Standing on the valley side, overlooking the River Manifold, The Orchards is a large detached Four Star property with amazing countryside views, surrounded by meadows and bluebell woods. Large enough for families and friends to get together, yet secluded and cosy enough for couples wanting a romantic hideaway with a lovely log fire (10% discount for two).

'Some of the best walking country in England' right on your doorstep. Based on a sheep farm in the Manifold Valley, Dovedale, Derbyshire. Alton Towers 9 miles. Derby, Stoke and Buxton around 20 miles. Chatsworth, Haddon, Bakewell all just a short drive away.

Please Note - there are 9 STEPS up to the front door. SHORT BREAKS available (please enquire).

A wide oak-floored entrance hall leads to all other rooms. Three bedrooms to accommodate up to six people - one twin room, one double and one with full-sized bunk beds (very popular with children but quite adequate for adults). Snuggle into non-allergenic quality bedding and wake up to green fields and birdsong.

Relax and unwind in your large living room, with a proper fire, satellite TV and picture window to watch the world go by. Sunlight streams into the separate dining room with views to make your mouth water.

A well-equipped kitchen, with everything you would expect from a Four Star property, plus a sparkling bathroom with bath / shower, complete the picture.

Play games or lounge on the lawns that surround the cottage. There is a garage for your car or your bikes. A gate at the bottom of your drive stops unwanted guests (sheep) from wandering in.

The cottage is owner managed and cleanliness is paramount.

I am a farmer's wife with a love for the countryside. I have owned the cottage since 1984 and over the years of meeting guests I have made good friends who return again and again.

Why Vanessa Holland chose Staffordshire

The cottage was bought as part of the farm and it seemed the logical thing to rent it out as a holiday home as this is such a beautiful and popular area. I am so glad we did as it has been a source of pleasure and interest, and meeting new people who then become friends has been the best of all.

What makes this cottage unique

The Orchards is a great base for exploring all parts of the Peak District, Derbyshire Dales and the Staffordshire Moorlands and is centrally placed in England so easy to reach wherever you are.

40 miles from Manchester airport and 40 from East Midlands Airport.

A smart, comfortable and very spacious cottage offering perfect peace and tranquillity with stunning views, or speed and excitement at Alton Towers (9 miles) Excellent walking country, great bird watching and wildlife, take a peek at the world of farming - really there is something to suit everyone.

Perfect for a family break in perfect surroundings

This beautiful property far exceeded our expectations. The views from the picture windows meant we didn't want to leave the house at all! However, the weather was perfect so we enjoyed the breathtaking scenery nearby. The cottage has everything one needs, and more, so many thoughtful items in every room to make us feel right at home. The cleanliness was 10/10 and the gift pack was delightful and unexpected ( I wont spoil the surprise!) Our hosts were attentive and made us feel very welcome. Poppy the dog added extra fun for our teenage son...how we miss her! We would love to return one day. An ideal holiday cottage for a family or just a couple, you wont find better views!

Wifi was available but intermittent.

Peace and tranquility in the Peak District

Really loved this place, set in the beautiful rolling hills of the Peak District. Took my family of 6 and we had plenty of room, spotlessly clean, well equipped and just had everything we needed. Every morning our kids loved looking out and seeing the farmland in motion. Despite its rural location, its really central to many attractions (Stepping Stones to Alton Towers) and we travelled each day out and about to all.

Beautiful home from home

Really lovely location with stunning views. Very spacious, clean and well equipped cottage - plenty big enough for 2 adults, 2 teenagers & 2 toddlers. Lots of fabulous little touches from fresh flowers, milk, eggs & biscuits to greet us right through to safety measures for the little ones. We will be back!

A little bit of Heaven

Having returned to this little gem over a period of twenty four years, we can only add that what brings us back again and again is the peace and quiet, the views from the large windows and a sense of unwinding. The fact that you can stretch your legs immediately you come out of the front door and venture out into the countryside is, without a shadow of a doubt, one of the many attractions to what this property has to offer. Aim to walk for breakfast at Ilam Hall and you'll be blown away by the resulting views. This has set us up for many a wonderful day. Now all we need to do again is try and encourage Vanessa, the owner, to sell us this wonderful holiday home!

Lovely stay

We had a lovely stay here. The hosts were very friendly (including their dog!) and the farm setting is idyllic. It is very near Ilam Park and Dovedale so perfect for walking. The cottage had everything we needed and the children loved cow, sheep and horse spotting!

Simply fabulous!

We had a great time staying in this lovely cottage with delightful views and surroundings. It was very clean and well equipped with everything we needed for an enjoyable holiday, a real home away from home. We all enjoyed a warm welcome from the owners. Vanessa was ever so helpful and ensured we lacked nothing for our stay. Many fantastic places to visit and great walks nearby in this beautiful part of Derbyshire. Highly recommend it for anyone looking for an idyllic, peaceful country accommodation!

Special interest holidays:

In Spring there will be little lambs in the fields. There is always something happening in the farming calendar, from shearing to hay-making.

This is superb walking country and there is a warm garage for muddy boots and wet jackets, or to store your bikes (there are two cycle trails nearby).

Horse-riding available locally with excellent quiet trails.

Travel:

East Midlands and Manchester airports 40 miles each. This is a rural area and a car is useful but not essential. There is a local bus service which will collect and return you to the door. Otherwise, buses run from Ilam to Ashbourne.

Distances:

Ilam village 1 mile, Ashbourne town 5 miles. Alton Towers 9 miles, Bakewell 19. Buxton, Haddon Hall, Chatsworth around 40 minutes.

Further Details:

Good shops and all amenities in Ashbourne, 5 miles. Derby and Stoke on Trent both 20 miles. Leek is a great antiques centre, 9 miles.

Booking Notes:
Booking done direct with Mrs Holland. When you make an enquiry, you will be informed of the procedure which is very simple and secure for both parties. Ask if you wish to see our Terms and Conditions beforehand.

Changeover Day:
Saturday is our usual changeover day but we are flexible depending on the request.

Notes on prices:
We have four price bands for 2016/17 - £385 low, £475 economy, £525 mid and £599 peak. Short Breaks may not be available during some Peak Weeks. Please enquire.

3 night Weekend Short Breaks are priced around 75% of the weekly rate. If you book 3 nights mid-week (between Monday and Friday) you can have an extra night ABSOLUTELY FREE. Short break prices as follows - Low - £285, Economy - £345, Mid - £390 and High - £449. Extra nights pro rata.

10% Discount when just two people require one bedroom, at any time of year. Max 2 people plus baby please.

A deposit of £150 is required within 7 days of booking. The balance, together with security bond, is due 4 weeks prior to holiday.
