The Orchards, Ilam, is a large detached country cottage with amazing views, surrounded by meadows and bluebell woods. Large enough for families and friends to get together, yet secluded and cosy enough for couples wanting a romantic hideaway with a lovely log fire (10% discount for two).

We are based on a sheep farm in the Manifold Valley, Dovedale, Staffordshire Peak District . This is a birdwatching paradise, from ravens to redstarts. We have binoculars to borrow.

"Some of the best walking country in England" right on your doorstep. After an exhilarating hike, enjoy a delicious lunch at one of the many good local pubs.

Alton Towers 9 miles. Pony trekking, Bike trails (with bike hire), quiet leafy lanes, sailing at Carsington, and much more. Derby, Stoke and Buxton around 20 miles. Chatsworth, Haddon, Bakewell all just a short drive away.

There are 9 STEPS up to the front door.

A wide oak-floored entrance hall leads to all other rooms. Three bedrooms to accommodate up to six people - one twin room, one double and one with full-sized bunk beds (very popular with children but quite adequate for adults). Snuggle into non-allergenic quality bedding and wake up to green fields and birdsong.

Relax and unwind in your large living room, with a proper fire, satellite TV and picture window to watch the world go by. Sunlight streams into the separate dining room with views to make your mouth water.

A well-equipped kitchen, with everything you would expect from a Four Star property, plus a sparkling bathroom with bath / shower, complete the picture.

Play games or lounge on the lawns that surround the cottage. There is a garage for your car or your bikes. A gate at the bottom of your drive stops unwanted guests (sheep) from wandering in.

I am a farmer's wife with a love for nature and the countryside. I have owned The Orchards cottage since 1984 and over the years of meeting guests I have made many good friends who return again and again.

The Orchards cottage was bought as part of the farm and it seemed the logical thing to rent it out as a holiday home as this is such a beautiful and popular area. I am so glad we did as it has been a source of great pleasure and interest, and meeting new people, who then become friends, has been the best of all.

The Orchards is a great base for exploring all parts of the Peak District, Derbyshire Dales and the Staffordshire Moorlands and is centrally placed in England so easy to reach wherever you are. Fantastic walking country, probably the best in England. Scenic Dovedale nearby and Alton Towers just 9 miles. Bakewell, Buxton, the Potteries, Uttoxeter Races all within easy reach.

40 miles from Manchester airport and 40 from East Midlands Airport.

A smart, comfortable and very spacious cottage offering perfect peace and tranquillity with stunning views, or speed and excitement at Alton Towers. Excellent walking country, great bird watching and wildlife, take a peek at the world of farming - really there is something to suit everyone.

Clean, welcoming and well equipped holiday home. Helpful attentive owners. Beautiful views from every window , peaceful and very relaxing. Close to fantastic walks most from the doorstep.

Outstanding tranquility and views

The third visit for us as a family of four (two boys 10 and 7). The reason we love the Orchards so much:

The views are breathtakingly beautiful and ever changing. Even beats a sea view in our opinion!

The house is cosy, perfect size for a family. We love the fireplace, it really makes it homely. Everything you need is there. We like to bake and all equipment is there. You don't get that in most other cottages. It is also spotlessly clean.

There are no neighbours anywhere near, so refreshing when you come from a London terrace!

The boys love the cottage, the seven year old said the bed the most comfortable he has ever slept in!

There are many beautiful walks, cycle trails, theme parks etc to keep us active all week - and then back to the tranquillity of this fantastic setting.

Tucked away in the hills

We had an absolutely fantastic time at The Orchards. The house became a home away from home. The owner is very friendly and available if necessary and nature begins right at your door. With an open fireplace, the cold stayed outside and our holidays got off to a great start. The accommodation suits a family of 6 perfectly. The idyllic town of Ashbourne is a short 20 min. car ride away so you can go for a day shopping or get a Thai curry to bring back home or the kitchen is equipped for making everything from an English breakfast to Christmas meal. Ilam Park and its short walks are perfect for younger kids and walks galore begin right at the front door.

Wonderful, relaxing stay.

We recently had a family get away to this beautiful cottage. It was spotless, spacious and had all you could possibly need. Could not find one bad thing about it, fantastic views from all windows and a relaxing log fire. Looking forward to booking again for the next family holiday.

Perfect for a family break in perfect surroundings

This beautiful property far exceeded our expectations. The views from the picture windows meant we didn't want to leave the house at all! However, the weather was perfect so we enjoyed the breathtaking scenery nearby. The cottage has everything one needs, and more, so many thoughtful items in every room to make us feel right at home. The cleanliness was 10/10 and the gift pack was delightful and unexpected ( I wont spoil the surprise!) Our hosts were attentive and made us feel very welcome. Poppy the dog added extra fun for our teenage we miss her! We would love to return one day. An ideal holiday cottage for a family or just a couple, you wont find better views!

Wifi was available but intermittent.

Peace and tranquility in the Peak District

Really loved this place, set in the beautiful rolling hills of the Peak District. Took my family of 6 and we had plenty of room, spotlessly clean, well equipped and just had everything we needed. Every morning our kids loved looking out and seeing the farmland in motion. Despite its rural location, its really central to many attractions (Stepping Stones to Alton Towers) and we travelled each day out and about to all.

Special interest holidays at The Orchards:

In Spring there will be little lambs in the fields. There is always something happening in the farming calendar, from shearing to hay-making.

This is superb walking country and there is a warm garage for muddy boots and wet jackets, or to store your bikes (there are two cycle trails nearby).

Horse-riding available locally with excellent quiet trails.


East Midlands and Manchester airports 40 miles each. This is a rural area and a car is useful but not essential. There is a local bus service which will collect and return you to the door. Otherwise, buses run from Ilam to Ashbourne.


Ilam village 1 mile, Ashbourne town 5 miles. Alton Towers 9 miles, Bakewell 19. Buxton, Haddon Hall, Chatsworth around 40 minutes.

Further Details:

Good shops and all amenities in Ashbourne, 5 miles. Derby and Stoke on Trent both 20 miles. Leek is a great antiques centre, 9 miles.

Saturday is our usual changeover day but we are flexible depending on the request.

We have four price bands for 2018 - £404 low, £498 economy, £551 mid and £629 peak. Short Breaks may not be available during some Peak Weeks. Please enquire.

3 night Weekend Short Breaks are priced around 75% of the weekly rate. If you book 3 nights mid-week (between Monday and Friday) you can have an extra night ABSOLUTELY FREE.
Short break prices as follows - Low - £303, Economy - £372, Mid - £411 and High - £471. Extra nights to make up the week - from £40 - £50.

10% Discount when just two people require one bedroom, at any time of year. Max 2 people plus baby please.
