Tarbat Lodge offers a spectacular location overlooking the picturesque stone harbour, with views across the Dornoch Firth to the Sutherland hills beyond. Portmahomack's beautiful, sandy beach is immediately adjacent to the house. Originally built in about 1740, the house has recently been refurbished to a very high standard for the use of the the owners' family and for guests. The period charm of this listed house has been enhanced with all "mod cons" provided. The house has 5 bedrooms which can accommodate up to 12 people. However, due to the arrangement of the rooms it is equally suitable for smaller groups, for which a reduction in the rental charge may be available outside the high season. Pormahomack is located on the Tarbat peninsula which has a drier climate than most of Scotland and does not suffer from the midges prevalent in other parts. There are many things to see and do nearby, including superb golfing facilities.

Why Duncan and Rosemary Budge chose Portmahomack

We bought Tarbat Lodge because we loved the village of Portmahomack which we have known for years as we have family connections in the local area. Our children used to enjoy playing on the beautiful beach when they were younger. They now have groups of friends to stay. There is so much to do in the area for people of different ages and with different interests : there are several other lovely beaches and coastal walks nearby; golf, dolphin-spotting, bird-watching, fishing, mountain-biking and many other activities are available; there are historic houses, castles and whisky distilleries to visit.

What makes this House unique

We were drawn to the house because of it's special position on the sea-front with lovely views across the picturesque and historic harbour and the Dornoch Firth to the Sutherland hills. The beach is so close by and there are very pleasant coastal walks to be had from the house. The listed house has much of the period charm of the Georgian era, with light rooms, sash windows and shutters. When we bought the house it was divided into two separate dwellings and required considerable work to transform it into a comfortable home. The improvements were designed very much with our own use in mind. We have found that the lay-out of the rooms works very well for large family gatherings. It is easy to keep the house warm due to the underfloor heating, wood burning stoves and good insula

                              The 9 hole Tarbat links golf course on the edge of the village is particularly attractive and welcomes visitors. The house offers an excellent base for golfers, being 12 minutes from Tain, 25 minutes from Royal Dornoch and within easy reach of courses at Golspie, Brora, Strathpeffer, Elgin and Nairn. There are 22 golf courses within an hour and 15 minutes drive.

                                  The ground floor is accessible for people with wheel chairs and the downstairs bathroom (with shower) has a specially-designed, wide door to facilitate access. There are no bedrooms on the ground floor.

                                    • Notes on accommodation: Pets are welcome but we ask that they should not be allowed upstairs or on the furniture and that pet owners should pick up any mess caused by their pets. Dog basket provided. Smoking inside the house is not allowed. Outside: Pretty garden with lawn and separate garage and parking. Large Caithness stone terrace at the rear of the house.                                       This is our fourth year here and we cannot speak highly enough of Tarbat Lodge. The setting, with spectacular views across the Dornoch Firth, is as stunning as you will find anywhere in the Highlands. The house itself has to be seen to be believed. No expense has been spared in the renovation of this beautiful and spacious lodge. The spectacular kitchen is very much the hub where we have enjoyed many fun nights. It's the highlight of our year and here's to many more visits!

                                      Tarbat Lodge is a beautifully renovated house decorated and furnished to a very high standard. It is in prime location overlooking Portmahomack harbour and the Dornoch Firth with sea views from all the bedrooms. The house is spacious but still has a homely feel, with 2 cosy sitting rooms and a fantastic kitchen diner, with high quality appliances and all the kitchen gadgets you could possibly need.The porch on the front is a great place to relax and enjoy the views, with the benefit of being heated. The underfloor heating is simple and easy to control. The beds are extremely comfortable and there are great power showers you in the 4 bathrooms.

                                      We have now holidayed here for 3 years and wouldn't choose to go anywhere else. No down sides, cannot recommend highly enough.

                                      Portmahomack itself is a beautiful and peaceful place; no need to go far, but recommend trips to Dornoch and Cromarty.

                                      There is plenty of information about the area and places to visit and eat provided in the house.

                                      We could not fault Tarbat Lodge. It suited us down to the ground as a holiday destination for our extended family which allowed us quality time together in beautiful surroundings. The place was so peaceful that we were just happy staying in the vicinity relaxing in the house and catching crabs along the jetty. There is however plenty to do in the surrounding area and the Tarbat Discovery Centre is an absolute must place to visit if you enjoy history.

