Primrose Cottage is a newly refurbished and extended (2013) thatched cottage with two inglenook fireplaces in Galmpton, Hope Cove, 12 minutes’ walk from the sea and South West Coastal Path in an area of outstanding natural beauty. A 1650 Grade 2 listed thatched cottage has been sensitively extended to create, from a former piggery, a specialist architect designed steel, stone and glass construction, linked to the original old part of the cottage, and containing a modern fully equipped kitchen, with a light and airy feel and under floor heating. The cottage has a double bedroom and a twin bedroom. There is a shower room downstairs, with WC and hand basin and a bathroom with bath, WC and hand basin upstairs. Free Wi-Fi is available. Salcombe and Kingsbridge are each 10-15 minutes drive away and there are 4 golf courses within easy reach.

The cottage is situated next to the church in the pretty South Hams village of Galmpton, half a mile's walk to the sea at Hope Cove. Hope Cove is an attractive fishing village, with two sandy beaches, a pub, several restaurants and a village store. Inner Hope is a picturesque hamlet of thatched cottages. Hope Cove gives direct access to the dramatic South West Coastal path in both directions. The small towns of Salcombe and Kingsbridge with their attractive estuary settings are both only 10 minutes drive away. The South Hams is the southernmost part of Devon, a beautiful area of patchwork fields, rolling hills, narrow lanes, picturesque villages and pubs, and spectacular estuaries and coastline. The word Hams comes from the Olde English "hammes" meaning a sheltered place and this is an apt description. The climate is mild and sub-tropical plants flourish. Dartmoor lies 40 minutes drive to the north.

The owners, a married couple, a chartered accountant and former science teacher, are directors of a process improvement consulting company.

Primrose Cottage, a 17th century thatched cottage near Salcombe in South Devon, UK (Owners Direct ref: E13319) has been owned since 2001. We spend several visits each year walking round the South Devon Coastal path and visiting the villages and resorts in The South Hams.

We have also owned a ski apartment, at 1575m height in Les Trois Vallees, France (Owners Direct ref: FR20590) since 2007. We spend several weeks in Le Bettaix skiing and walking in the mountains. We seek to defray costs whilst allowing guests to enjoy winter and summer in a peaceful hamlet by Le Doron river.

Why Colm Doran chose South Hams

We love coming to The South Hams, several times a year, to enjoy walking on the South West coastal path, to visit the cafes and restaurants of Salcombe, Dartmouth, Kingsbridge and Noss Mayo and to play links golf at Thurlestone. Sometimes we just walk 12 minutes down to the Hope & Anchor pub in Hope Cove for a drink or a meal.

What makes this cottage unique

In summer, when not walking or otherwise out, we eat outside in the garden and listen to the sounds of the cows and sheep.

In winter we also walk, then sit by the fire with a drink and a meal at The Hope and Anchor or watch the waves crashing against the cliffs and harbour wall in Hope Cove. The cottage has a modern glass box kitchen connected to the 350 year old thatched cottage so modern amenities are at hand for guests.

Only here 3 months ago. Its just a lovely place to hole up and unwind, walk on the beach then back to the cottage and a roaring fire. Will definitely be back, probably in the winter. Went to Thurlestone, Hope Cove, Dartmouth. Blackpool Sands is a beautiful beach. Claire & Andy, Stratford.

Lovely cottage. Plenty of beaches. Beautiful view from garden. Ideal family holiday. Gloucester family of four.

Arrived feeling "citified", left feeling relaxed, chilled, brown and dusted with sand. We visited Burgh Island with its fabulous beach, and Salcombe with its great butchers and fishmongers. It's been great having a bath. Nicole & Richard & kids, Sutton Coldfield.

Notes on accommodation: Primrose Cottage is a 360 year old Grade II listed thatched Cottage, situated half a mile from the sea in the pretty South Hams village of Galmpton, near Hope Cove, Devon. The cottage has been rented out by the owners since 2001 with many repeat stays. It was extended in 2013 to convert a former piggery to a modern kitchen with under floor heating, built in glass, steel and Devon stone, providing a light airy feel. The cottage itself was built around 1650 and is situated next to Galmpton church, with a raised SW facing garden which overlooks fields and has sea glimpses. Outside: Garden: The large south west facing garden benefits from all-day sun. The kitchen opens directly onto the garden via a paved area. The garden has extensive views over fields and to the sea and Bolt Tail's cliffs. The garden is laid mainly to lawn, with cottage flowers and is fully enclosed by hedging and a white picket fence. On the lawn is a paved area with a wooden picnic table and garden bench which are positioned to enjoy the garden's views. Additional garden furniture is kept in a garden store. At the front of the property, by the stable door, is a further garden bench. Utility Room: Newly constructed kitchen has washing machine and tumble dryer, ironing board and vacuum cleaner in easy access cupboard Cleaning / Towels / Linen / Maid service: Cleaning Towels, linen and electricity are included (600kw). High chair and cot can be arranged in advance by the housekeeper for a small fee. The cottage should be left in a good clean condition, or a small surcharge may be deducted from the deposit. Other: Parking bay for one car. A second car can be parked in village hall car park 70 yards from the cottage

A fabulous weekend at Primrose Cottage

We spent a long weekend in this super property. Primrose Cottage is a beautiful property, spotlessly clean and extremely well equipped and maintained. While offering all the comforts and mod cons we come to expect, the Cottage manages to maintain its character. Very well located close to Hope Cove, there is also easy access to most of the major attractions of South Devon. To round things off we had an April weekend when the weather decided it must be summer, so all in all a splendid stay. All communication with the owner was fast, friendly and efficient and we were provided with lots of local information to help us plan ahead.

