Indian Ridge Oaks - one of the closest communities to Disney / 4 miles to Disney Main gate - South facing pool. Luxury villa in a superb location, genuinely only a few minutes drive from Disney and, more importantly, only 4 sets of traffic lights! WiFi, 50" LED TV in lounge, iPod dock, stereo, games console, TVs in all bedrooms, DVD/video players. FREE use of high chair, travel cot, gas BBQ and safe. Heated south facing pool with underwater lighting, shaded patio and pool furniture. Community pool, community play area and tennis courts. Very close to local shops, restaurants and golf courses. Privacy fencing to pool area. Laundry facilities and fully air-conditioned. New king pillow top bed in master bedroom and new pillowtop mattress beds in queen and twin room.
We are an English family who have fallen in love with America. We first went to Florida for our honeymoon in 1991 and have been back almost every year since that date. We bought our home in2005 because we wanted to own our little piece of 'Disney'!
With two small children at the time of purchase, we bought toys, beanies, games, books and DVDs so that guests didn't have to fill their suitcases with things to occupy little ones. For guests, it always seems that other people's toys are more exciting than their own!
Our guests tend to be people we know, personal recommendations and repeat guests. In fact, many of our guests have returned three and four times. Reasons given include the location of the villa, its amenities and the help and advice given by the owners :0)

Indian Ridge Oaks is a blend of holiday and residential homes with community facilities and wooded walkways. It is a respite from the neon lights and busy traffic of the resort hotel areas.
We love Indian Ridge Oaks because of its close proximity to Disney. For years we stayed at many villas where, once we went out in the morning, that was it until the end of the day. But at Indian Ridge Oaks, we are close enough to pop out for breakfast, come back to the villa for an hour and then head out again. Quite often we get to Disney early, come back to the villa for lunch and a few minutes peace and quiet and then go back to the parks.
Mum and dad, daughter and two grand children booked the villa and flights back in June 2015. On booking the villa with Tracey we were immediately made to feel special. The booking process was painless. She provided loads of information on the villa, its location and its close proximity to the parks. As first time visitors to Florida we appreciated the time and effort taken by Tracey. Even through the winter she kept in contact providing up to date info on the villa and parks.
Then suddenly June 2016 arrived and 'Its was our turn'. Flight was ok and we were through immigration in under 30mins. Car hire pick with Alamo was without incident and then we were on our way. The heavens opened with thunder and lighting while on we were on our way. Directions to the villa were clear and concise and we found the villa without any problems.
As we parked the car we opened up the house and were absolutely delighted on what we found. Huge lounge, dining area, big kitchen and 4 great size bedrooms. The maser bedroom with access to an ensuite with bath and shower. Most importatntly a huge pool and patio area. The garage was converted into a games room with a pool table, table tennis and loads of other games. Loads of information on the parks as well
Tracey had also taken the time to build up a large collection of dvd's, cd's with books and magazines. All rooms were fitted with Tv's.
A great idea was a drop box where previous guests would leave items that they hadn't used for the next occupants. I would thoroughly recommend the villa
The villa is in a great location for the Disney parks there is restaurants and supermarkets close by .The villa has everything you require and more, I loved the collection of D V Ds after spending all day at the parks and spending a hour in the pool at the villa my two grand children would settle down to watch them The costumes were a hit with the kids we went to the Harry Potter theme park and one of the kids wore the costume that was in the villa.
Tracy was fantastic and supplied us with some great tips regarding the theme parks and maps how to get to them.
We had one slight problem regarding the villa and it was rectified within a hour

We stayed here with our 8 year old in July 2016. From the time we booked to the time we returned Tracey (the owner) could not have been more helpful. Emails responded to promptly, very thoughtful communication and information throughout.
We arrived late evening, having stopped at one of the supermarkets recommended by Tracey to stock up. The villa was everything we'd seen described in the advert. The rooms were comfortable, the kitchen is well stocked with crockery & utensils and there are plenty of towels including pool towels.
My son loved the pool and the games room. If you are travelling with younger children there are plenty of toys and dress up outfits that would keep most children very happy. Tracey seems to have thought of everything!
We BBQ'd on the times we ate in which was easy, but there are plenty of restaurants around and if you don't want to drive of an evening Uber is a great way to get around - Chuys and Longhorn a couple of our favourite restaurants, and most restaurants do a take away service.
Now for Disney, using Tracey's back route Animal Kingdom is about 10 minutes away and the other Disney parks about a 15 - 20 minute drive depending on traffic. Parking at the parks is $20 a day but you only pay once if you visit 2 parks in a day. So you really are close to the resorts. Universal and Sea World are about 30 minutes away depending on traffic.
We needed to call the managing agent out during our stay, call was answered promptly and he came out straight away to fix the small problem we had. Tracey was immediately in touch to follow up with us.
We had a lovely stay and would definitely book again if / when we return to Florida.

With the rooms being divided making it very easy and practical for two families to share. Everything you could need was at the villa and more. My son loved all the disney soft furnishings and the swimming pool, which was perfect to unwind after a long hot day! We stayed in this great villa in March 2016; my wife and I, our two small children (2 and 4) and their grandfather.
The villa is in an excellent location, only 15 minute (light traffic route) drive to the parks. It has a great pool and is thoroughly equipped with everything we needed. Our two children absolutely loved all the Disney dressing up outfits, toys and books. The Games room would also be ideal if you had older children.
Tracy the owner was an absolute delight from booking to departure. We will return to Orlando in a few years time and this will be the first villa we look for. Thanks
An hour's drive to the East Coast of Florida you will find white sandy beaches. Cocoa Beach is located on a barrier island, nestled between the great Atlantic Ocean and the Banana River and Daytona Beach is a true American icon. On the West Coast of Florida (90 minutes drive), Clearwater is the home of pristine white sand beaches, clear gulf waters and warm sunshine. Further afield are the famous resorts of Sarasota and Naples.
With three local airports to choose from, a car is essential for a villa stay in Orlando.
Orlando International Airport is a 25/30 minute drive.
Sanford (home to charter flights) is an approximate 60 minute drive.
Tampa Airport is also a 60 minute drive.
Indian Ridge Oaks is one of the closest communities to Disney. A four mile drive to Disney Maingate and, more importantly, only 5 sets of traffic lights!
Sea World and Universal Studios are a short drive along Interstate 4.
An abundance of shops and restaurants can be found within 2 to 3 miles of the villa and large supermarkets, such as Target, Publix and WalMart are within a 15 to 30 minutes drive.

|Stay tax||13.0% per night. This amount will be due to the owner upon arrival.|
Florida state and county taxes of 13% are additional payments direct to owner.
For any stays of less than 7 nights, there is a cleaning fee of $80.
Pool heat is available in the winter months at an additional fee of £75 per week.
A £300 deposit is required within 7 days of booking, full payment is required 2 months prior to travel and a fully refundable security deposit is required upon check-in (as is standard with villa and hotel stays).
Arrival day is flexible - can be any day of the week and for any length of stay greater than 5 nights.
Notes on prices:
Prices range from £420 upwards (£60 / $99 per night + tax), depending on season. Pool heat is available (recommended November to March) for an additional charge.