                                      This was our first visit to the area, the location is perfect with views of a fishing harbour, Dornoch Firth and a sandy beach. We were a large group of mixed ages. Some played golf, some went on long walks while others read in the sunny porch or cooked in the fabulous well equipped kitchen. We visited the Black Isle and took a boat trip to see the dolphins, Tain and Dornoch are nearby with a lot to see and do. This is the very best holiday home we have stayed in. Comfortable, well equipped, stylish and spacious. Can't recommend it more highly.

                                      Each year our extended family of 3 generations holiday in Portmahomack. This was our first time staying in Tarbat Lodge and it was just wonderful. We loved everything about the house which is extremely well equipped has been renovated to a high spec throughout. The beds are very comfortable & the bedrooms have fabulous views. The 2 sitting rooms are cosy, comfortable and a great space for both old and young (or for the former to escape the latter!). The kitchen is lovely and spacious, opening onto a sunny terrace. We had the happiest of family holidays in Tarbat Lodge and are already excited about our return in 2015.

                                      We stayed in Tarbat Lodge in July and loved it. We are a large family group over 3 generations. The house has lots of living space including a huge, light, very well equipped dining kitchen with french doors leading to a stone patio area. The bedrooms all have sea views and are very comfortable (great beds!). Lovely bath/shower rooms with oodles of hot water. The front porch is lovely to sit in with a view over the Dornoch firth and the harbour, we saw dolphins! The garage was very handy for storing our canoes etc.

                                      We know this area well and have stayed in other houses near here, but this is by far the nicest house in the very best location, highly recommended.

                                      Coast/Beach: The house overlooks the sea and the harbour, which are immediately opposite. A beautiful sandy beach extends in a crescent shape the full length of the bay. It has consistently won awards for its high standard and cleanliness. The beach is immediately adjacent to the house. There are several sandy beaches nearby as well as wonderful coastal walks. Travel: Inverness airport (48 miles); several car hire firms based there; also taxis and shuttle-bus into Inverness; daily flights from Gatwick, Luton, Bristol and Birmingham; Inverness railway station (42 miles); connecting train service to Fearn (7 miles) and Tain (10 miles); also connecting bus service to Tain and Portmahomack (changing at Tain). Distances: Tain (10 miles) for shopping ( Tesco, Asda, good local baker, butcher and fishmonger etc.) Dornoch (19 miles) for golf, beach, restaurants, antiques etc. Further Details: Local facilities: the village has a well-known restaurant (The Oystercatcher), a cafe/restaurant (The Carnegie Hall), and a pub, which are within a minute's walk. The village shop/post office is also close by. There is also a cafe/ restaurant at the local Tarbat golf club. Glenmorangie House ( 7 miles away) offers "fine dining" in an attractive setting. Ready-made meals can be provided by prior arrangement. Local wildlife: Dolphins can often be seen from the village and dolphin-spotting trips are available locally. The local birdlife is particularly extensive, with RSPB reserves at Nigg Bay, Munlochy Bay and Loch Fleet. Local activities: Sea-fishing, salmon and trout fishing, kayaking and mountain biking (with extensive designated trails) are all available. Beautiful walks abound around the coast and in the hills. Local historic sites: The remains of an important Pictish monastery at Portmahomack have recently been excavated and some of the finds are displayed at the nearby Tarbat Discovery Centre. A number of beautiful, carved early Christian standing stones can be seen in the area, forming part of the "Pictish Trail" of places of historic interest. Other places to visit: The famous Glenmorangie Distillery ( 11 miles) offers tours and tastings, as does the Balblair Distillery at Edderton (15 miles) and the Dalmore Distillery at Invergordon (8 miles) . The historic towns of Cromarty (reachable by ferry in the summer months, restaurants, dolphin-spotting and wonderful Georgian architecture) and Dornoch (19 miles) are well worth visiting. There are several outstanding castles and historic houses, such as Dunrobin (26 miles), Cawdor and Fort George (both close to Inverness Airport, approx. 50 miles). Further afield: Portmahomack is an excellent base from which to explore the Highlands. Day trips to the West or North coasts or even to the Orkney Isles are possible. Guide books and maps are provided.

                                      Booking Notes: If you are interested in booking the house, or would like to know more about it, please contact us either by email or phone. A deposit of 25% is payable to secure a booking together with an email confirmation of the dates required. The balance of the amount is payable 8 weeks before the rental period. Changeover Day: The normal change-over day is Saturday but this can be flexible, particularly out of the high season. Guests should arrive after 4 p.m. Guests should vacate the house by 10 a.m. on the departure day to allow the house to be thoroughly cleaned. Notes on prices: A reduction in price may be available for smaller groups who wish to book the house outside the high season. Lets of less than a week may be available outside the high season.
