Cottage in Axmouth, Nr. Seaton and Lyme Regis, South Devon, Devon, England - Period Cottage In A Picturesque Village Setting With The Convenience Of A Nearby Town

Orchid Cottage is a spacious 3 to 4 bedroom end of terrace property that can comfortably accommodate six people. It is very nicely presented with good quality furnishings and cosy and warm in colder months with modern efficient central heating and good insulation through the majority of the cottage. There is ample parking both on street and an allocated spot. Although recently refurbished, the property dates well back into the 19th Century when it was part of the building that comprised the village post office and stores. Axmouth itself is a picturesque Devon village, full of quaint old thatched cottages, lying next to the River Axe and in close proximity to ancient Axmouth harbour.

Orchid Cottage is deceptively spacious from its street profile. On entering the front door there is a large living room with 4th bedroom/snug room off to one side and a large kitchen/diner in the rear extension. Upstairs, leading from the landing, there are the three bedrooms, a twin and double to the front and the master bedroom with a double bed and the en-suite shower room in the extension to the rear. The cottage is generally warm and cosy due to the thick walls refurbished with dry lining and the efficient and modern LPG central heating that we run during the colder months (approximately September to April weather dependent). This is strictly a no smoking premises. Also we request that outside footwear not be worn inside the cottage so please remember to bring your slippers. Regret no children under 5 years of age. Outside: French doors open from the kitchen onto a large landscaped patio area with elegant aluminium table and six chairs. A storage box provides a place for walking boots and extra seating. The back garden is decoratively planted to provide colour and interest throughout the year. A path leads through the back garden to a rear gate providing access through a further communal path shared by two neighbouring properties to the rear allocated parking space. A side gate provides access from the patio past the council bin storage to the street at the front of the cottage. Although the Orchid Cottage garden and patio are not suitable for playing children, fortunately there is a large children's village playing field and playground about 70 meters to the right along quiet Chapel Street as you exit the cottage. The Axmouth Silver Jubilee Recreation Ground is well equipped with modern and well maintained slides, swings and climbing frames with bark cushioning for safety.

Cleaning / Towels / Linen / Maid service: Linen provided and beds made up. Towels provided (one hand and one bathroom per guest), not to be removed from cottage (please bring your own beach towels).

We bought Orchid Cottage because we love Dorset and Devon, we love beaches in many shapes and forms, variety of walks, old stately house full of history and knowledge about our past, fossils and the feeling when you find one yourself, great food and most importantly the people. We love to come back over and over again and we would like our guests to fall in love with this region of the country.

What makes this cottage unique

We make great efforts to write our own informal local guides, update them regularly and share them with our guests so they can during short week of their holidays enjoy all the Devon and Dorset localities have to offer. We have decorated and furnished Orchid Cottage to ensure great comfort and true feeling of a holiday home. We closely work with our housekeeper to keep cottage in best possible state of repair and cleanliness. The setting in Axmouth is peaceful and quiet, often the only noise that you hear are the calls pheasants, owls and foxes resonating through the valley. However, it is not isolated in the sense that all the facilities of well-equipped towns are in close proximity and you do not have to travel far to reach major roads for undertaking longer journeys.

Ideal Axmouth stay

Orchid Cottage is in an ideal position in Axmouth. The cottage and the amenities were exactly as described in the information given by the owners and provided everything we needed for a very enjoyable stay. Parking was directly outside the cottage and was not a problem. The outside patio area and garden was spacious and secluded and we were able to eat outside quite comfortably. The only drawback being the prohibited use of naked flame which precluded a BBQ when Gas bottles are at least 5 metres from the raised eating area.

On arrival we did have an issue in that the keysafe code did not work! Whilst Haydn was very helpful on the phone in giving us alternative codes none of them worked either. It was fortunate that we came up with the right code by luck. There did not appear to be a fall back position and this needs to be addressed.

There are 2 pubs within walking distance and food is excellent in both although booking is essential in "The Ship". Seaton is a twenty minute walk away and there is a large Tesco supermarket there. Would recommend Seaton Tramway, Beer Caves and Palmers Brewery tour (in Bridport) also River Ex Café - an eating experience on the water in the Ex estuary!

