Forest Barn sleeps 2 adults and up to 2 children plus a baby. There is a king size bed and a single bed with a pullout trundle plus a travel cot available. It is in a secure gated property set in 2 acres with parking on a large drive and covered storage for bikes.
For our guests comfort we do NOT let to smokers or accept pets.
If you book through owners direct you will have to pay owners direct a service fee however payment of the rent and deposit will be paid directly to us by bank transfer, cheque (or cash for late bookings)
The kitchen has a hob, combi-oven, dishwasher, fridge with freezer box and good range of cooking equipment. The dining room table has four chairs and we can supply a highchair on request. There is shower room with a combi boiler so you will never be short of hot water after a day in the forest or on the beach. The kitchen leads onto a patio area with table and chairs overlooking the garden, you are welcome to enjoy the garden and use the BBQ.
The steep open tread stairs lead upto a gallery landing in the open plan sleeping and living area with views of the garden and fields. Decorated in natural tones with oak furniture it is airy and open plan, perfect for a couple or a couple of friends. For a family it is a more spacious area than a hotel room with a king size bed and a single bed with a trundle that pulls out for a fourth guest. There is a double sofa and arm chair around a TV DVD and Wii , there is a selection of films and wii games! Children will love the garden & field that can be used for football, bikes or visiting the chickens! There is also a little tikes play house and slide for younger guests.
Towels, bed linen and tea towels are provided and you will find lots of basics like tea and coffee, kitchen roll, S&P, cling film etc etc just ask before you pack! There is a hair dryer. An iron and cleaning equipment. Use of the owners washing machine and tumble dryer is possible. The farm shop and the village stores are walking distance at the end of the lane. Larger supermarkets are 10 mins by car.
The owners live in the main house and provide a discreet presence during your break offering advice on the local area, places to visit, where to eat and perhaps even a sailing experience on their legend 310 sailing Yacht moored in Lymington!
New Milton and Brockenhurst are the closest railway stations on the London line. We are less than half an hour from Southampton and Bournemouth airports and the cross channel Ferry ports of Poole is 45 mins
The village has a riding stables and bike hire can be arranged in nearby Brockenhurst. Tourist attraction in the area include Beaulieu Motor museum, Exbury Gardens, Paultons park with Pepa pig land and there is a folder full of places to visit and activities for everyone. But with the Coast, beaches and new forest you could just relax and enjoy the scenery.

We love living in The New Forest with our two teenage sons we have enjoyed our home since 1998. We love gardening and keeping chickens. Our hobbies include sailing, cycling in the New Forest and watching our sons play sport especially at the village cricket club. We enjoy the beaches and forest that offer diversity through the seasons. Our passion is for great food and wine! We enjoy welcoming guests for a quiet & peaceful break or helping them fill their week with all the action the area offers or may be a bit of both!

Why Kate chose New Milton
Rural setting, close to the coast and inside the New forest national park. Quiet location yet easy to get to the numerous attractions by car, bicycle or even on foot if your a rambler and the train station is a 5 minute taxi away. Deer regularly visit the garden! and we have horses and sometimes cows in adjoining fields. Bird feeder attract lots of birds including woodpeckers and keep an eye out for birds of prey.

A real home from home, cosy, warm and comfortable. Loads of outdoor space to relax and let the kids play. The barn is private and independent yet the owners are on hand to offer advise on the local area. Warm welcome, wonderful stay!
We have just returned from a very enjoyable long weekend at the barn. Upon arriving, Kay greeted us with the warmest welcome (and freshly laid eggs) and was always on hand to ensure we had everything we needed. The location is superb, quiet and peaceful with some great local amenities just a short walk away. It's also very well placed to visit the many surrounding towns and attractions, of which there is no shortage of. The barn itself is clean, comfortable, well-presented and well-equipped. The patio shares and overlooks the hosts' garden, and was a great place to dine and relax. Would we recommend a stay at the barn? Absolutely. It delivered everything it promised and more. Thanks for a great weekend Kay!

