Pear Cottage is a romantic, very private and characterful cottage for 2 people situated in the 4 acre grounds of Cliff House, our grade ll listed former manor house. Our five cosy, stone and pantile cottages are clustered around the secluded gravelled courtyard and are all designed for privacy and comfort. The pretty Victorian walled garden provides an ideal place to read a book or enjoy a glass of wine after spending the day exploring the delights of one of the most beautiful locations in Yorkshire. The orchard leads to an avenue of Italian cypress trees and lavender which in turn lead to our impressive orangery - the perfect place to relax whatever the weather. The cottage has a lovely sitting room with oak beams, brand new leather reclining sofa and flatscreen TV with Freeview, a fully-fitted kitchen with oak beams, fridge/freezer, electric oven and hob, microwave and cafetiere. The romantic double bedroom has oak beams and a low window overlooking the grounds. The cottage has full gas central heating and off-road parking for 1 car within the gravelled courtyard. Perfect for the North York Moors National Park, market towns of Helmsley and Pickering and within easy reach of the rugged coastline and sandy beaches of Whitby and Scarborough. Flamingo Land theme park and Eden Camp wartime museum are 20 minutes away. The historic city of York is 30 minutes away by car.

About Jo Hardie
Ian and I moved to Cliff House in the pretty village of Ebberston in 2008 from another small village 10 minutes away, with our three children and consider ourselves very lucky to be able to live in such a beautiful part of Yorkshire. When we are not busy preparing the cottages etc. we spend most of our free time in the 4 acre grounds and gardens at Cliff House, so are always available for a chat or to offer advice on places to visit or recommend somewhere to eat.

Why Jo Hardie chose Ebberston
We love this area and could not imagine living anywhere else. We had been looking for a holiday cottage complex for several years, as we were determined that we must be in the ideal location for our guests to be able to visit the coast (Whitby, Robin Hoods Bay, Ravenscar), the moors (Flamingoland, North York Moors Railway, Eden Camp) Castle Howard, Nunnington Hall, Dalby Forest and the ancient city of York, all within a 30 minute drive. The location of Cliff House, sitting on the edge of the village of Ebberston, means that we are secluded and peaceful (many guests comment that it is almost like being in a hamlet) yet easily accessible to local facilities, being a two minute walk from a traditional pub and a bus route into Scarborough.

Cosy but noisy and dark. Overzealous landlord.
Property was clean & tidy. Spoilt by eco friendly lighting unsuitable for reading or a quick bathroom visit. Landlord did provide A reading lamp. We were not aware on booking that it was located next to a noisy road. We were also not aware until we had booked that our family could not pick us up or drop us off in the grounds as we are elderly. Landlord was agressive over this. Hot water had no pressure so a shower was hazardous and it took ages to simply wash hands. How do we in a future booking with your agency avoid these problems?
How disappointing that Mr Cooper felt the need to give a poor rating because we would not permit his extended family, camping nearby, to use our facilities or to park in our grounds. It states quite clearly in our terms and conditions, which have to be ticked as read before booking, that our facilities are for the use of resident guests only. At the time of his stay, August bank holiday, all our cottages were fully booked and all 8 parking spaces full, hence our polite request, for the safety of the resident families and their vehicles on site, that he be collected at the end of the drive, less than 20 yards away. A walk to the Grapes Pub, some 300 yards distant, did not pose a problem however!!
Pear cottage is very light and airy with lots of natural light in addition to central ceiling lights and occasional lamps to every room. However, we provided Mr Cooper with a desk lamp from our office to aid his reading difficulties. The cottage does not have a shower, simply a hand-held shower attachment over the bath and this is stated on our listing. We would suggest that Mr Cooper contacts the cottage owner prior to booking in future, to discuss his requirements and to ensure that it meets his needs.
A lovely spot and great for touring
Ian and Jo are a lovely couple. The layout of the cottage was good for 2 people which is all it's designed for. The kitchen is well laid out but just a bit light in terms of equipment. We like to cook, usually going for about a 50/50 mix of eat out and cooking. Don't get me wrong, the basics are in place but there was nothing to do a casserole in for example. Chopping board in glass or marble. Frightened to use the marble for fear of marking it and glass is just a horrible surface for cutting or chopping. Only 3 of all crockery items. I know it's only for 2 people but I don't want to wash up every time I have a cup of tea. No hand towel in kitchen. Shortage of lids for pans. If you are going to eat out all the time then none of this is an issue for you. A first was to have no milk in the 'welcome pack'. There is no shop in the village, so if you just arrived and were desperate for tea it's back in the car to get some milk. A small jug in the fridge is enough to show it has been thought of.
What would be an issue for anyone is the very low water pressure. Not enough hot water pressure to get washing up liquid to foam!!. The hot water was good and hot but there was only a very slow flow. Showering then was difficult, so we had shallow baths and good showers in the pool area.
The second important issue was the bedding. The quilt provided was winter weight and so in a normal summer would have been too hot, but with temperatures as they were we had to take the quilt out and just use the quilt cover. We are B&B providers and switched to summer weight (4.5 tog) back in early May.
Cleaning and preparation was very good and the pool and gardens were a real bonus.
Thank you for taking the time to review your stay in Pear Cottage. Thank you for your kind comments re cleanliness, facilities, grounds and gardens, location and the layout of the cottage. However, as b and b accommodation providers yourselves, we are very disappointed that you did not give us the opportunity, during your stay, to address your minor complaints. In ten years we have only had one guest ask for a lighter weight duvet, which we gladly provided. If you had brought this to our attention during your stay, we would have changed it for you. Similarly, we could have provided a casserole dish, however it does seem a strange request during a heatwave, particularly after your comments re the duvet! Unfortunately, due to the EU Food Information for Consumers Regulation 2014, we are required by law to provide allergy information/Use by Dates for any foods supplied for our guests. Therefore this prevents us from simply providing a jug of milk. We no longer provide milk due to the increasing number of guests with special dietary needs. Most of our guests order a supermarket delivery to coincide with their arrival, which we often oversee for our guests convenience, resulting in a relaxed start to their stay.
charming cottage with indoor heated pool a bonus!
The cottage was well equipped and comfortable for 2. We had lovely weather and if it was wet or cold the indoor pool would have been perfect, we still enjoyed a few swims and the gardens are beautiful a really nice location for getting to lots of places.
We would stay again.
Lovely place. Well kitted out. Grounds lovely. BUT on website we used was not made clear it was all upstairs. Very very hot inside. Not sure we would have booked if known that. Shower hot water was only a trickle. However it was very nicely furnished and we enjoyed ourselveseeing.

