Open plan design. Sleeps 6. Three bedrooms. Converted 3-storey 18th Century listed water mill set in a wonderful, peaceful, rural location next to a stream. The Mill has a large lawn bounded by a further 8 acres of wild meadow & woodland. A truly secluded spot. Just a short drive away are the glorious beaches of the Camel Estuary (Rock, Daymer Bay, Polzeath) ideal for an array of water sports, & Padstow a short ferry ride away. The Cornish coast is very close by & the 2 local village pubs within walking distance. PLEASE NOTE: You do NOT have to pay online through Owners Direct as they will add fees. All payments are made direct to me via bank transfer (or cheque).

A beautiful rural retreat

Combe Mill is a well equipped and maintained character property situated at the end of a private road a short car ride from both Padstow and Wadebridge. Our party consisted of 6 adults and one toddler and the Mill never felt too small or cramped. All the bedrooms are a reasonable size and are bigger than they seem on the photographs. There is ample storage space for clothes in the bedrooms. Our daughter and her husband were in the first floor bedroom with our grand daughter and there was plenty of room for her travel cot in the room. The bathroom and ensuite are of a good standard as is the overall standard of furnishings throughout the Mill. The grounds are simply stunning. Driving along the country lane leading to Combe Mill is a bit intimidating at first, but we all soon got used to it. Our son and his wife and our daughter and her husband dined in Padstow a couple of nights and the taxi fare back to Combe Mill was £32. Overall we had a fantastic week break at a Combe Mill and would definitely go back given the chance.

Fabulous holiday

We had a fabulous half term at the mill, the property and grounds are beautiful. The mill has absolutely everything you could need and more and at a very high standard. Cornwall is amazing and the mill is in a great location to explore.

Old mill by the stream lives up to expectations.

This property looked good on the web site, so we decided to book a week for a party of four adults in September, hoping for some good weather. We were delighted with the property and the weather. The property was in our chosen area of Chapel Amble which is only a short drive to Port Isaac/ Wadebridge and Padstow, an ideal location for exploring this part of north Cornwall.

The property is split over three levels with the lounge diner and kitchen on the ground level with one double bedroom with en suite on the upper floor ( note this has a bath but no shower), two further bedrooms a double and a twin are located on the lower floor with a separate bathroom containing a bath and shower. The mill was spotless and nicely decorated with modern fittings throughout. The log burner was brilliant on a couple of chilly nights which we had filling the entire mill with warm air. The grounds next to the cottage are well manicured but if you wish to explore further then I should take some wellies.

To sum up we were delighted with our stay and had no complaints.

Delightfully original

A wonderfully equipped hideaway with great character. The grounds were mown for ease of access and we enjoyed exploring them.. Having owned a property in Rock, I very much appreciated all the niceties that were in the house for our enjoyment..

The glorious beaches of the Camel Estuary (Rock, Daymer Bay, Polzeath) are a 15 min drive away. As well as sailing, windsurfing & waterskiing, Rock offers opportunities for fishing, diving & wildlife excursions. Padstow is a 5 min ferry ride. Daymer Bay is the quintessential family beach; a huge expanse of fine, clean sand. Polzeath, at the mouth of the Estuary, is much renowned for its surfing. A stunning beach bounded on either side at low tide by scores of rock-pools teeming with sea-life.


Newquay Airport is 16.5 miles away.

Bodmin Parkway Rail Station is 14 miles away.

Use of a car is recommended due to the rural location of the Mill. However, there are very good taxi services in the area.

Further Details:

Two miles away at St Endellion, there is the splendid Trevathan Farm shop/ cafe/restaurant with outdoor play area. The picturesque villages of Chapel Amble and St Kew are within walking distance (1 mile and 1½ miles respectively). Both have pubs serving excellent local food and ales. Chapel Amble also has a small shop & Post Office. St Kew has a beautiful 15th century church. The nearest town is Wadebridge, set on the River Camel, with an excellent array of shops, pubs, restaurants, banks, supermarkets, bus station, cinema, & swimming pool/leisure centre. Wadebridge is the nearest access point onto the well-known Camel Trail. From here you can follow (by bicycIe or on foot) the old railway line along the banks of the Camel to Padstow (5 miles), or, alternatively you can follow it in the opposite direction through the verdant Camel Valley to Bodmin (5 miles) and onto Wenfordbridge on the edge of Bodmin Moor (12 miles).

In Rock, the Rock Inn Pub & also Nathan Outlaw's pub - The Mariners - offer arguably the best views on the Estuary and offer excellent food, & perhaps for that special occasion, the Michelin starred Nathan Outlaw's at Port Isaac may tempt you. Or, if Rick Stein's Seafood Restaurant takes your fancy, hop on the ferry to Padstow; a five minute trip and you are there!

A short walk from Daymer Bay, out across the golf links, takes you to the beautiful, tranquil, 12th century church of St Enodoc where the much loved Poet Laureate Sir John Betjamen is buried.

Polzeath benefits from cafes, restaurants, gift & clothing shops selling beachwear along with surf clothing and equipment. You can also rent surf equipment as well as book surfing lessons here.

The spectacular North Cornish coastline, with its atmospheric fishing villages of Port Isaac (Doc Martin fame), Port Gaverne & Port Quin, is popular with kayakers - exploring the sea caves at high tide & the pristine secret beaches at low tide. For those wishing to join a guided expedition, trips generally commence from Port Quin.

Notes on accommodation: Families with young children should be aware that the Mill has a stream running directly adjacent to the lawn. Inside the property, there is a spiral staircase and only 1 stair gate in the 3 storey property. Outside: Driveway with plenty of parking. Wonderful large lawned area, ideal for games or simply relaxing by the stream. Picnic table/bench, second bench & barbecue. The lawn gives way to the meadow & woodland where there is a year round abundance of wildlife including deer, foxes, badgers, stoats, owls, buzzards, sparrowhawks & kestrels (the stream runs the full length of the boundary of the Mill & its grounds). In the spring the woodland is alive with birdlife and carpeted with bluebells, campion, and other wild flowers. The meadow is truly a wild meadow. To improve access, whilst minimising disruption to wildlife, pathways through the meadow are mowed just twice a year. Boots/wellingtons are therefore recommended. Bed linen, house towels, & also beach towels can be provided for an extra charge (please enquire). Tea-towels & bath mats are provided free of charge. A cleaning service can be provided during your stay for an extra charge - please enquire. Other: Dining area with large dining table and 6 chairs, CD player/radio, night store/economy 7 heater. Lower floor: hallway with electric night store/ economy 7 heater, and external door.
