Arrival time is 4pm and departure time is 10am.
Initial payment to confirm the booking, the remaining money is due six weeks prior to your arrival. Towels available to hire for an extra £10 per booking and you are welcome to bring pets for an extra £20 per pet per booking.
