A luxury 1 bedroom cottage,refurbished and regularly upgraded, in the grounds of Rough Close House, separated from the main house by a court yard. Accommodation is for 2 adults only. There is ample, easy parking. Visitors are welcome to enjoy the gardens and may also spot the Ospreys which have been visiting Esthwaite Water over the last four years. Their nest can be seen from the Coppice lounge, they usually stay between early April and the end of August. We hope they visit again in 2018. The property is ideally placed for activities ranging from walking, mountain biking, fishing, or sight-seeing. Whichever you choose we hope you will enjoy your stay at the Coppice.

About Gill & Geoff Barton
Gill and Geoff Barton are the new owners of Rough Close House and Coppice. Having recently retired, we are excited to be able to live in the heart of the Lake District in a beautiful location. We have worked in the area for over 30 years and have a background in sport and outdoor pursuits, so we know how to enjoy it and where to go, even pubs and coffee shops!

Why Gill & Geoff Barton chose South Lakeland District
Knowing the Lake District very well we looked over the whole of the area before choosing Rough Close because of it's fantastic setting between Grizedale forest and Esthwaite Water. It is a beautiful location in any weather and at any time of year.
What makes this Cottage unique
It is quiet and picturesque, yet very close Hawkshead and central to some of the Lake Districts' finest and most famous visitor attractions. The Coppice has been luxuriously updated and will certainly help you to make the best of your stay in the Lake District.

Lovely walks. Course fishing not brilliant - water still too cold! Lovely places to eat in Hawkshead. Owners of the property - lovely people, very helpful and genuine.
Beautiful cottage, even nice than it looks in the photos
What a lovely cottage this is! Spotlessly clean, warm, cosy and comfortable. More spacious than it looks in the photos and excellent value for money. Gill and Geoff were very nice and the mini bottle of Prosecco & beer were appreciated. We were surprised not to find any tea bags though! A very minor thing but would advise guests to take their own in they fancy a brew on arrival.
Comfortable, equipped to a high standard
We had a lovely couple of nights in this spacious, comfy cottage. Everything you need to have a great break is on hand, and the hosts are helpful but not intrusive. Would definitely stay here again.
An absolutely wonderful cottage. The Coppice simultaneously manages to feel like home whilst making you feel you are getting away from everything, and feel like your own secluded getaway whilst being in the heart of so much to see and do. The cottage is of such a high standard and is so relaxing and comfortable, it really doesn't seem or feel like holiday accommodation. Geoff and Gill were great hosts, genuinely welcoming, friendly and helpful. Special touches like home baking waiting on arrival, a basket of treats to enjoy and fresh flowers added to the feeling of care. Will definitely try to go back.

The Coppice is 1.8km from the picturesque village of Hawkshead. Hilltop the home of Beatrix Potter is across the lake at near Sawrey. 10 kilometres away is Brantwood the home of John Ruskin overlooking Coniston Water. The forest of Grizedale is nearby, the visitor centre with the Go Ape treetop adventure is ten minutes drive or 45 mins walk from the Coppice. All the cycle trails are accessible from the Coppice or the visitor centre. Ambleside, Grasmere and Windermere are all within 20 mins drive.
Facilities in Hawkshead include 4 pubs, newsagent, chemist and Co-operative grocers. There are also several specialist shops such as Hawkshead Relish, the Honeypot delicatessen and Hawkshead clothing, a bookshop and gift shops of quality. Fishing. Esthwaite water is stocked with trout and there are facilities to hire small boats for fishing. This can also be done from certain parts of the shoreline.
