The owners, David and Emma Dalrymple, live in the UK. They have owned the house for 15 years and have taken great pleasure in renting it out each year for many happy holidays. They also holiday in it themselves but it's so popular they have to go out of season!

The owners of Hawthorn House have a long family history of living in Midlothian. They farm the surrounding area and have a great affection for this pretty rural area so close to Edinburgh. The property is part of the farm and has recently been lovingly transformed into a stunning new house.
What makes this Farmhouse unique
The house is in a wonderfully tranquil location yet superbly located for trips into nearby Edinburgh. The Edinburgh Festival is practically on your doorstep and yet you can come back to a rural haven after a busy day out. East Lothian is a couple of miles away, the nearest village there even has a distillery (Glenkinchie). The beaches, golf courses, walks and restaurants are all within easy reach. Charming North Berwick has a Seabird Centre and sells seasonal lobster on the pier! To the South you can take the A68 straight down to St Boswells for the award winning bookshop Main Street Trading or Melrose with its amazing Abbey. Or pretty Kelso. Or try Musselburgh with its pretty harbour and renown ice cream parlour Luca's. All this is accessible from your light and airy rural house.

Peaceful setting and lovely house.
A lovely house all on one level so was great for young children. Huge well- equipped kitchen was the centre of the weekend with the sun streaming in the huge patio doors. Excellent safe garden. Visited Crichton Castle and Vogrie Park. Both very close by.
Fantastic Christmas and New Year accommodation
Hawthorn Cottage was everything we could have wished for and more. With an age range of 18 to 83 the property was spacious allowing for those less mobile to move around independently, good internet for the teenagers and fully furnished "just like home" so everyone was very happy. Including a Christmas tree which allowed Santa to leave presents which made for a very festive stay.
The cottage is well positioned for easy access to Edinburgh and all the sights but sufficiently remote in the country side for the peace and quiet required of a family gathering. The garden is quite beautiful although we did not manage to use the outside area due to the cold weather but the views were amazing.
Would strongly recommend and will be booking again.

Cosy, comfortable, spacious, clean and secluded location with a great garden space.
Really lovely house for a medium sized group. My friends and I spent a long weekend at the house and really enjoyed the living room/kitchen/garden space most during our time in the property. The bedrooms and bathrooms were all well-equipped, clean and comfortable.
We thoroughly enjoyed our stay in the Hawthorne House. The communication was very friendly and helpful. When we needed support in any way (baby bed and high chair, late check out...) the response was prompt and helpful. The house is in top condition, and the surroundings are quiet and picturesque. We slept like babies in the country quiet. However our only suggestion would be to pad the mattresses.
The kitchen is roomy and well equipped. The bathrooms are newly renovated and well designed. The internet can be a bit slow.
Renting a car is a must. The house is relatively near park and rides that are inexpensive and very convenient for day trips to Edinburgh and Glasgow.
We'd love to return again in the future and would recommend it to any group of family.

Edinburgh, the capital city of Scotland is 20mins by car. Or catch an 8 min train in from nearby station. Castle, shopping, botanical gardens, Royal Yacht, zoo - Edinburgh has it all.
Dalkeith: Newly opened, The Restoration Yard at Dalkeith Palace provides food and high end shopping in a huge country park. And a Fort Play area for children.
Whisky: In the next village (Pencaitland) is a whisky distillery - Glenkinchie.
Cookery: There are Cookery Classes at Colstoun Cookery School (15mins away). They offer a great range of day courses.
There are a huge array of wonderful beaches nearby in East Lothian. Gullane beach is 20mins by car, Tyninghame is 25mins. Or further into Edinburgh, Portobello is 25mins.
Edinburgh Airport is 20mins by car. Edinburgh Waverley train station is 20mins by car. The local village is 1 mile away but hiring a car is essential for this location. There is plenty of parking at the house.

Glenkinchie Distillery - 2 miles
Perth - 1 hour by car
Shopping: There is a vast amount of shopping nearby! The out of town centre Fort Kinnaird is 10mins by car and has a huge M&S, Boots, Tesco home store, Mothercare (great for baby equipment in case you forget anything!) and an ASDA next door. Straiton Park has Costco, Ikea, M&S, Asda and TK Maxx for starters!
The local town, Dalkeith has a big Morrisons and Tesco. Tesco and Waitrose deliver. Edinburgh has everything else including Harvey Nichols and Mulberry! "COOK" food will deliver homemade food to your door.
There is a Post Office, Bakery, local bank and Village store in Pathhead as well as the Stair Arms pub nearby which serves very good homemade food.
Charming Haddington, 15mins away in East Lothian has an array of independent shops including a superb butcher.
