About the property

These four star rated apartments have been sympathetically renovated from 3 old stone farmhouses dating back more than 150 years, to provide comfortable accommodation with all modern amenities. The 5 apartments are grouped around a large communal terrace complete with stone built barbeque area, and a communal swimming pool with sunbathing area.

In an elevated position on the edge of the village of Bogdasici, in the hills above Tivat, the area is quiet and secluded, surrounded by nature with far reaching views of both the sea and mountains, yet easily accessible. The nearest beach is just 2km away, and a 5 minute drive takes you to the town of Tivat, made famous by the super-yacht marina porto Montenegro.

Each of the five, 2 bedroom 2 bathroom apartments, sleeping up to 4 guests (5 in the Valley apartment), has been specially designed to offer private entrances and private outside space, complete with fully fitted open plan kitchens, air conditioning and ample storage space whilst making the most of the stunning views.

Apartments can be rented individually or in groups to provide accommodation for 4, 8, 12,,16 or 20/21 guests. Guests can choose from the Orchard, Downstairs Barn, Upstairs Barn or Valley Apartments, or the Duplex House, each offering different benefits and features.

The Orchard Apartment

The Orchard apartment takes its name from the delightful private orchard with a variety of fruit trees to the rear of the apartment. The orchard has a table and chairs plus a couple of sunbeds. At the front of the apartment is a spacious roof terrace with great views. The modern kitchen includes full size hob and oven, built in large fridge freezer, washing machine and dishwasher, and a dining and seating area complete with cable TV, internet and a Dvd player with a selection of films.

The Upstairs Barn

The Upstairs Barn has a sunny terrace overlooking the pool and with some of the best sea views on the property. A fully equipped kitchen is open plan to the living/dining room, complete with cable TV, internet and a dvd player with a selection of films for guests to use.The En-suite master bedroom features a King size bed and great valley side views. The twin room has an adjacent bathroom. Both bedrooms have fans to supplement the air conditioning in the living area.

The Downstairs Barn

The downstairs barn features an enormous terrace around 3 sides, offering sun or shade as required with table and chairs for dining and a couple of sunbeds for relaxing. The modern kitchen includes full size hob and oven, built in large fridge freezer, washing machine and dishwasher, and a dining and seating area complete with cable TV, internet and Dvd player with a selection of films.Both bedrooms have original stone feature walls. The double room has stunning views of the valley and an en suite bathroom. The twin bedded room has an adjacent bathroom. Both bedrooms have fans to supplement the air conditioning in the living area.

The House

The House is an upside-down house offering 2 bedrooms and a bathroom on the ground floor, with a private, secluded terrace off the master bedroom with table and chairs for breakfast overlooking the olive grove. Upstairs there is an open plan kitchen and living/dining area, roof terrace and 2nd bathroom. The living area has cable TV, internet and Dvd player with a selection of films.The kitchen is fully equipped with full size oven, hob, fridge freezer and dishwasher, and there is a useful laundry area complete with washing machine on the lower floor.

The air conditioning unit is on the upper floor and each bedroom has fans if needed for extra comfort.

Valley Apartment

The Valley apartment has two bedrooms, one double with en suite and a twin with a second bathroom. A sofa bed in the living area allows a fifth guest to be accommodated.

The modern kitchen includes full size hob and oven, built in large fridge freezer, washing machine and dishwasher, and a dining and seating area complete with cable TV, internet and a Dvd player with a selection of films.

The large terrace overlooking the beautiful valley has plenty of room for private dining or sunbathing. Table, chairs and sunbeds are provided on the terrace for use of this apartment.

All apartments have Air conditioning and WIFI access, and a cot and high chair are available on request.

Just a 10 minute drive from Tivat airport where Easyjet fly direct from Manchester and Gatwick twice a week from March to October.

About The Owner

We love Montenegro, both its physical beauty and the warmth and hospitality of its people. We have invested a lot of time and effort to ensuring Palmagora fits in with the locality. We built in stone, and have tried to continue the natural theme on the inside. The kitchens are wood, with granite work tops, the floors are tiled and we have used natural materials wherever possible. We have tried to combine the old with the new, in terms of modern cookers, fridge/freezers, air-con, without detracting from the local beauty. We have done everything we can to help you enjoy your stay with us.

