One of 15 villas on the edge Souni a quiet village 15km west of Limassol. 45mins from Paphos airport and 75mins from Larnaca airport. Despite the peaceful location it is only 5mins drive from the islands main motorway. The villa has been built using local stone and wood to blend in with the beautiful rural setting. The local villages have a lot of British who have settled here and you will find the local shops and restaurants rely on these people for their custom, therefore you can get authentic Cypriot cuisine without paying tourist prices. That said, you can join the tourists on the beach or to explore the many archaeological sites, monasteries, wineries and delightful mountain villages which are only a short drive away. Only 20mins to downtown Limassol. When you have just spent the day chilling out by the pool you can then choose to prepare your own home cooked meal or barbecue and dine inside or outside with a glass of wine. Alternatively check out the local restaurants/tavernas.

Notes on accommodation: Welcoming family holiday home now available for holiday lets due to owners health issues. Serviced by a British couple who live in the same estate. Suitable for children of all ages with normal common sense regarding pool safety. Beach/pool towels provided (please keep separate). Satellite TV with UK channels, WiFi. Welcome packs can be pre ordered, just give us your list of essentials, then you pay our agent on arrival, at cost plus a 10 Euro charge. Outside: On site car parking. Mature landscaped garden with superb views to the coast and Akrotiri by day and the lights of the lower villages by night. Pergola for relief from the sun, own pool (8m X 4m depth 1m to 1.6m) very private. Range of outside lighting and under water pool light. Pool shower, sun beds and various inflatables for pool. Range of outdoor tables and seating for alfresco lounging/dining. Several outdoor power points (3 pin 240volt same as UK). 2 charcoal BBQ's with full range of utensils, S/Steel skewers and powered rotisserie. Orange, Lemon and Olive trees provide free fresh fruit when in season. The main garden/pool area is completely level and only a 30mm step into ground floor of the house. Utility Room: Not a utility room but an outside shed where we keep the pool inflatables and accessories for the BBQ's, mops and brushes etc. Cleaning / Towels / Linen / Maid service: The villa will be cleaned and have fresh towels/linen prior to your arrival. There will be spare clean towels/linen in the villa which you can change as you desire then wash these yourself in the machine, or our local agent can wash for you at extra cost.

A great villa, worth a visit.

We booked this Villa as a base for our family holiday. The owners were really helpful and friendly, answering questions that we had during the booking process.

The Villa was easy to locate using the information supplied by the owner.

Upon arrival we were greeted by Ed & Lily who manage the villa locally and had picked up some groceries for us which we paid them for directly (receipt supplied, no additional charges added for this service).

The Villa was exactly as described on the website, clean and very well equipped to meet the needs of all the family. I have rented similar properties in the area previously and have never found one as well equipped. Our Children really enjoyed the pool and the inflatables, as well as the well maintained gardens of the Villa.

The owner really had thought of everything to ensure that the Villa is like a home away from home. The Villa has an excellent selection of English TV, a BBQ, towels and sun loungers by the pool, a well equipped kitchen and so much more.

The owner also supplies a lot of useful information and recommendations about local places to visit to ensure that your stay in Cyprus starts well. I would recommend exploring too, we have been to Cyprus several times and seem to find hidden treasures every visit.

A car is essential due to the location. The development in Souni is perfectly placed for exploring the entire island within a couple of hours drive. The Troodos mountains are lovely and a visit to Omodos to sample some of the locally made wine is a must.

There are a couple of good beaches, a waterpark and archeological sites just a short drive away. Lenia's restaurant is excellent and just a few minutes away and there are a a few little supermarkets nearby in Episkopi and Erimi.

When we return to Cyprus, we will definitely stay here again.

Good Villa with easy access for touring

This Villa was in a good position for our requirements. A good base for touring the Island, not far from other large towns but far enough for that "quiet country" feel.

The Villa itself was in good order, light and bright, the rooms were of a very good size, ceiling fans kept us nice and cool, air con if required, the open plan nature of kitchen, dining and lounge areas ideal for our needs. Everything provided towels - bathroom and poolside, bedding duvets not used - 32deg, all things in the kitchen. Wi-Fi and telly with UK channels, The only criticism we have is the addition of blackout curtains in the bedrooms could be a real boon as daylight is quite early. (grandkids were up at four in the morning the first couple of days wanting to go in the pool!) The gardens were well kept with plenty of different seating areas, full sun or shade if required. The pool is a good size (which the grandchildren loved), This villa is non smoking ( although you can smoke outside) which means no nicotine-cigarette smell, being non smokers we appreciated this.

The surrounding area is quiet not much traffic noise, a couple of bar/restaurants close by, supermarkets, shops and bars five to ten minute drive.

Info on local attractions, shops and touristy things were in a folder provided to give a glimpse of what to do.

We enjoyed our stay here and would definitely recommend it others. Will really consider using again ourselves

in the future.

