Casa del Lupo, Lisciano Niccone, Lake Trasimeno, Umbria, Italy - Fabulous Location With A 5 Minute Drive To Charming Villages
Casa del Lupo is a detached private house at the far end of the pretty hamlet of Val di Rosa, near to the village of Lisciano Niccone. The hamlet has the small church of San Niccolo where there are occasional services and a summer festa. The house and gardens look out over the Pian di Marte, a quiet and beautiful valley on the Umbria-Tuscany border. The house is spacious and over two floors.
On the ground floor is a large sitting room with 2 sofas and armchairs, a fireplace with wood burning stove, TV with DVD player. A few steps up lead to a cloakroom on the right with WC, the washing machine is housed here. Ahead is the dining area with table and chairs seating 8. There is a desk with telephone to the left and large well-equipped kitchen further on with doors onto terrace with shaded dining area; table and benches and a barbecue. The upper floor has the 3 bedrooms; 2 doubles & one with 2 singles and bunk bed. One double bedroom is en suite with shower, WC and basin. The family bathroom has tub, shower, WC, basin. Free wifi.
The garden area is completely fenced all around with lawned areas by the house. The pool is on a lower terrace and fenced in separately with a gate from the lawn to the steps down to the pool. The pool measure 12x6 metres and slopes gradually to 2.2m. There are wide internal steps at the shallow end which is a nice splashing area for young children. The pool has solar panels & thermal cover, there are two covered pergolas, table and chairs and 8 good quality sunbeds.
The owner who resides mostly in London has her own apartment above the house it is completely separate and the house, garden and pool are exclusively for the guests of the main house. The apartment may be used by the owner for short periods.
Casa del Lupo is rented exclusively by Gorgacce Rentals: renting houses since 1993.

About Dilys Cordingley
Casa del Lupo is owned by my mum, Dilys. She and my father bought it and renovated it in 2006. My husband Martin and I live locally and we manage the house and its bookings, we have lived in the area since 1999. I like walking, gardening, cooking, films and reading. I love everything Italian. Martin has run wine tastings locally for the past 10 years or more, in January 2016 he qualified as an Italian sommelier. he has also written a book of local walks and leads walks in the countryside and some of the local towns.

We really enjoyed our stay at Casa del Lupo. The little hamlet is delightful and the views of this quiet valley really stunning. The house had everything we needed and the warm pool was very welcome. We visited Siena, Montepulciano, Castel Rigone, Assisi and Todi and had some great meals out as well as at the house.

Real peace and lovely views
Such a lovely house, lots of space and cool inside. The hamlet is so very pretty and we loved the Ave Maria of the bells as they signed off for the evening. The pool was beautifully warm, great views from all angles. We enjoyed sailing on Lake Trasimeno and visiting Cortona and other towns, ate lots of great meals and ice creams!

A house with character and style
Beautiful surroundings and a culturally interesting region. One can feel that the owners invested a lot of time and diligence in preserving the original character of the old house while at the same time providing the convenience of a modern building. The garden is great and the heated pool is wonderful.

lovely peaceful villa in beautiful countryside
we had a super time here. the owner was very friendly and helpful. There is masses to do in the local area and the villa slept 8 of us in great comfort. The garden has different areas for eating ad the pool was perfect.

The house was perfect for us - my elderly parents, our 7 year-old twin boys, my husband and me. Fabulous views, heated pool was great in September. Village near, lovely cafes and I did all my shopping there. Even managed to get the boys to Assisi and Cortona, great treats for all.
We had a fantastic holiday. 5 adults and 2 children. It was lovely to eat underneath the gazebo outside the back door with views across the valley. The swimming pool was greatly used and the two gazebos provided much needed shade. The sun-worshippers amongst us had comfortable sunbeds to lie on. The nearby towns along the shore of Lake Trasimano were popular trips out. An afternoon spent in Cortona proved a great success. The nearby villages of Mercatale and Lisciano Niccone are handy for a morning coffee. Altogether we would not hesitate to visit again.

Coast/Beach There are beaches on Lake Trasimeno, a 20 minute drive. At Tuoro sul Trasimeno there is a beach with children's playground, trampolines, pedalos, wind and kite surfing and ferries to islands. The Adriatic coast is 2 hours, the Mediterranean is 2.5 hours drive. Travel: Perugia airport - 30 minutes drive. Florence airport - 2 hours drive Pisa - 2.5 hours Rome - 3 hours Distances: The nearest villages are a few minute's drive away with shops and restaurants, pizzerias and gelaterias. Cortona, the beautiful medieval hilltop town is 20 mins drive. The Tuscan and Umbrian towns of Siena, Todi, Perugia, Gubbio, Assisi, Montepulciano, Arezzo and Pienza are within 1 hours drive. Within 2 hours drive is Florence. Even Rome is a within a day trip. Rome and Florence are well connected by rail from the mainline station 20 minutes drive away.