Lovely holiday home in the New Forest. Highly recommended.
This is a beautifully presented holiday home. We were made to feel very welcome, and Kay is the perfect host. We appreciated all the little extras such as the fresh flowers, fresh eggs and sweets. The Barn is very well equipped and everything has been thought of. We even had somewhere secure to store our bikes. It is warm and cosy. The gardens are beautiful and we could cycle easily to the cycle paths in the New Forest. I would highly recommend this holiday home.
Warm and cosy in a great location
Well equipped, warm with lovely view across the garden and fields. Saw deer in the garden eating the apples. Enjoyed local forest walks and a nice day at Hegistbury head and mudeford quay just 10 mins away.
Lovely, secluded relaxing barn, perfectly located
We had a relaxing week staying in the barn, which is ideally located for the coast and the Forest. Kay was wonderfully helpful and welcoming, and let our 2-year-old feed the chickens, which he loved. The barn is spacious, clean and has everything you might need. It is also secluded and private, but Kay is on hand to offer advice if necessary. On some days you can see horses, chickens or rabbits depending on which of the barn's windows you look out of. Try dusk for the rabbits. There's also a really good farm shop nearby, which sells Isle of Wight tomatoes very cheaply. We would recommend Bolderwood Deer Sanctuary, which our son really enjoyed. We would love to come back.

Lovely holiday in New Forest
We had a great week at the Barn enjoying all the attractions in and around the New Forest in lovely sunshine. Kay was very helpful and the girls loved the garden and the chickens! The barn was spotless and had everything we needed - it is only a short drive to shops, beaches, crab fishing and Peppa Pig Land :-)
Special interest holidays: Sailing- the Solent is well known for sailing. We are pleased to give our guests an experience of the sea between Lymington and the Isle of Wight, either under motor or sailing. Subject to skipper availability, weather and tides. Horse riding - there are two stables in the village. K Fishing - Orchard lakes provides local fresh water fishing. The Hurst spit is popular for beach fishing. There are lots of boat fishing trips bookable locally. Cycling - a perfect base for exploring the New Forest. Hire available locally. New Forest Marathon - if you are coming to run we are 5 minutes from the start and happy to drop you down and then wave as you run past the Barn a couple of miles before the finish! Coast/Beach: The barn is less than 10 minutes car journey to the cliffs overlooking the needles and host a combination of pebble and sand. Sandy beaches at Avon & Southbourne are within 20 mins by car and the famous Hengistubury Head, Studland and Sandbanks can be easily reached. Lymington with its car and passenger ferries to the Isle of Wight are 20 mins away. Travel: By car - located 20 minutes from junction 1 of the M27. By Train - 10 minutes from Brockenhurst or 5 minutes from New Milton main London SW link. Car hire and taxi found at both stations. By air - Bournemouth is 20 minutes and Southampton is 35 minutes by car. Heathrow is 90 minutes and we have a local airport taxi company who specialise in airport runs. Channel ferries are located in Portsmouth (50 minutes) and Poole (35 minutes). Distances: Forest Barn is in a rural setting on the edge of a village with a general store and farm shop either end of the lane, however 5 minutes drive away is New Milton providing shops and usual town facilities. Further Details: Lymington - is a Georgian town, with a large Saturday market running the length of the high street. The cobbles provide access to the town quay and on to the marinas. The saltwater baths offers a different swimming experience and there are numerous places to eat and drink from early until late. Walks - Blackwater Arboretum, Beaulieu river to Bucklers Hard, the sea walls providing extensive views over the Solent and bird sanctuaries, The spit to Hurst Castle with views of the needles as well as miles of Forest and coastal paths will keep walkers of all abilities happy. Famous forest villages of Lyndhurst, Burley and Brockenhurst are all close by. Beaulieu motor museum, Exbury Gardens, Isle of Wight are a few of the many local attractions. Family days out can be found at Paultons Park, Adventure Wonderland and Moor Valley with forest play trails, steam train, Go ape and much more. The seasons in the New Forest offer a different experience. In the Autumn the forest turns gold and the heather shades of mauve. The winter coastal paths are dramatic and the attractions quieter. The spring bursts into life with rhododendrons and flowers galore, and the new forest foals start to appear. The summer offers the diversity of beach or dabbled shade of the forest. Food and Drink - from fine dining to forest pubs or a take always there is plenty of choice in the local area, but if you are looking for a special treat during a short stay its worth booking in advance please ask us. There is a folder full of things to do, what to see and where to eat in the Barn and we are always on hand to help.

Booking Notes: A booking deposit of 25% is required with the balance payable 6 weeks before arrival. A damages deposit of £50 is held until successful check out inspection then returned via bank transfer. Please contact owner for a booking form. Changeover Day: Arrival and departure dates are flexible except summer holidays when we let Saturday to Saturday. We ask guests to depart by 10am and arriving guests to arrive, by arrangement, from 4pm-8pm Notes on prices: Prices quoted are based on 2 guests. Additional guests are charged per person/night. We offer a discount for return guests 10% off weekly rates and 5% off day rates. Minimum stay is 2 nights and bank holiday weekends 3 nights. Rates are flexible for longer stays.