The instructions supplied from Paphos airport to the villa were really clear and helpful, more so for us arriving in the dark at midnight.

Overall the Villa contributed greatly to a really good family holiday in Cyprus.

Having spoken to the owner, he obviously takes pride in his property and is really helpful about any queries you may have.

Fab holiday!

Fantastic property for a family holiday. The villa was exactly as described on the website, well maintained, clean and very well equipped to meet the needs of all the family. Our teenagers particularly loved the wifi and access to UK TV when needing a few hours away from the midday sun.

The communication with Keith was first class, very clear directions to the villa, handy local maps and a very clear contract.

The villa is in a great location for exploring the western beaches or the Troodos mountains whatever takes your fancy. As described a car is an absolute must and there are a range of good restaurants within a short drive or, the villa is well equipped to eat in or barbecue.

Although we had no problems during our stay Eddie and Lily, who manage the villa locally, are on hand offering lots of top tips on local amenities.

Would we go back? Most definitely this is a great villa for a family holiday.

Our first experience at Keith and Ediths was so good that we returned six months later for another visit!..The villa is very welcoming and it definitely is home from home....Unlike so many other villas in the area the pool is very private, not overlooked where you can totally switch off...A fabulous base for exploring Cyprus.....

Stunning Cyprus

Lovely property, fantastic setting and views, the pool was very inviting first thing in the morning before breakfast and later when the sun was not so strong. Great area in the shade where we ate breakfast or meals when we were not out exploring

3. Accommodation is of a very high standard yet very comfortable.

4. We went as a family of four and had lots of room and even more fun in the swimming pool and in the local area.

5. This is a beautiful and very well maintained property and I would recommend it to anyone seeking a good family fun holiday.

10 minute drive to Kourion Beach, with it's beautiful clean sand and crystal clear Mediterranean sea. Relax in the sun, swim in the sea or enjoy a fine meal or a snack in any of the 3 beach restaurants serving local and international cuisine.

There are modern, clean showers, changing rooms and toilets available at the beach bars. There is also Lady's Mile Beach, just a few minutes further away on the Eastern side of the Akrotiri peninsula.


Both Paphos 40km and Larnaca 60km airports are easily reached, just a few kilometres from either airport to the motorway and 7-8 kilometres from junction 34a off the A6 motorway to the villa. Whilst all amenities are only a short drive away car hire is essential due to the semi rural mountainous location. Drive on the left same as in UK. The villa is quite easy to find and directions will be be provided when booking is confirmed.


Nearest bar/restaurant is Lenia's Taverna 10 mins walk (also has a mini market). Numerous bars, restaurants shops and supermarkets in local villages of Erimi, Episkopi and Kollosssi (10 mins drive). Limasol town centre and tourist area is 15/20 minutes drive. Mount Olympus the highest point on Cyprus is less than an hours drive and you can visit several beautiful villages on the way such as Omodos and Platres where you can experience the real Cyprus and visit sample some of the local wines.

Further Details:

Along the main Limasol tourist beach you will find jet skiing, fishing trips and other beach/sea activities.

Fasouri water park set amongst the citrus groves is only a 20 min drive, deep sea fishing available from Limassol and Paphos, Kourion has a fantastic Roman amphitheatre with adjoining accient baths, grand halls and mosaics. There are numerous other ancient Roman sites throughout the island. Go-karting at Erimi only a 5 min drive away. Omodos is a particularly good example of traditional Cypriot life with it's numerous wineries, local lace and craft shops as well as the village church and the opportunity to enjoy the local food in the taverns and coffee shops. Jeep safari's are a great way to experience Cyprus via the unpaved roads that a normal car could not negotiate. A trip to Troodos mountains either by Jeep Safari or your hire car is highly recommended there are lots of interesting villages and sight seeing along the way. Visit Troodos village and the summit of Mount Olympus where you can walk the ski slopes carved out through the pine forests in the summer or ski in the winter. Onward to Kyykos Monastry and the tomb of Archbishop Makarious, from here there are breath taking views all the way to northern coast. Aphrodites Rock is 20 mins drive and the lovely beach restaurant at nearby Avdimou Bay. The local villages have lots of supermarkets selling UK branded products and baby foods and nappies. There are banks with cash points, attended petrol stations and several bars showing Formula One, Moto GP and Premership football. There will be an information pack for your convenience containing directions to shops, restaurants, places of interest and emergency phone numbers etc.

Notes on prices:
Prices are shown in sterling and are for a 1 week stay. For a 2 week stay a 10% discount applies only in relation to the 2nd week. Stays of 3 weeks or more will attract a 20% discount on the 3rd and subsequent weeks. To clarify if week 1 is £700 then 2 weeks would be 700+630 = £1330 and 3 weeks would be 1330+560 = £1890. These figures are only examples, please see rates section for correct weekly prices. Discounts do not apply to part weeks.