All our cottages are grade ll listed so it is difficult for us to make any changes to improve accessibility. Unfortunately, your stay also coincided with the recent VERY hot weather. We do not advertise the cottage having a shower, just a hand-held shower attachment over the bath.
OUR STAY AT PEAR COTTAGE WAS REALLY NICE.THE COTTAGE WAS ALWAYS LOVELY AND WARM,AND REALLY COSY.WE HAD SOME GREAT DAYS OUT AT WITBY AND SCARBOROUGH,AND THE EDEN CAMP MUSEUM WAS A WONDERFUL DAY OUT WELL WORTH SEEING AND NOT TOO FAR TO GO FROM THE COTTAGE. ONLY HAD ONE WET DAY OUT OF SEVEN SO WE SPENT MORE TIME IN THE INDOOR POOL WHICH IS FOR THE COTTAGE RESIDENTS AND PLAYED ON THE POOL TABLE ,AND TABLE TENNIS THIS COTTAGE DOES HAVE VERY GOOD FACILITIES TO USE.EVERYWHERE WAS KEPT CLEAN AND TIDY.MY HUSBAND AND I WOULD DEFINATELY RECOMMEND THIS COTTAGE TO OUR FRIENDS AND FAMILY.ONCE AGAIN THANK YOU FOR A GREAT STAY IN YOUR LOVELY COTTAGE

Pleasant cottage stay
We had a pleasant stay at Pear Cottage, Cliff House. The cottage itself was warm and cosy, just right for a couple. Everything was beautifully clean and tidy. The welcome pack was minimal with a few sachets of coffee and sugar and a few teabags. The chocolate raisins were lovely though not what I would call a "yorkshire" treat. The swimming pool was a great added bonus and very clean and warm. The gardens are lovely.
A couple of things marred our stay. Firstly the horrendous traffic noise which started very early in the morning - I do realise nothing can be done about this apart from maybe installing secondary glazing. Secondly, the shower in Pear Cottage is a mere trickle and it takes an absolute age to rinse soap from hair and body - not great.
Thank you for your comments about Pear Cottage - we do pride ourselves on our high standards of cleanliness. We spend a great deal of time looking after our gardens - glad you enjoyed them during your stay. Unfortunately your stay coincided with a particularly busy week, which included motorcycle racing in Scarborough, hence the road was much busier than normal. Pear Cottage is Grade ll listed and dates from the 17th century so fitting secondary glazing to Georgian windows is not an option.
Pear Cottage does not have a shower, just a shower attachment on the bath, which is not intended to replicate a power shower.
The sandy beaches at Scarborough are a 20 minute drive away. The rugged coastline of Whitby and Robin Hood's Bay are 30 minutes away by car. Flamingo Land theme park and zoo, North Yorkshire Moors Steam railway, Eden Camp wartime Museum and Scarborough Sea Life Centre are all within a 20 Minute drive of our cottages. Dalby Forest for keen cyclists, walkers or nature lovers and Go Ape for the more adventurous just 3 miles away with direct access from the lane at the side of the cottages.
The historic City of York, towns Harrogate and Beverley are less than and hour away as are the picturesque market towns and villages of Helmsley, Thornton-le-Dale and Hutton-le-Hole.
Cliff House is a one minute walk to a regular bus route (hourly) into Scarborough or Pickering/Helmsley but a car is advisable. How to find us - Cliff House Country Cottages are situated in the village of Ebberston, just off the A170 between Pickering and Scarborough. From Pickering enter the village of Ebberston and pass the Grapes pub on your right. At the mini crossroads turn left. Cliff House is immediately on your right.
Nearest shops are in Snainton (1mile) and Pickering (7 miles).
Nearest pub is in the village, 100 metres from the cottages. The village also has its own organic bakery.
There is an abundance of pubs, cafes and restaurants in the immediate area serving excellent food and a list of recommended places to eat is available in every cottage. Tesco and Asda both deliver to our cottages and many of our guests now order a supermarket delivery to coincide with their arrival day. This makes a stress-free start to your holiday and if it happens to arrive before you do we will even pack it away for you too! You can also have newspapers delivered to your cottage door from the Newsagent in the next village just in time for breakfast.
Booking Notes: Pear Loft Cottage is normally a Friday changeover. Our standard short breaks are 3 nights Friday to Monday or 4 nights Monday to Friday however we can be flexible during quieter periods. Please note that we do not accept breaks starting or finishing on a Sunday. Changeover Day: Normal changeover day in Pear Loft Cottage is a Friday. Three night short breaks start on Friday and four night short breaks start on Monday. Check in is after 4pm, departure before 10am. Notes on prices: Prices are per week, per cottage. Three night breaks (Fri - Mon) and four night breaks (Mon - Fri) are also available all year round. No extras, price includes use of all our facilities, all bed linen, towels, heating and electric.
