About the property

Alpaca Cottage is a one bedroom luxury gem set in a quiet and gorgeous corner of Dorset. Near the coast, it's perefect for walkers, cyclists or relaxers!!

Alpaca Cottage has just been subject to a 10 month luxury refurbishment. With the sitting room/kitchen, double bedroom and designer en-suite all located on the ground floor, it is ideal for those with limited mobility. The cottage has stunning views over a large meadow where our small heard of alpacas live, and you would be welcome to participate at feeding time. The cottage adjoins on one side the owner's house, but has a separate outside area for al-fresco meals or drinks. Located off a private road, and set in the midst of numerous footpaths, as well as just by the National Cycle Path ( bicycles are available for rent) , this is a superb location for the active, or for those just wanting to kick back and relax. The cottage is also close to the beautiful River Frome, which can be walked beside, or even paddled in! The wonderful Jurassic Coast is just 10 miles away, and the historic county town of Dorchester just 5 miles away.

About Paul Abadjian

We have two apartments in Marbella. at La Mairena (S24133) and at Torre Real (S24782). as well as Alpaca Cottage near Dorchester, Dorset. The Spanish apartments are both owned by Paul and Jane Abadjian, who are brother and sister. Both apartments have been furnished and specified as homes, not merely as places to rent out, so the fixtures and fittings tend to be quite stylish and luxurious. Alpaca Cottage represents all that is best about rural England, while still being easily accessible from London. Alpaca Cottage adjoins Court Barn, where Paul lives with his wife Fiona.

Paul lives in west Dorset with wife Fiona, Sophie the Spaniel and a small herd of Alpacas (plus a couple of chickens)! They also offer a part of this property for holiday lets (Alpaca Cottage E 15146) Paul has enjoyed collecting classic Jaguars for more years than he cares to remember, and he and Fiona have enjoyed driving them in Russia, Argentina, the US, Australia and Tasmania.

Paul Abadjian purchased this cottage in 2009

We stayed at Alpaca cottage for 5 days in October 2016. It is tastefully decorated, well equipped, comfortable, and set in a beautiful, peaceful spot. It is a fine location from which to explore the lovely Dorset countryside and coast. Paul and Fiona have compiled a helpful file of local drives, walks and restaurants, together with appropriate maps, and a bit of local history. For anyone interested in classic cars, Paul's collection is very impressive.

Altogether a very pleasant place to visit.

Beautiful cottage in tranquil setting.

  • 5 of 5

We had a great time at Alpaca Cottage. It was very clean and comfortable, and the views were wonderful. The weather was bad on Saturday, so we tried one of the suggested driving tours, which was fun. We also tried some of the recommended local pubs, which we liked very much. The cottage was secluded, very quiet, and in a fabulous spot. It was generously equipped and the wifi had a full 5 bars at all times! We discovered a part of Dorset we did not know well before, and would love to go back.

A perfect cottage

  • 5 of 5

A very relaxing stay in this well equipped, clean, comfortable and stylish cottage. Such a scenic setting, overlooking parkland, ideal for alfresco meals. Well situated between coast and countryside, plenty of places to visit. Charming hosts, thanks to Paul, Fiona and Jane. Enjoyed the company of the alpacas and the dogs (a special mention for Bella.) . Do not hesitate to book.

Fabulous place in stunning rural setting

  • 5 of 5

Alpaca Cottage is stylishly furnished, and immaculately presented. It has outstanding open views over 'Capability Brown' parkland with the alpacas (which we loved!) grazing just 50 metres from the cottage. Paul & Fiona are ideal hosts, and provide a very useful file with local pub and restaurant recommendations, and lots of suggestions for walks, local visits, driving tours and even complete days out. It was the perfect choice for a long weekend, and there is enough to do locally to occupy you for a week or more. We loved it, and will be back!

Stay away from Alpacca Cottage and host Paul !!!

  • 1 of 5

The host Paul has knowingly misrepresented the services advertised and has charged for non-existent wifi internet connection. Unless you want to be isolated from civilazation in the middle of nowhere for three days - mobile coverage is insufficient, but at least you are warned about that - never visit Alpacca Cottage at Court Barn, Frampton, Dorset !!! While the host was obviously aware of lack of internet connection - even the cleaning lady knew about it - he only bothered me with driving instructions in advance, but not with honesty about the lack of service. This is clearly a misrepresentation and unfair trade practice. There is one thing that is correct about this place: you can observe several alpaccas slowly chewing on grass and hay all day long. However, even for the most "alpacca enthusiasts" that show could be entertaining for 10 minutes max. Regardless you like dogs or not, you have to cope with the unwanted visits of two (or three) very misbehaving dogs even in the room or anywhere you move around. If you wish to open the cottage door in the morning to let some fresh air in, you let in dogs whether like them or not. (In general, I do like dogs, what if I didn`t?). The kitchen is equipped with the essentials only - even in a cheap hotel you are provided with coffee and tea bags, but not at Alpacca Cottage - however, the fridge does not have even a tiny freezer, so you cannot make some ice cubes to enjoy a cold drink. On top of all, your host Paul really treats you as a second grader: there are laminated instruction cards all over the place - you better forget the instructions for wifi, it does not work at all - such as not to press ANY other button, but on/off on the TV remote, not touch the temperature controller of the shower (it is set to a temperature that is good for MOST people!?!).... Shall I continue? Luckily, the host was away... A house sitter was there, who was kindly trying to help here and there - of course without success, since it was the irresponsible host who left behind everything in a mess.

Owner's Response: Alpaca Cottage has had to date 22 reviews, without exception all five star, apart from this one.. I would suggest this review says more about the reviewer than it does about Alpaca Cottage. The facts are as follows:- Last week BT upgraded the wifi hub here from hub5 to Smart Hub6. It was working satisfactorily when they left, just before the August bank holiday weekend. We then undertook a brief trip abroad over that weekend, so it was left to our unfortunate house sitter to receive and host the above gentleman. He immediately started complaining that the TV was not working. This was because he had fiddled with the remotes and changed the settings. Despite instructions being placed right by the TV to rectify this, he decided instead to send an e mail to us in Turkey, where we were happy to explain how to re-set the TV. He then discovered that the wifi was not working as it should. We explained that clearly there was an issue with the new BT hub, giving a poor signal in Alpaca but that, regrettably, it could not be rectified over the bank holiday weekend. This seemed to be a trigger for him to lash out at anything and everyone. He could receive a signal from the table and chairs outside the main house, and he made frequent use of this to send us increasingly unpleasant e mails. Our house sitter had already tried to improve the wifi signal by moving the extender nearer the cottage, which helped a bit, but did not rectify the weak signal. He was then seen kicking out at our cocker spaniels, and our house sitter was then at pains to ensure that the dogs and she gave him a wide berth. We suggested that if everything was so terrible for him, that he should leave and that we would refund him for the unused part of his stay. He responded by saying that 'he liked the cottage very much' and did not want to leave! He was then angling for some sort of recompense for the wifi issue. Normally people do not come to this part of Dorset merely to use the wifi. On the morning of his departure, he yelled at our gentle and kind cleaning lady, and reduced her to tears. This was because he felt he should not have to separate his rubbish for recycling. We must apologise for the fact that he did not find the alpacas entertaining enough. We are now teaching them juggling so that they can be more entertaining in future. Attila J. is a deeply unpleasant and aggressive man and we would warn any future Owners Direct homeowners to accept his bookings with a great deal of caution.