If you want quality accommodation in an amazing location then this is the place to go . We had a perfect long weekend & cant recommend this cottage highly enough . Old world charm with a fantastic modern kitchen & superb views. Will definitely return & dealing with the owner Colm was an absolute pleasure. Always responded to enquiries quickly . A beautiful character cottage with a modern twist

We had a lovely time in this beautiful cottage. From the moment we arrived with our daughter and her partner, we were excited just looking at the cottage from the outside and this excitement continued once inside. Located in a fabulous part of the Devon we had a wonderful time and the storms over the weekend, made coastal walking even more exciting and it was so nice being away from the city and work.

Perfect holiday cottage by the sea.

We have just enjoyed a great few days at Primrose Cottage. Very cosy, well equipped, comfortable and clean. A great mix of old cottage with modern kitchen and bathroom. The bedding was so comfortable and the cottage lovely and warm. Just 10 mins walk to the beach which was a perfect mix of sand, rock pools and smugglers caves! Great meals in the pub and tea stops in the cafe. Lovely art gallery and fishing boats in the harbour. The coastal walks are spectacular and a walk to nearly thurlestone to the tiny beach cafe was super. We will definitely be planning a return visit to this cottage, perfect location and most welcoming. The owners have refurbished to a high standard and communication has been excellent. Lots of up to date information in the cottage about nearby places to visit and eat.

Great Cottage, Great Location

We stayed in Primrose Cottage for a week in September with our 4 month old son. The cottage is as gorgeous as it looks in the photos and is ideally located for exploring the beautiful South Devon area.

The cottage itself is clean, comfortable, well equipped and beautifully decorated. The kitchen extension is a masterpiece in my opinion and is flooded with light. We had parents stay for some of the week and it was plenty big enough for 4 adults and a baby.

The lovely Hope Cove is a short walk away down a single track road. We had a good lunch at the cafe there and a drink in the pub. The shop sells the essentials and most importantly Salcombe dairy ice cream!

There is so much to see and do in the area, and the cottage is a good base from which to do so. We particularly enjoyed the South Devon Steam Railway and lunch at the Oyster Shack - go via the Tidal Road at low tide for an extra treat!

Overall we had a fantastic holiday and would definitely stay at Primrose Cottage again.

There are three sandy beaches within easy walking distance from the cottage.

Hope Cove, a 12 minute downhill walk, has a children's beach at Mouthwell, right by the newly refurbished Hope and Anchor pub and Beachcomber beach café.

Hope Cove also features a sheltered beach, where sailing dinghies are kept, and a harbour wall.

South Milton Sands, with its National Trust car park and The Beach House café is about 30 minutes walk from our cottage.


Galmpton is 35 minutes drive from the exit off the A38 "Devon Expressway" accessible from the M5 motorway. A car is useful to allow guests to visit the many beautiful locations in this area of outstanding beauty.


The nearest village, Hope Cove, by the sea, is 12 minutes walk and has a general store, post office, church, a pub and restaurants.

There is a garage with small supermarket attached in Malborough, 2 miles away.

The larger towns of Salcombe and Kingsbridge, which has several supermarkets, are both 10-15 minutes drive away.

Booking Notes:
Guests may secure the property by contacting the owner to confirm availability. A £300 deposit will be requested and guests will be invited to review a rental agreement. The Owners Direct web quote system generates automatic nightly rates by averaging the quoted 7 day price. Enquirers are asked to ignore these automatic averages and simply contact the owners with the dates requested. A price will be advised by return for the number of days requested which may not match the Owners Direct automatic average system. Shorter stays generate more than one cleaning visit per week which is reflected in the prices quoted by the owners when an enquiry is made.
8 weeks prior to holiday date the balance of the rental will become due. The owners will issue a reminder at that point.

Changeover Day:
In season, May - October, changeover day is usually on Saturdays.
Outside high season guests may enquire about a 3 day or a 4 day stay. Other lengths of stay may also be considered outside high season.

Notes on prices:
Prices are typically for a 7 day stay in high season, and for 3 or 4 day stays in other periods. Please contact the owners if you have particular requirements so we can discuss and try to accommodate your needs.

A £300 deposit is payable to secure the reservation. The balance is payable 8 weeks prior to arrival. A refundable security deposit is also required, repayable with 7 days after the end of the guests' visit
