Hidden down a quiet country lane with sweeping views of the beautiful Kent countryside, Lower Standen Farm and Granary offer the perfect country hideaway whatever the time of year. The glorious setting, lovely garden and heated outdoor pool provide for a wonderful summer holiday, or in the winter the character, original beams and stunning inglenook fireplace provide cosy, luxurious comfort for a fabulous break. Furnished with flair and taste, the farmhouse offers stylish country living for the extended family or large groups. There are many local attractions to visit: National Trust properties, gardens, vineyards, the country towns of Tenterden and Cranbrook - plus the coast for historic Rye, Hastings and Winchelsea. The property offers versatile accommodation for up to 16 people.

About Natalie

We are a family with four children including three boys, which in most part drove our desire for a wonderful country property with space, both inside and out. We also enjoy large family gatherings and Lower Standen Farm is perfect for those.

Why Natalie chose Benenden

We bought Lower Standen Farm and Granary in November 2012 to be our family home. We set a wonderful local architect to work redesigning and updating it to a high standard so we could enjoy the beautiful property, country views, peace, outdoor space and fantastic pool. This work was completed in autumn 2013. Our work then meant we couldn't take advantage of it full time (we still use it for Christmas and summer holidays) so we are - somewhat reluctantly - letting it out for discerning short term holiday makers. Please only rent it if you plan to look after it.

What makes this farmhouse unique

Lower Standen Farm and Granary offer peace, beauty and a wealth of local attractions. Marry the tranquillity of the countryside with an activity agenda meaning adults and children alike find it tough to get bored. Also it's hard to find a pub not serving good food in the area - and you can even get Michelin starred food.

Notes on accommodation: This is a large family home refurbished to a high standard in summer 2013 for the owners to live in (but life had other plans). It was chosen it for its character and beauty, the wonderful view – including Sandhurst windmill on the horizon – and the complete absence of traffic noise. It offers something special and to keep it that way requires a £500 security deposit. No smoking. No hen or stag do’s. No pets. A few house rules apply. Outside: Garden, large patio with charcoal barbecue, heated pool (approx 8m x 5m), croquet set, table tennis (can use triple garage if cold/wet/windy), garden games, children’s climbing frame, swings. Granary has separate sheltered garden with private patio Utility Room: Main house: small freezer, washer, tumble drier, vacuum cleaner Cleaning / Towels / Linen / Maid service: Bath towels included. Pool towels must be supplied by guests. Property and linen cleaned between rentals. No midweek cleaning except by arrangement. Amazing countryside property

We stayed here with a friend of friends and some little ones for my wife's 40th birthday. The house was a great size, one of the few we could find in Kent that could accommodate us all. It had an amazing garden with incredible views over the countryside. We would recommend it and we'd definitely look to stay there again.

Beautiful property with fabulous grounds

3 generations of our family enjoyed our week together here. Very well equipped accomodation with so much room! The swimming pool was a delight and the yound ones loved the swings and the unsual mud pie kitchen! There are plenty of books and games if you are unfortunate with the weather. Set in beautiful grounds in a peaceful setting with sheep looking over the fence. Lovely bedrooms and all very clean and comfortable. Mind your head in the master suite! The only slight disappointment was the wifi but then we did have many appliances trying to access it. I can highly recommend a stay here. Natalie was so prompt in replying and answering the smallest of queries. The pub just down the road had a good Sunday lunch and the walk to it through the orchard was enjoyable. If you havent visited Bodiam Castle it is really impressive although not a lot to see inside. Waitrose found the house and delivered a van full of food (and drink!) for our week together. Take some Nespresso pods for the coffee machine, its great!

Idyllic rural setting, great facilities for all

Three generations of our family enjoyed a week at Lower Standen Farm in mid August.

We loved the main house, the granary, and the grounds and the views. It was an oasis of calm for the adults and the children wanted nothing more than to play in the pool and enjoy the space that the garden offered.

We used both houses which were very comfortable and well equipped. We would have no hesitation recommending this property and we look forward to being able to return there in the future.