Owner's Response: Thank you, Lyndon, for your kind review of our cottage and we are pleased that you enjoyed your stay. We would just like to respond to a couple of Lyndon’s comments to provide some explanation and balance. Our reluctance to allow naked flames in the garden is primarily out of concern for our neighbour's thatched cottage located a few yards from our garden. Regarding cottage entry, the particular cleaner that we used has never previously made a mistake on the 65 occasions she has set the entry code. As we had informed Lyndon we did have an alternative entry mechanism on site but this was not easy access due to additional security measures. Therefore, our fall-back position was to contact the cleaner (or another trusted person) to access a spare key. After providing Lyndon with other codes to check, we were in the process of dealing with this issue when Lyndon phoned us back about 5 minutes later to tell us that he guessed the mistake in the entry code, which he said was a single number of the code being set incorrectly, and had gained entry. Mistakes in entry codes have happened on only three previous occasions (when using other cleaners) over six years of renting Orchid Cottage and in each case the delay to entry has never been more than about 30 minutes. We do take efficient entry to Orchid Cottage very seriously and we will review our procedures to make improvements where possible.

What a fantastic little home, everything was catered for and more! Very clean, comfortable and ideally situated for a stroll to the lovely local welcoming pubs. Would highly recommend this little house which felt like home.

Exceeded our expectations

We stayed at Orchid Cottage for four nights over the New Year holiday and found it to be extremely comfortable, well fitted, warm and homely, with a beautiful garden and patio area which would be a great asset in the summer months.

The cottage is obviously well loved and cared for by the owners, who we found to be most helpful.

The cottage is situated in a quiet location, but close to all amenities with two pubs within walking distance, both offering good food.

We would have no hesitation in recomending this property

Lovely cottage

Our third stay in this immaculate cottage. Very cosy. Lots to do even when the weather is not at its best. Great beaches and quaint coastal villages. Would recommend.

Axmouth harbour 1 mile away with wild beaches to the east and the beach at Seaton seafront to the west. Other notable beaches are: Beer (3miles), Branscombe (5 miles), Lyme Regis (6 miles), Charmouth (10 miles), Sidmouth (12 miles), Burton Bradstock and Hive beach (13 miles). Additionally the south west coastal path links many of these and other beaches providing magnificent coast and rural views.

Travel:

There are excellent road communications in close vicinity to Orchid Cottage making it a relatively easy destination in the west country. The A35 Axminster (6 miles), A303 Ilminster (19 miles), M5 Collumpton (25 miles), and London is less than 150 miles by road.

There are good rail links to London Victoria from Axminster (6miles).

A car is recommended for more extensive travel but not essential for holiday due to public transport options and the wide variety of activities/facilities nearby.

Further Details:

Orchid Cottage being on the border between Dorset and Devon provides the best of both worlds. Orchid Cottage is located in one of the prettiest villages in Devon and there are plenty of very nice walks around cottage itself. If you decide to drive to Dorset, Lyme Regis (known as a Pearl of Dorset), is only 6 miles away. Slightly further into Dorset there are fantastic yellow cliffs of Burton Bradstock, West Bay and Freshwater and full of fossil beaches and unforgettable tropical gardens and Swannery in Abbotsbury. Devon has lots to offer too. In the immediate vicinity there is beautiful Axmouth harbour and the Axe estuary with opportunities for birdwatching, canoeing and sailing. There is the Seaton tramway leading through the Axe and Coly vallies, Burrow Farm gardens, Beer with its caves and Pecorama, Sidmouth with great town gardens, red cliffs, Jacob's ladder and walks towards Ladram bay. There is the Lockyer astronomical observatory on the way to Sidmouth. Also visiting Honiton with lace museum and Black Down Hills is strongly recommended. Further to the west there is wild Dartmoor with its rivers, walks and ponies. And there is of course the River Dart itself with Dartmouth fantastic views and a castle. Inland there is are large number of unique National Trust properties with interesting gardens and even more interesting history to tell.

Devon and Dorset are known for food as well - abundance of fish, great pubs and restaurants, fabulous Dorset apple cake, Moores biscuits, bread baked in traditional way, dressed crabs, fresh fruit and vegetables, and great venison. And of course Lyme Bay wine selection.

Although Orchid Cottage is set in a quiet village it is far from isolated with easy access to major trunk roads and surrounding towns and the city of Exeter. A modern and a substantial Tesco store is about 1.5 miles from the cottage in Seaton. Seaton can provide all of your routine needs with a variety of stores, banks and restaurants.
