Near to the mouth of the Kingsbridge Estuary, built mostly on its steep west side, it lies within the South Devon Area of Outstanding Natural Beauty.
Visitors return year after year, finding quick and easy access not only to beautiful beaches via the ferry links to East Portlemouth and South Sands, but also to its boutiques, pubs, restaurants and stunning coastal paths; all making the Salcombe experience truly unforgettable!

About Melanie Sharwood
My name is Mel and I have had the pleasure of managing this stylish townhouse for about 6yrs now. We look to provide you with the highest standard of care and to be on the end of the phone if there is anything you should need. Special requests of flowers, champagne, chocolates etc for a celebration away can be supplied and put in the house ready for when you arrive. Why Melanie Sharwood chose East Portlemouth
This house is in an ideal location for exploring Salcombe and the surrounding area. The added bonus of a private parking space will not go amiss here! With good quality furnishings, Egyptian cotton bed linen and top quality luxury towels, Wi-Fi, Sky TV, an excellent selection of reading books and DVD's to suit all tastes and ages! Most years, the owners are proactive in making some improvements to the house. 2014/5. resurfaced the lower terrace area with York paving slabs, rebuilt surround wall with existing stone and replaced roof-light window. 2016/7. Replaced sisal carpet on the entrance stairs to first floor, Tiled ground floor entrance.Replaced sisal with Karndean in the TV/sitting room and long sitting/dining room. Sitting/dining room- replaced 2 armchairs with 2 x 2 seat sofas, new curtains. Re-tiled and decorated master en-suite. Replaced carpet in master bedroom and redecorated. Refurbished top bathroom, installing new shower and screen, new vanity unit and tiled flooring. Kitchen refurbishment.
What makes this House unique
A very well maintained house! Immaculately clean and presented to a 5* standard. Boasting an extensive decked area to sit out and enjoy the weather. Parking in Salcombe! Please note that access to the private parking area has a height restriction of approx 1.9m. There is an allocated parking space for ONE car with additional car parking available nearby in the long stay car park by purchasing a car parking pass which can also be used in several other car parks throughout the South Hams. Cost is approx. £40 for per week, per car.

Beautiful property in the heart of Salcombe
For the second year running this property has proved a jewel among holiday homes. Located in the centre of town, but set back from the main street in a quiet courtyard, the house is steps away from a huge selection of shops, cafe's and the bustling harbour, and yet noise is never an issue and the roof top terrace is tranquil sun trap to relax on.
The house itself is well maintained with furnishings and appointments well above the usual standard. Everything was provided from bed sheets to stair gates (we had a two year old in the party) and from a huge selection of cutlery to hand soap in each bathroom.
Mel Sharwood is the perfect property manager discreet friendly communication and help when necessary. We also loved the cake and bottle of wine on arrival - very thoughtful!
These are just some of the details that make 1 Kings Cottage a home away from home and we are all looking forward to returning next year.

Absolutely delightful townhouse. Tastefully furnished, extremely comfortable, very well equipped
Really, really enjoyed it. The property was perfect for us - four adults but could easily have accommodated more. Loved the furnishings and decorations. Beds were really comfortable and bathrooms and kitchen all spotlessly clean. Loved having two sitting rooms. Also loved being in town, restaurants and shops on the doorstep. Would definitely return!

Great facilities, spacious yet cosy and in a fab spot in the centre of Salcombe
A smartly decorated and clean property with a plenty of space and good amenities. Nice kitchen and ample space and big table to eat outside.
Good wifi. Parking space in centre of town was also invaluable.
Would stay again.
Not the place to stay if you want a view of the harbour. Otherwise excellent.

Awesome property in a fab location
This was our second time staying at Kings Cottage and we're already booked in for next year!
The cottage has recently been updated and is equipped with everything you need to stay. There's more than enough room and the decking outside is a real bonus, right in the middle of town - it's perfect! Mel is really helpful and always quick to respond to any questions - thanks again!

Special interest holidays: Dittiscombe Equestrian Centre, Dittiscombe, Slapton. TQ7 2QF - Tel; 01548 581049 - For riding lessons and hacking; with indoor school for bad weather! - 35 min. drive. Coast/Beach: East Portlemouth Beaches - 5 minute walk & 3 minute Ferry ride. The Ferry operates from Easter to October with a continuous service. Venus Café are based close by for a drink or snack to eat. South Sands Beach - 1 minute walk + approx 7 min ferry ride. The Ferry operates from Easter to October. Running roughly every 1/2 hr. Visit the South Sands Boutique Hotel for a bite to eat! North Sands Beach - 1 mile, 15minute walk. Visit The Winking Prawn for a delightful snack or meal is a definite must Distances: Kingsbridge - 10 min drive Slapton Sands - 20 min drive Blackpool Sands - 25 min drive Dartmouth - 25 min drive Dartmoor - 45 min drive Further Details: Cranch's shop (general food store) Bakery Delicatessen Butcher Newsagents Restaurants Bistros Lloyds bank All a minute's walk from your front door!!

Changeover Day: The house is let through the main holiday season from Saturday to Saturday. Arrival time of 3pm on Saturday and departure at 10am please. Notes on prices: Out of season - if occupancy is 4 people or less, we can offer a reduced rental if only 1 or 2 bedrooms are used. Please ask for details. Short breaks are available out of high season. Rates are subject to change until reservation is confirmed.
