Situated on the Wherrymans Way footpath, within easy walking distance of Wheatfen Nature reserve and the RSPB Reserve at Rockland Broad, the cottages are perfectly placed to enjoy the delights of the countryside and the wildlife which this lovely habitat sustains. A perfect location for walking, cycling, birdwatching, fishing, canoeing, boating or just relaxing. Each cottage is entirely self-contained with private gardens, however all cottages can be booked together for those special occasions with family or friends.We are located a few miles from the city of Norwich and within easy reach of the coastal resorts of Norfolk and Suffolk. Visit the picturesque county towns, the winding country lanes, the village pubs, Stately homes and gardens, historic sites and museums, they are all worth exploring. There is plenty to do for old or young.

The Lodge is attached to the main farmhouse with a private parking area accessed from Green Lane. The accommodation is over two floors and is mainly carpeted. The ground floor comprises a family bathroom, a well equipped kitchen and a dining area with tables and chairs to seat eight. Additional table and chairs can be provided upon request for larger groups. This area is tiled. The lounge has two sofas, one of which converts into a double bed, tables, sideboard and 32" TV/DVD with freeview. French windows lead into the south facing garden with patio area and lawn. Upstairs the two bedrooms overlook the garden. The larger bedroom has a superking-size zip and link bed, that can be arranged as singles, and a day bed suitable for a child. The en-suite has a large shower.The second bedroom has a king-size zip and link bed that can also be set up as singles. The en suite has a corner shower. Both bedrooms have a built in wardrobe, chest of drawers, bedside tables and 22" TV/DVD with freeview

The coastal resorts of both Norfolk and Suffolk are easily accessible from Oxnead House. Within a one hour drive there are 5 blue flag beaches including Cromer and Southwold and 6 beaches of higher quality bathing that include the sandy beaches of Norfolk's east coast.


Although Rockland St Mary is serviced by a regular bus route, it is advisable that all guests should have a car. The nearest train station is in Norwich (7 1/2 miles). Norwich airport (12 1/2 miles) London Stanstead (89 miles) London Luton (106 miles). Harwich ferry terminal (76 miles) are the closest international gateways. Dover ferry terminal is a 3 hour drive away.


Oxnead House is situated at one end of the village, 200 yards from Rockland Staithe and the New Inn. The village shop and post office which supplies a good range of products is a 12 minute walk away. The next village that can be reached by foot along the Wherrymans way is Surlingham with two pubs and a shop. Loddon which is 12 minutes away by car has a range of pubs, restaurants and shops.

Here at Oxnead House we are privileged to be positioned close enough to the Suffolk border and with easy access to Norwich’s southern bypass that a surprisingly large number of the main tourist attractions of both counties are within an hour’s drive.

Stately homes and gardens, churches, abbeys and cathedrals, castles and forts. Blue flag beaches, amusement parks, adventure parks, zoos, steam railways, museums and galleries. Shopping and exploring in Norwich and the county towns. Cinemas and theatres, the fun of the fair, the end of the pier. Leisurely drives through the rolling countryside, cycle paths and nature rambles, fishing, boating, photography. Good food in the plentiful restaurants, drinks by the river… so much to see and do, you’ll never be bored.

Notes on accommodation: Each cottage has its own individual style and attractions, but we provide the same level of comfort and facilities in whichever one you choose. In addition to full-week letting, all three cottages are available - outside the high season - for weekdays-only or weekend-only lets, and may be bookable at short notice throughout the year. They now all feature: *A private area for each cottage with garden furniture, barbecue and outdoor drying facilities; *Full central heating and double glazing for year round comfort; *Kitchens with oven, hob, fridge-freezer, dishwasher and microwave; *Hotel quality beds and modern furniture; *Towels and bedding provided, plus bathrobes and slippers for all adults; *Free wifi; *Television with freeview and DVD player; *DVDs, Books, Games and Puzzles; *Washing machine and tumble dryer for shared use *Parking for up to two cars. On arrival, you will find in your cottage a "welcome basket" of essentials, including a bottle of wine! Outside: The cottages are set around the one acre garden of Oxnead House, a C19th farmhouse.The Stable and Barn are by the entrance to the property, either side of the driveway. The Lodge and Dairy are attached to the main house but both face away towards their own private gardens, so that they are not overlooked. Each cottage has their own, fully fenced, private garden with patio area, lawn and flower beds with table and chairs, barbecue and outdoor drying facilities. The main gardens consist of lawned areas with fruit trees and a play area for smaller children that has swings and a slide, playhouse and sand table. Outdoor toys and games that can be played on the lawns are provided. For older children, the village play park is only 100 yards away with a football pitch, and larger swings, slides, climbing frames and cycle tracks.
