Cottage in Spedalicchio, Umbertide, Umbria, Italy - Niccone Valley, 10 Minutes To Village
Situated on the hilltop with spectacular views, the house was once the school house for the children of the hillside. It was was completely refurbished in winter 2014/5 adding two bedrooms and a bathroom with a new ground floor area. Downstairs is the open plan kitchen, dining living room with kitchen area to the back and sitting room with sofas and easy chairs to the front. A staircase takes one upstairs where are the 4 bedrooms and 2 bathrooms. 2 bedrooms have double beds and 2 have 2 single beds each which can be made up as double beds as preferred. There is a veranda on the first floor wrapping round 2 sides of the house, that 2 of the 4 bedrooms open onto. Free wifi.
The swimming pool is on the terrace above, it measures 6x12m and has a deep end of 2.2m, there are internal steps. It is paved around and has shady pergola and sun loungers. The house is surrounded by trees, its altitude means it is never too hot at night and there is generally a breeze. To the front of the house are dining tables and chairs kept cool by the large shady trees. The washing machine is housed in the cantina next to the kitchen area.
It is an 8 minute drive to the valley and the the small village of Spedalicchio where there is a grocery store and a popular restaurant. 2 more excellent restaurants are within 15 minutes drive of the house. The small town of Umbertide is 20 minutes by car and has shops, supermarkets and a colourful weekly market of fruit and vegetables, clothes and household goods and there is a Saturday farmers market with local produce. Casa della Maestra is a great place to visit the towns of Umbria such as Perugia, Assisi, Gubbio, Todi and Orvieto, plus many more. The Tuscan towns of Cortona, Arezzo, Montepulciano, Siena and Florence are all within driving distance for a day trip.

About Emma Cordingley
I am the booking agent for the house, my name is Emma and I live nearby in the Niccone Valley, with my husband, two daughters and our cat and dog. We run a small rentals agency called Gorgacce Rentals, named after the first house my parents owned here which they bought in the 1980's. In those days before the internet they were very successful at renting their house to holiday-makers and their neighbours asked if they could rent their houses too and from this grew our rentals agency. Seeking a better life Martin and I (with our then one year old daughter, Isabel,) moved here in 1999 and have taken over most of the running of the rental business although my mum still keeps the accounts!

I have known Casa della Maestra and its owners for 30 years or so, the house has a great position, high above the Niccone Valley. If you want peace and quiet it is a great house, although secluded it is less than a 10 minute drive down to the Niccone Valley and the grocery store at Spedalicchio and the many restaurants in the Valley. Simply but tastefully furnished it is great value. In 2015 the house and pool area were completely refurbished.

A relaxing peaceful christmas
Exceptionally clean and warm when we arrived. Our party of 6 had a very pleasant stay over Christmas. The sun streamed through the windows and was warm enough for us to enjoy a pre-lunch drink outside most days. Lovely house, simple and comfortable. The views are terrific. Local restaurants very good and everyone friendly even with our poor Italian. A great place.

Superb spot for a quiet relaxing holiday.
Nice clean house in a superb location high up in the Umbrian hills. The views are amazing and sunsets from the rear patio area delightful. Swimming pool large and very clean - need to check daily to rescue lizards, frogs and newts that have accidentally fallen in and ended up in the overflow basket! Bird life good with woodpeckers and owls everywhere. Even saw a pine marten on the ruins across the "road"! During our week three vehicles actually drove down past the house on a track that's difficult to walk on! They never came back!
We would certainly recommend the wine tasting and meal with Martin - excellent value and a quality, very good priced meal!
The track up from Spedalicchio is fine if bumpy on the corners but the last 100 metres or so are another matter. Many family hire cars would bottom out on this and perhaps a recommendation to hire a 4x4 or crossover could be added to the information sheet that is sent out.
A couple of negative points that we feel were a bit poor considering the cost of the house:
1. We seem to have drawn the short straw on the Welcome Pack, having only received a bottle of water - no signs of the Prosecco that others claim to have received.
2. Virtually nothing useful left in the kitchen - pepper but no salt, and two dishwasher tablets - that's it!
3. No BBQ tools at all.
4. Half a toilet roll in one bathroom, no spares.
5. No parasol for the main table outside.
6. Pool net broken and hardly useable - needed frequently as the leaves are now falling constantly.
Otherwise we had a superb week, even with the wet and thundery last day.
There were no instructions about what to do when we left so we are leaving it as we found it with the keys in the same place.
Off now for a week further north on Tuscany.

