The Hay Barn is ideal as a gorgeous bolt hole for a couple. This 1 bedroom, 1 bathroom barn conversion is single storey, with contemporary kitchen' living dinning it's the perfect base for a couple keen to explore all the area has to offer.

Bedroom 1 with double bed and room for a cot. Chest of draws with some hanging space, though this is limited.

Living space with double sofa, dining table, fully equipped kitchen with fridge, cooker, microwave and TV/DVD and Ipod docking station.

Outside table and chairs, and enclosed garden and guests can access paddocks and games room. The Hay Barn edges the coast road.

About the property


Stylish converted Barns on the edge of lovely sea side village. The Eco barn sleeps 8 plus infants in 4 double bedrooms, 4 bathrooms. Huge open plan living, dining and kitchen. Vaulted ceilings, wood burner, under floor heating, balcony to view sunsets across fields with south facing court yard garden. Hay Barn sleeps 2 in a single story barn conversion, with double bedroom, modern open plan living/kitchen and dining space and shower room with outside seating. Both barns have underfloor heating and guests can access paddocks and games barn, with table tennis and pool and free wi-fi. Around ten minutes walk from amazing sandy beach and friendly owners on hand to help next door. Selection of baby and toddler toys and equipment available. Watch the Shetland ponies have their tea and from summer 2014 collect eggs from free range chickens and collect veg from our kitchen garden.

About Emma Punchard

Neil, Emma, Hannah, Eva and Bernie the dog. We are the Punchard family and we would love to welcome you to our barn. We live in the farm house next door to the barn. Neil grew up on The Broads in the 1980’s and spent happy summers fishing and exploring the area. His career now involves protecting the environment. Emma is a committed environmentalist and local food champion with a love of the outdoors. After 20 years living in London and Bristol we decided to return to Neil’s home to bring up our family and start a business; one where we can share our love and knowledge of the area and its wildlife, beauty spots and local ale! We bought the farm in early 2012 and started the barn conversion in February 2013.

We were awarded a grant for from the Rural Development funding for England to act as a centre of excellence for sustainable tourism.

What makes this barn unique

We want our guests to have a wonderful and memorable holiday so we provide a number of added extras to get the holiday off to a good start these include: a welcome hamper, stocked with seasonal goods and local treats, a starter pack of logs and kindling for the wood burner, a full range of equipment for children and babies, including stair gate, high chairs, spare pushchair and toddler and children’s toys, DVD and book library, including children’s books and DVDs, hand soap in all bathrooms

Booking Notes:
We ask for £300 non refundable deposit on booking along with £200 damage deposit, which is returned to you at the end of your holiday. Balance needs to be paid by 10 weeks prior to the start of the booking period. You can book on line

Changeover Day:
Our usual change over days are Fridays. Arrival is at 16:00pm and we ask you to leave by 10am. Short breaks are available from October to the end of March, apart form school holidays.

Notes on prices:
Weekly rentals are usually from Friday to Friday. Short breaks are available during low season from October to March (excluding school holidays). Check in from 4pm, check out by 10am unless otherwise agreed with the owner. Up to two dogs allowed at £15 each, sorry no puppies. Short breaks pricing: 3 nights - 70% of full rental price 4 nights - 75% of full rental price 5 nights - 80% of full rental price 6 nights - 95% of full rental price.

Notes on accommodation: Brand new barn conversions, completed in September 2013 and March 2014. Completed to a high quality and contemporary and comfortable standard. Outside: The Eco Barn South facing court yard garden which has ample outdoor seating and a large outside table for al fresco dining. The Hay Barn Enclosed garden with outside seating. Children are free to play in the 'guest paddock' and collect eggs from rare breed chickens.

My wife and I loved it and did not want to return home, we were made welcome from the moment we arrived they are a lovely couple, and the accommodation is just as they say it is. most important every thing is nice and clean and ready to use including all the pots and pans, the bed also and very comfortable we slept very well there.

they provided a nice little welcoming snack on arrival which was nice, They also provide a list of places where you can get good food and drink locally which helps a lot. And their on hand most of the time if you need help with anything, will be returning there again hopefully in the near future well worth a visit. And they are on a bus route if you do not have transport.

Wonderful week at Hay Barn

Had a fantastic week staying in Hay Barn. The house has been very tastefully decorated, and everything was very clean, with a well-equipped kitchen. The owners were very welcoming and helpful, providing a welcome pack including eggs and vegetables from their organic garden, which was much appreciated. It was great to be able to borrow bikes, since we came without a car. We enjoyed the beautiful and unspoilt beach at Winterton on Sea, visiting the seals and the windpump at Horsey, and cycling around the lovely countryside. Would definitely recommend to friends and family, and hope to return in the future.

Special interest holidays:

Come and see the seal colony at Horsey - amazing site with up to 600 seals and their pups (into winter months).


Local sandy beach and dunes is one of Rough Guide’s top 30 places in the World! Beach also has a fantastic cafe and nature reserve. It is 10 - 15 minutes walk or a 5 minute drive.

Seal colony at Horsey is 15 minute drive and walkable from the barn

There is a footpath to village with one main road crossing en route. Alternatively, if you’ve got lots to carry, you can drive to the beach car park where day parking is half price for our guests.


We are 10 minutes walk from an excellent pub, and local village shop and post office. There is also a fish and chip shop and great beach cafe in the village.

In the Eco Barn Dining area seating for 8 around large reclaimed teak dining table as well as a useful breakfast bar with 4 stools

Bi-fold doors open onto the south facing courtyard garden.

All linen included, including towels. Please bring own beach towel and cot bedding
