3 bedrooms, one used as piano/laundry/baby room. Recent furniture from John Lewis, Ikea and Ercol. 2012 carpet, wood flooring and mattresses. Stored hot water and full CH fired by 2013 condensing boiler. House, built in 1998, comprises 72 sq m. All doors and windows are double glazed. Pleasant, south facing, fully enclosed back garden. Peaceful location on edge of estate, off Bell St, the oldest settlement in Swanage. Unlimited Wi Fi, landline phone(incoming and chargeable outgoing). Bed linen and towel hiring facility or bring own. Duvets, mattress protectors and pillows provided. Town centre and beach within 18 minute downhill walk. Local shops, pubs and fast food are within 6 minutes. Ample parking and detached garage for extra storage of bikes etc. 40" Smart FS Panasonic TV with free-view HD. DVD player and digital Hi-Fi.

About ian robertson

I am a retired civil servant, my wife is German and we have three grown up children. Our own home is in Chandler's Ford, Hants, a 75 minute drive from Swanage. We have a house manager to clean the house after each tenancy and to deal with any matters requiring immediate action (including the hiring out of bed linen and towels.)

We love the Isle of Purbeck for its scenery, cliff walks and pleasant, easy going people, many of whom have come to live there from other parts of the UK.

What makes this house unique

A particularly pleasant feature is its south facing garden. Hedging screens it partially from the overview of houses at the top of the Close (this marks the boundary of the estate - the open fields beyond are visible from the upstairs).

Notes on accommodation: One well trained dog is permitted provided it does not go upstairs or on furniture. There is an additional charge of £30. All mess must be cleared at once and disposed of hygienically. THE HOUSE INTERIOR IS A STRICT NO SMOKING ZONE. Outside: The front is open plan with parking for one car to the right of the porch, otherwise ample on road parking is available. To the back of the garden is a garage with parking for one car in front. Back garden is 5.3m x 14m laid to lawn and patio. Barbecue and fixed wall awning, 3.5m x 2m. Table and 4 chairs. Clothes line. Trees and shrubs. Water butt. Hose and outside tap. Raised arbour with timber clad floor and seat. Gate to garage and rear parking area. Utility Room: Upstairs utility room with drying frame and ironing board. Easy chair. Black out blind and curtains. Graco travel cot and high chair. Cleaning / Towels / Linen / Maid service: Visitors may take their own bed linen and towels, or hire from the local house managers, Andrew and Anja Fleming (01929 422479 or 077862 33745), duvets , pillows and mattress protectors are provided. Other: Dining room off living room. Table and four chairs. Corner cupboard. Patio door to outside. Curtains.

Home from Home

A welcoming bolt hole for our adventures in and around Swanage. A good size for us and our two children, with everything that we needed. The children loved the house and it had a lovely homely feeling to it. Great communication throughout and at a very reasonable price.

Fantastic family holiday

Fantastic stay at this modern and clean family friendly property ten minutes from the wonderful National Trust coastline at Studland. Lots to do in the local area to keep the children busy followed by restful evenings in the house. Many thanks Ian.

Great holiday house

This house is very well equipped, very clean, warm and welcoming. Everything has instructions so easy to use. Is a good 20 mins walk from the sea and town centre and longer uphill return journey, although the bus stops at the end of the road and runs every 30 mins from the bus station in Swanage. Many interesting places to visit in the locality. The house has steps up to the front door and there is no downstairs toilet, so may not be suitable for anybody with mobility difficulties. We had a great stay and really enjoyed Swanage and the surrounding area. Ian, the owner, was very helpful, texting us when the house was ready on our day of arrival. Thank you Ian would definitely recommend this holiday house.

Very cosy, comfortable accommodation

The house was cold on arrival but turning the thermostat to 20C quickly got it up to a very comfortable temperature. The house must be well insulated as it retains heat remarkably well, such that the radiators were rarely hot. During the day we didn't even feel the need to have the heating on, though it was mild weather.

The seating in the lounge is very comfortable and due to poor weather we spent a lot more time there than we would have wished. However, we were well entertained by the large TV, stereo system and Internet, the latter fast and working well. The kitchen is compact but everything one could want is provided.

The double bed is rather small (as is the bedroom) but comfortable enough. The shower was pleasantly hot but the flow was a bit weak.

We managed 2 good walks and 2 excellent dinners at the Globe and the Black Swan. We also enjoyed a trip to Corfe Castle on the Swanage Railway and a half day in Poole (on the reasonably priced Route 40 Purbeck Breezer bus).

The area is very pleasant and we would certainly recommend this accommodation as a base for exploring it.

Poole is 6 miles via the Sandbanks to Shell Bay chain ferry. Dorchester is 24 miles to the west and Wareham 8 miles to the north west. Corfe Castle is 4 miles.

Further Details:

Swanage has a population of 9,600 plus. Accordingly there is a good range of shops, restaurants and banks. A 10 minute walk from the house is the Swanage View Holiday Park with its gym and heated indoor pool. Public access is welcome on day membership terms. The town has a cosmopolitan feel with an international school, theatre, cinema and German coffee shop.

To make a booking, a 20% deposit is necessary. This is returned in full if the holiday is cancelled before 60 days of the commencement date. If less than 60 days notice is given, no refund is possible. The balance of the rental must be paid by 60 days of the holiday commencement date otherwise the booking is considered cancelled. The deposit must be sent in with a completed short application form. If the booking is made within 60 days of the start date, the full rental is due at once.