I have spoken to Dora who looks after the property and unfortunately she had an emergency in the week up to your stay leading to her having to be away. This meant she had left the change over between guests in the hands of a less experienced niece, she agrees she hadn't adequately briefed her on what to leave in the welcome pack, this won't happen again. Also I do appreciate that to people not used to white roads it can seem difficult but we are regularl visitors to Casa della Maestra and always cope fine in our regular (non-4x4 car) as do the owners. Thanks again.
We had a fabulous holiday at Casa della Maestra. The road up to the house the first time is a scary drive, but it gets easier.
I was worried that the house, on first impressions, was a little small for a family of six, but we spent the whole week outside, and it was very comfortable when we were in.
The views are just indescribable - we watched a distant storm one evening- fabulous.
Swimming pool is huge and very welcoming.
Would have been useful to have a guest book to see where people went and what they thought. Saying that we went to Citta della Castillo which was a great day out.

For some people the country roads here can be quite a challenge as the area is quite hilly, but at least the road to Casa della Maestra is tarmac almost all the way, as you say once done it is not a problem again. Citta' di Castello is one of my favourite local places to visit, there is always something going on, great restaurants and a wonderful place to watch the passegiata.
Idyllic house in the hills of Umbria.
Cassa della Maestra is a beautiful former school house in wonderfully peaceful Umbrian countryside. The house was in easy reach of Perugia Airport and directions were accurate. The house was immaculate on our arrival and we were welcomed by chilled bottles of Proseco and water. The house sits high up in the hills, so has fantastic views across the surrounding valleys and is amazingly quiet. Our family of six was very comfortable in the house and the kids loved the large, spotless pool that wouldn't be out of place in a small hotel. All was kept in order by regular visits by the gardener and pool technician. Umbertide was 20 minutes away, with plentiful restaurants and supermarkets. We had visits to Perugia and Cortona, but really, everything required for a super-relaxed holiday was to be found at Cassa della Maestra and it was hard to drag ourselves away from the beautiful scenery and incredible tranquility of the place. Probably the nicest place we've ever stayed. We couldn't recommend it highly enough.

I AM IN LOVE WITH CASA DELLA MAESTRA
This cottage and property is so beautiful / charming / perfectly Italian in every way that this week felt like I was in a dream. Words don't do it justice!
The property is set at the very top of the hill, with views that stretch for miles and miles across the most picturesque Italian countryside. No other people or cars driving by, only the sounds of little crickets at night, and a sky filled with a universe of stars above.
The pool is a highlight. It's gorgeous and was such a nice way to greet the day while waiting for our friends to awake, just taking dips in break up the hot summer sun. The pool is set up above the property so you can see the same endless views even while swimming.
Finally, the house was very clean, bright, and beautiful. The downstairs is a big modern kitchen and living room, and then upstairs there are a bunch of big bedrooms. More than enough space for all of us.
We went on a bunch of trips the week we were here - to Perugia, wineries, Assisi - but always felt drawn back to escape the crowds and just enjoy this beautiful and serene spot. What a terrific vacation!

The lakeside beach at Tuoro sul Trasimeno is a 40 minute drive. it has ferries to the islands and other lake towns. Sunloungers, umbrellas and pedaloes for hire, trampolines and children's play equipment and restaurants and bars.
The nearest airport is Perugia (Ryanair) 45 minutes drive.
Florence is 2 hours.
Pisa and Rome are 3 hours.
The nearest village is Spedalicchio, 10 minutes drive (not suitable for walking), there is a small grocery shop and an excellent restaurant. 3 more great restaurants, one at a vineyard with regular wine-tastings are within another 5-10 minutes drive. The market town of Umbertide is 20 minutes, it has shops, supermarkets, a lively weekly market, pizzerias, restaurants. For day trips: The Umbria: Perugia, Assisi, Gubbio, Montone, Todi and Orvieto. Tuscany: Cortona, Siena, Montepulciano and Pienza.
Located just inside Umbria on the border of Tuscany and Umbria, Casa della Maestra is a great place to relax and to see the towns of Umbria and southern Tuscany. The Niccone Valley is very beautiful, with steep hillside dotted with vineyards and olive groves, stone houses and castles, some inhabited, some ruined. The Tuscan jewel of Cortona, a walled hilltop town with roots to Etruscan times is within an hours drive, it is a wonderful place to spend a day or an evening sitting in the historic piazza with a drink. Lake Trasimeno with its islands and beaches is a beautiful place and has something very everyone. The Umbrian towns of Perugia, Assisi and Gubbio are with an hour and all worth visiting. A little further are Todi and Orvieto. In Tuscany it is possible to visit Florence for the day, Siena is just over an hour's drive, Montepulciano and the towns of the Val d'Orcia and Chianti can be visited for day trips.
