Farmhouse in Fontignano, Perugia, Umbria, Italy

The Villa is a luxurious two story 300 year old stone farmhouse, with a separate self contained annexe, situated on a hillside outside the village of Fontignano to the south of Lake Trasimeno. The property was recently restored to a high standard, with terracotta floor tiling and old oak beams throughout. It stands some 1200 feet above sea level with spectacular views to the south and west. On a clear day the peak of Monte Amiata, the highest mountain in Tuscany, is visible on the horizon. The rental includes 2 hour daily maid service. The property is set in about 5 acres of olive groves and oak trees, with landscaped, terraced gardens. The patio outside the sitting room is shaded by an old almond tree and a pergola with climbing vines and passion flowers. A stepped, gravel path with a traditional chestnut handrail/fence leads down to a 11 by 6 metre pool, similarly fenced. There is accommodation for 14 people (plus two infants - cots provided) in four double bedrooms and one twin, one with 1 set of bunk beds and single bed. There are five bathrooms, four of which are en suite, and one ensuite WC. Please note that the owner does not wish to exceed 6 children. the maximum number of adults is 10. total party number not to exceed 14.

About Emma Cordingley

I am the booking agent for L'Antica Sorgente, my name is Emma and I live in the Niccone Valley, Umbria, with my husband, two daughters and our cat and dog. We run a small rentals agency called Gorgacce Rentals, named after the first house my parents owned here which they bought in the 1980's. In those days before the internet they were very successful at renting their house to holiday-makers and their neighbours asked if they could rent their houses too and from this grew our rentals agency. Seeking a better life Martin and I (with our then one year old daughter, Isabel,) moved here in 1999 and have taken over most of the running of the rental business although my mum still keeps the accounts!

Why I don't take payment through this website:

I have been renting houses in the area of Italy in which I live for more than 25 years, using my own website at Gorgacce Rentals and many other listing websites such as Trpadvisor, etc. I have been renting on Owners Direct/HomeAway/VRBO/Homelidays/Arbitrel (all now owned by Expedia) since these websites existed. In 2016 they fell under the umbrella of Expedia and there have been big changes since. Although I still pay them handsomely to list all my houses on their website, they now also charge a "service fee" to all guests. For each booking paid for through their website they also take a 3% surcharge from my rental. In order for me to keep prices down I take my own payments; bank transfer, credit card or UK cheque to my UK registered company. Please feel free to phone me if you want to discuss this or any other matter related to the rental.

The owner:

I fell in love with Italy and Umbria as a student when learning Italian at the "University for Foreigners" in Perugia, and always felt that I wanted to end up with a home nearby. When I retired I found a 300 year old abandoned farmhouse in an idyllic position on a hillside in the country 22kms from Perugia and bought it some years ago. It took me three years to restore.

Why Emma Cordingley chose Perugia area

The property is in an elevated position on a hillside about 365 metres (1200ft) above sea level and 750 metres out of the village of Fontignano, where the Renaissance painter Perugino died and is buried. It is a stone's throw from the remains of Fontignano's medieval castle - a romantic and peaceful setting. Thus, although tranquil and completely secluded, with panoramic views for miles over the Umbrian countryside, it is not remote.

Umbria is known as the "green heart of Italy" and visitors to my house will understand why. As part of the restoration work I had the road leading up the hill to the house re-paved (tarmac) so that access by car is easy.

As booking agents who live nearby we want all our guests to enjoy their stay at L'Antica Sorgente. You can book knowing that we are on hand to deal with problems that may arise during your stay, we are always available by phone, text, WhatsApp and by email. We have decided not to use Owners Direct online booking service so that we do not have to pass on their processing fee to our guests. We have also been made aware that Owners Direct can be very slow at responding to problems with payments and return of security deposits.

What makes this farmhouse unique

Apart from the beautiful position, a feature of the property in summer is the swimming pool which is 11mts by 6mts (about 36 by 20 feet).

For those with children there is a well known water park in nearby Tavernelle with slides etc, said to be the largest in Umbria.

The house has WiFi and satellite TV.

Ryanair now offer flights from Stansted to Perugia every day in summer. The airport is only 32 kms away - a short journey.

The rental price includes 2 hours per day by my cleaner, who can often babysit and also cook by separate arrangement.