The Owner purchased this apartment in 2005

Why The Owner chose Mrčevac

If you want a peaceful location in a beautiful situation but to be within a short drive of Tivat and Kotor then this is the place for you.Tivat is the home of the super yacht marina Porto Montenegro, whilst Kotor is a UNESCO world heritage site walled town. Both have a wide variety of bars and restaurants. Kotor hosts a variety of festivals over the year including music and dance, all worth a visit.

There are a wealth of activities in the area- walking, sailing, cycling, fishing, sightseeing or just relaxing on the beach. The new water park opened near Budva is a great place for the whole family.

All apartments have their own private balcony or terrace if you want privacy, or you can sit on the communal terrace overlooking the pool, chatting to other guests.

We have installed cable tv and internet in each apartment if you want to keep in touch from your country idyll.

Special interest holidays:

Many special activities including tours, boat hire, diving, kayaking, mountain walks, cycling and more are available in the local area.

We have a local guide who speaks fluent English and Italian and can provide guided cultural tours of the Kotor area or guided walks of the beautiful area around the Kotor Fjord, Boka Bay, Lusticia or the Lovcen National Park. Within the Lovcen Park is highest mausoleum in the world dedicated to the ruler Peter II, a bishop and writer. A trip to Cetinje - the old Royal Capital is another favourite. The road there has 25 hairpin bends - don't worry we can arrange the transport so that you can enjoy the breath-taking views of Boka Bay and Budva.

She can also arrange transport via car or minibus to areas of interest or the start of the walks.

Trips to the ornithological paradise Lake Skadar with optional tasting of special local delicacies are also possible.

Coast/Beach:

The area around Tivat, 5-10 mins drive has many beaches of pebble and sand, most with a bar/restaurant and their own character, including the luxurious Porto Montenegro Beach club. Lustica Peninsula has many beaches including the blue flag Plavi Horizonti. Jaz beach, c. 20 mins drive has a long sand/pebble beach with many bars/restaurants and amenities.

Other beaches and swimming areas can be found around the spectacular Kotor Fjord (10 mins) and the beach resort of Budva (30 mins)

Travel:

Tivat Airport, just 10 minutes drive away, is served by a variety of airlines including Easyjet,Montenegro Airlines, S7, Norwegian and Transaero

Dubrovnik airport in Croatia is approximately 1 ½ hours drive, served by BA, Easyjet, Norwegian, Monarch, Jet2, Croatia Airlines, Lufthansa & more.

We have a special deal with a car hire company in Dubrovnik who offer our guests a 20% discount.

Podgorica Airport, also around 1½ hours drive has Ryanair flights to Stansted.

Distances:

Tivat - 10 mins drive. Kotor and the Kotor Fjord - 10 mins drive. Budva - About 30 minutes by car. Cetinje - Approximately 50km. Lovcen National Park - Approximately 40km.

Further Details:

The local village has a couple of shops for basic provisions, a great fruit and vegetable shop offering local produce, and a nice local bbq restaurant in summer. 5-10 minutes drive away are a variety of larger supermarkets, well stocked with international brands and deli counters. Tivat is the nearest town with many shops, bars and restaurants, banks etc. and the exclusive Porto Montenegro marina with some fantastic 5* restaurants

We booked 2 apartments for a 2 week stay with our family from the USA and had the most wonderful time. The communications before we arrived and directions to get to the apartment were brilliant and enable our holiday to star off as we wished to continue. We were met by a lovely couple who manage the property onsite, who advised us of everything we needed to know and were there to help if we needed them. The apartments are are perfect for a great vacation. It had all that we needed. It really did feel home from home and we would not hesitate to recommend it or stay there again. The view over the rolling hills was breath taking and the pool fab for cooling down or for the kids to play in. The new super yacht port in Tivat was fab to explore and so was the surrounding areas such as Kotor bay, Lovcen Park, Herci Novi and Budva, all brilliant beaches and interesting towns to discover & Explore. The area around the apartment is great for hill walking and has a fab local resturant which does take out to. Can't wait to go back, thank you for a fab holiday.
