About the property


Lemon Tree House is an award winning stone villa situated in the UNESCO protected village of Perast. It has a beautiful large terrace and the house is the perfect mix between traditional charm and modern luxury. The stone villa is renovated to a very high specification and it has all the comforts and amenities you might want for your holiday; comfortable beds, fully equipped modern kitchen, A/C, Wi-Fi, excellent wardrobes, good storage facilities and hand crafted furniture etc. The house is ideal for families (cot, baby chair and stroller provided) and couples who are looking for a unique holiday experience!

The terrace offers outdoor dining, lounging area and comfortable sun beds. It has plenty of space for games, snoozing in the sun or cooling down with the help or our out door shower or paddling pool. Feel free to use the lovely herbs in our herb garden when you cook your meals or use the BBQ.

The village of Perast is lovely and is considered to be the jewel in the crown of the Boka Bay. The choice of restaurants is excellent and the combination of local delicatessens and international menus means there is something for every wallet and every taste. Only 15 minutes away is the beautiful medieval town of Kotor. It offers a wide range of restaurants, shops and museums and it often described as "Little Dubrovnik" because of the white stone houses and piazzas.

The area around Boka Bay has loads to offer! There are fantastic hiking trails, beautiful pebble beaches, water sports and interesting culture - and everything is very easy accessible and near to the lovely Lemon Tree House. We hope you shall enjoy it!

Perfect holiday

Our third year at the lemon tree didn't disappoint. The house, the views and the town were lovely.

Very hot weather so we didn't venture far but that wasn't a problem with the sea so near by for swimming.

Enjoyed eating out in the friendly restaurants in perast and also cooked BBQ s on the terrace taking full advantage of the stunning views.

Hope to be back soon

Awesome time in this beautiful village

Wonderful weather, lots of barbecues on the terrace, loads of bathing at the various nearby beaches, and some beautiful day trips onto the Lustica peninsular.

The house and the accompanying apartment are very comfortable, and plenty spacious for our two families and four children - they even have a paddling pool and outdoor shower.

Highly recommended!

Special interest holidays:

Birdwatching at Lake Skadar. Home to an extensive array of exotic species, the Balkan’s largest lake is one of Europe’s largest bird reserves. Declared a national park in 1983, Skadar attracts bird-life in its marshy wetlands.


In Perast, the Pirate bar has a small beach with loungers and cafe. Kayaks can be hired. 45 mins away is the un touched Lustica peninsular, with various beach options, both sandy beach and pebbles.

Budva is a popular day trip(45 mins by car), with a lovely old town and Riviera style beaches.

For some luxury, head to the Lido Mar at Porto Montenegro where a 20 Euro entrance fee gets you into an exclusive infinity style swimming pool. Worth the money.

Plenty of nice beach options in the area!


Tivat airport is only 30 mins drive away, but has limited flights to and from the UK.

Dubrovnik and its Cilipe airport is a 90 minute car journey away just across the Croatian border.

Podgorica, Montenegrin capital and airport, is also 90 minutes away, but avoids the border crossing which can be slow during mid-summer.

Transfers to the House can be arranged, if you don't want to hire a car.

Once in Perast, there is a good bus service and cheap taxis.


20 mins to the old town of Kotor. You will see the large cruise liners navigating up the bay to moor in Kotor for the day.

1 hour to the old capital of Cetinje. Good museums and a fascinating drive across the mountains!

1 hour to Lovcen National park. From Cetinje the road leads to Lovcen where the mausoleum of Petar 11 Petrovi Nejgos, a philosopher, writer and statesman, is built on the summit. This imposing mausoleum is well worth the drive (and climbing the steps!).

Budva 45 mins away.

Further Details:

Perast. Perast is a lovely village to walk around with many churches and lovely buildings. There is a Maritime Museum just down below the house on the sea-front road. There are many locals offering boat trips over to the small island off Perast, Lady of the Rocks. For keen swimmers it takes about 20 minutes to swim across from the Pirate bar! You can also hire Kayaks in the village.

Kotor Old Town. Kotor is over twenty centuries old. There are a number of churches to look at and the walls of the Kotor fortress are an excellent and impressive example of medieval fortification. It is possible to walk the length of these 4.5 km walls, ascending 1200 metres above the old city of Kotor.

Porto Montenegro, Tivat. A new development in Tivat which is well worth a visit. There are fashion shops, a spa, cafés and restaurants. You can also visit PuroBeach (LidoMar) which has 64 meter infinity pool and lounge bar.

Cetinje. The road to Cetinje, the old capital of Montenegro, is recommended for its stunning views of Kotor Bay (take some time to stop en route for photos) and also houses numerous museums including the King Nicolas Palace and the Monastery of Cetinje where a relic of St John the Baptist is kept.

Lovcen. From Cetinje the road leads to Lovcen where the mausoleum of Petar 11 Petrovi Nejgos, a philosopher, writer and statesman, is built on the summit. This imposing mausoleum is well worth the drive (and climbing the steps!) and on a clear day, you can see the coast of Italy.

Budva Old Town. A 45 minute drive will take you along the coastline to the old town of Budva which is an ideal lunch spot. Combine with a swim at the beach.