Even better than the pictures!

My family of 10 stayed here for two weeks and loved, loved, loved it. The pictures really can’t do it justice, because there is a three dimensional luxuriousness about the settling that just can’t be captured. The setting on a hill, overlooking rolling hills of Umbria, with western, sunset exposure from the terrace is incredible. We had all our meals on the large table on the terrace, under the canopy of vines. Dinners, with golden sunset light shining on us. There was a beautiful flowering luscious vine covering the front door that was so strongly scented you could smell it everywhere. The pool was immaculately kept and refreshing, but not too cold, even at the end of May. Almost every day, Adriano, the groundskeeper, would check in, speak in friendly and very patient Italian, and deal with our garbage (which was substantial for a group of 10). The bedrooms in the main house are generous and beautiful, each with it’s own bathroom. The outbuilding rooms are a little more rustic, but fine. Being on the hill, we had lovely breezes to cool down the hot days, and sounds of birds were lovely. We felt like we had dropped into a movie about the ultimate Italian vacation. I can’t recommend this villa enough, if you are looking for the perfect family vacation.

An Italian gem

Celebrating my mother's 80th birthday at this wonderful house with a large family party was absolutely brilliant for all the family. We loved the house which is comfortable, well furnished and equipped and the surrounding area is particularly beautiful. In May it was full of wildflowers and we had several walks from the house. We would definitely return given the opportunity.

We had a lovely week with great friends, at Nigel's Farmhouse in mid-August last year. The farmhouse is set in high up on a hill with stunning views of the Umbrian countryside, which were all the more spectacular at sunset, as we enjoyed an aperitif or two. The farmhouse has been beautifully restored and is well appointed, as described accurately on the website, with plenty of space for two families. Having the luxury of the housekeeper, meant that it did feel truly like a holiday, and we did use her for babysitting in the evening, so that we could enjoy a couple of Nigel's recommendations for dinner. The pool was refreshing and many a happy hour was spent there by the children. The farmhouse is well situated, while feeling off the beaten track, is close enough to good amenities and things to do. There is plenty to do for all ages, but as we had young children (ranging from 4 - 9) it was the Water Park that was particularly popular. I hope that we may come back, and would not hesitate in recommending staying here.

Wonderfully located Umbrian farmhouse

Having stayed here with family and friends in early October, I would highly recommend this handsomely restored farmhouse. The house is beautifully furnished and well equipped, and the views from the terrace across the serene Umbrian countryside are superb. The perfect spot for sundowners after long walks in the surrounding hills.

Great!

We spend the last three summers in this fabulous farmhouse. The house is of a very high standard and is maintained very well (housekeeping, gardener, poolboy). The location is perfectly suitable for families with children < 12 and the nearby borgo`s, villages and countryside do offer all the Italian essentials without the mass tourism.

Fontignano village is 3/4 of a kilometre down the hill where there is a bar and supermarket. Tavernelle, a larger town, with better shopping is about 6kms away.

Further Details:

Supermarkets/Restaurants: there are four larger supermarkets in Tavernelle of which two are open on Sunday mornings. There is also a good chemist in Tavernelle and a number of plain roadside restaurants of which the best is "Il Salt'in Bocca" (tel: 075 832 463).

On the road towards Perugia the "Casina Rossa" (tel: 075 514 9524) is good value.

Panicale is a very pretty hilltop town some 15kms away where there are two good restaurants - Masolino (tel: 075 837151) and Lillo Tattini (tel:075 823 7771)

Off the road to Magione at San Savino there is a very good fish restaurant "Ristorante da Massimo" (tel: 075 847 6094)

Just outside Tavernelle on the turning towards Panicale there is a public "Water Sports" complex with pools, slides etc for the young which is very popular with young children

Further water sports/boat trips are available from Castiglione del Lago on Lake Trasimeno (21 kms).

Chianciano Terme in Tuscany (about 45 minutes) has a renowned thermal spa, and others exist at Sarteano and Montepulciano( also in Tuscany).

Perugia is 22 kms away and worth visiting for it's renowned historic centre.

Day trips to the historic and artistic Orvieto (55km), Assisi (40km) and Todi (40km) all under 1 hour.

Deruta, famous for its pottery is also under 1 hour away.
