The Hayloft is a semi-detached property with spacious and tastefully appointed accommodation, ideal for family gatherings or group reunions. Stream Cottage is a small detached property suitable for one family occupation. The properties are situated in a valley overlooking fields and woodland, just off the southern edge of beautiful Exmoor. The Hayloft overlooks the pond and there is a fenced patio area to keep small children safe with picnic tables and benches. Stream Cottage also has a patio area with garden furniture. All bedding and towels (one large and one hand towel per person per week) are provided. Also toilet paper, dishwasher tablets, tea towels, washing up liquid and a welcome pack on arrival.

About D BROOKES
We have made our home here in North Devon since 1993 when we started converting the range of barns which we now call Flitton Oak Barns. We had been visiting North Devon for summer holidays with our children since the late 1970s and fell in love with the area. The barn conversions (4 properties in all) took just over 10 years to complete. We live on site and are consequently available to guests should problems arise or information is required.

The first time we saw the barns it was pouring with rain, the barns were almost derelict, but we loved the stone work and the view across the valley. The location is rural but within easy reach of all amenities

Visitors can enjoy the peaceful area surrounded by green fields. Within the Hayloft the rooms are spacious, comfortable and well equipped. Stream Cottage although much smaller is as comfortable and well equipped.

Very comfortable and well equipped, the perfect base from which to explore Exmoor.
We spent 4-8th April 2017 staying in the Hayloft, and it was perfect for our family group of 11, with ages ranging from 75 - 6 yrs. It was large enough for us all to have our own space when required, but with shared spaces roomy enough to fit us all in. The kitchen is very well equipped, the large dining room meant that we could eat our evening meals there in comfort, and the sitting room had great sofas which meant most of us dropped off for a snooze most evenings after a day exploring Exmoor! The bedrooms are all of a good size with very comfortable beds and lovely fresh bedding, and the whole property was spotlessly clean. The only negative was with the hot water being dangerously hot, especially for young children washing their hands. We did try to turn the temperature down, but to no avail so possibly that could be checked? The views from the Hayloft are spectacular and the gardens beautiful. All in all, it was absolutely what we wanted to come home to after a busy day on the moors, the beaches, riding, fishing and playing tourist. Thank you Diane, the scones, jam and clotted cream were delicious and a lovely welcome, and thank you too for making your property so comfortable. We would love to come again. The review was very helpful re the hot water issue and we will be getting our central heating engineers in to check to see what the problem is and to rectify.

The house was perfect for two families. It had everything we needed and the location was great
The gardens are beautiful and the location of the house is perfect for lots of day trips. The only downside for us was not being able to let our dog off, but I understand why the owners have this rule. All in all we had a great holiday and would definitely recommend this property to anyone.
Stunning setting and perfect for our get together
The Hayloft at Flitton Oak Barns provided the perfect place for a large group of old friends to spend time together, three families from The UK and USA. The barn was prepared beautifully, was well equipped and both house and garden was spacious enough for the five children to run around in. The children were always supervised outside due to the pond and stream but the lovely setting meant there was always an adult willing to volunteer. There is a fenced off area that is secure for young children or a dog. The Hayloft is accessible to so many places, everything was around 30 minutes away.
Waking up to the sounds of the sheep and cows was a joy for both adults and children, also seeing the abundance of stars in the darkest of skies. We loved seeing the sheep get rounded up and moved to another field...although not hearing the choice language used by the 'shepherd' to his dog!
Points to consider that would improve the accommodation would be better cushions on the sofas and perhaps to provide soap in the bathrooms and cloakroom, all cheap and easy to do.
We had a lovely time. Happy days!
Coast/Beach: About 15 miles from N.Devon coast and 20 miles to Saunton, Woolacombe Travel: Exeter Airport approx. 40 miles away. Car is essential. Train stations at Tiverton (20 miles), Barnstaple 11 miles Distances: North Molton 2 miles, South Molton 4 miles. Knightshayes 20 miles, Arlington Court 12 miles, RHS Rosemoor 20 miles, Marwood Gardens 15 miles Further Details: North Molton has a PO and general store and 2 pubs. South Molton has PO, banks, pubs and restaurants, takeaways and twice weekly pannier market and a small Sainsburys supermarket. Tesco is on the outskirts of Barnstaple. The supermarkets will deliver.

Changeover Day: Changeover day normally on a Saturday for the Hayloft and a Friday for Stream Cottage, but fairly flexible if both properties rented by same party, and particularly out of high season Notes on prices: Prices can be negotiated for smaller numbers or if visitors provide own towels. 3 night break out of high season for the Hayloft costs £440 and for Stream Cottage £150
