This grand, detached holiday home is a former gentlemans residence and is located in Primrose Valley village, near the seaside town of Filey. It retains many original features including parquet flooring, stained glass windows, high ceilings with cornice work and spacious rooms to lose yourself in. There is also a traditional Pub within the property while the lawned and landscaped gardens are complemented with a hot tub and seating area with a barbeque.

Wander through the quiet estate to the stunning 5-mile stretch of almost deserted beach for a family day to remember. Primrose Valley is home to an 18-hole golf course and boasts a contemporary pub serving delicious English cuisine within a short stroll of the front door.


The property features two large lounge areas for sitting back and relaxing while watching TV. Both lounges have Sky viewing including Sky Sports so there is no need to ever miss sporting events, movies or the latest TV whilst on holiday! One of the lounges features a log burner, perfect for cosy winter nights! There are also iPod docks in many of the rooms, with free WiFi throughout.

Dining Room

Getting away with the whole family provides a great opportunity to have a good natter over some amazing food. The dining room has two large tables to cater for the whole family with the kitchen opening up into the dining room. The dining room cupboard holds the 8 provided Hot Tub towels as well as a number of board and outside games!


The kitchen is fully equipped with a multi-fuel range, American style fridge freezer, washer, dryer, microwave and dishwasher. Cutlery, crockery, pans and utensils are all supplied in the kitchen for that home cooked meal! Tea towels, oven gloves and washing up essentials are provided along with and handful of dishwasher tablets.


Spend quality time in your very own traditional English Pub where, you can even pull your own pint; We are able to order 11 gallon kegs on your behalf at around 1.10GBP a pint and have them fitted ready for your arrival! The pub boasts Sky TV (including Sky Sports and BT Sports), pool table, dart board, table football and a music docking station. The Pub is accessed via the kitchen, located in a one story building so, no one will be disturbed if you turn the music up and 'belt' out a tune or two! However, please note, the property is situated in a residential area and therefore, we do ask that noise is kept to an acceptable level after 11pm.

Garden inc Hot Tub & BBQ

Kick back and relax in the Hot Tub, which is one of the great features of the private gardens. Soak up the bubbles with plenty of space for everyone either in or outside of the tub! There is a brick built barbeque for the summer nights and also a play area to keep the younger guests occupied while the adults enjoy the bar and tub. The large lawned areas are fantastically maintained with so much space for kids to run around in!


The bright and airy conservatory leads off one of the living rooms and is an ideal place to relax and look out over the landscaped gardens meaning you can always keep an eye on the kids while they play in the spacious gardens or on the playground. The garden can be accessed directly from the conservatory.

Ground Floor

There is one double bedroom on the ground floor with a wet room bathroom opposite. There are no steps to this bedroom or bathroom and would be suitable for disabled guests.

First Floor

The first floor comprises of two double bedrooms and one triple room. All the rooms are bright and airy with plenty of space. One double bedroom contains a 5ft sleigh bed with en-suite bathroom which showcases a roll top bath, basin and toilet. The second has a double bed and the third has three single beds. There is a family bathroom featuring a Jacuzzi bath, separate shower room and a separate single toilet on this floor.

Second Floor

The second floor has one double room, one triple room (three single beds) and one twin room. There are also two shower rooms with toilets on this floor.


There is ample parking on the driveway with on street parking also available directly outside the gates.

Things to do...

Around the boating lake in Primrose Valley, there is plenty to do, none of which require the Haven activity passes. There is plenty to entertain kids and big kids alike including tennis courts, archery facilities, crazy golf, rope course and a climbing wall just to mention a few!

Just a short drive down the road is The Bay, Filey. The Bay is home to a leisure centre boasting a gym, sauna and swimming pool. On site you will also find a putting green, tennis court and the John Paul Jones pub which serves great food - we recommend the gourmet burgers!

Do not forget your bucket and spade, as you are never too far from the beach! The popular beach resort of Filey is only about a mile away, while the bigger resort and town of Scarborough is a short drive away. If you prefer the quieter beaches, you may want to give Cayton Bay beach a try.

Amazing Property!! 5 * Mansion. Perfect.

What a truly delightful property. We were a group of colleagues celebrating a couple of special birthdays. We arrived Friday evening as we met with the Keys and shown around the property. The house was so large some of us could sit and socialise in the large kitchen which was the hub of the home, some were sat relaxing in the conservatory and some was enjoying the fantastic hit tub. The pub was amazing and the football and grand prix fans among us were able to watch the sports while having a beer. We all had a nice chilly walk to Filey along the beech on the Saturday and we walked to the Royal Oak pub which is did an amazing carvery. the welcome pack and cake was very nice so we could make a cup of tea/coffee while waiting for our Tesco delivery to arrive. It is the first time we have all gone away together from the office and this morning everyone is asking when we are going again so it was a great success, the house helped as it was truly amazing

Perfect house for a friends get together

Wow. The house is amazing and exceeded our expectations. Comfy spacious bedrooms, well equipped kitchen and the pub is just great. The house is in a great location to explore Flamborough Head and Filey is just a short drive away. The Royal Oak, which is a 10 min walk, did not disappoint and the Indian takeaway in Filey is highly recommended.

We look forward to returning.

Fantastic family holiday

This was our second stay at Bourne End House, and we've booked again for next year! A great property in a great location. The house had plenty of space for all 15 of us, the enclosed garden was great for the kids and the hot tub was fab. A short walk down to the hill to the sandy beach, and only a little further to Filey itself. An easy walk even with the pushchair. We only took the cars out twice all week. A great place for a family gathering!

50th birthday

What a house the rooms are all big rooms and were all clean and tidy. The welcome cake was a nice surprise and tasted lovely.the kitchen and eating area are the right size for 16 and more people. The pub and games room were great and were used nonstop as was the hot tub. Phoebe our dog loved the garden .we all wished we could have stayed another we will definitely book again. 5 out of 5

Lovely house - we will be back !!

We stayed at Bourne End for a week and had a fab time. We are a family of 12 (11 adults and 1 child) and the house suited our requirements well. We all had plenty of space to spread out which was nice and the bedrooms offered plenty of flexibility. The house is finished to a very good standard and was clean. There were a couple of things which weren't working but this didn't spoil our stay (we have reported them so am sure they will be sorted soon). Hot tub and games room were popular as was the good selection of games in the house. As a family, we love Filey and the Yorkshire Coast and this house is an ideal location to be based. Its not far from the beach and a short walk to Filey (although the hill is a little steep!) and along the coast. The house has good facilities for cooking although we did eat out most of the week. Would definitely recommend the cafe down the road (his breakfast is amazing), the chinese takeaway in Filey and Cobbles Bistro on Filey seafront (above the arcades) for a pizza on the balcony. We loved it all and will hopefully be booking for next year x

Family Get Together:

We were a party of 16 ( 3 years to 71 years) and we were all more than capably catered for. We were met on the time specified and shown round the house and gardens. (The welcome cake was really appreciated).We all made full use of the house and gardens. The hot tub was extremely good as the weather could have been better. The pub was the "hub" for the weekend and all the facilities were well used.

We even had people trying to play the piano! All in all the weekend was a complete success.

Why NYCH chose Filey

Primrose Valley is a short distance from where I live on the Yorkshire Coast. The property itself, even in the poor state I bought it in, had so much potential. It is located in it's own grounds and is a 10 minute walk from a rural beach with no shops or amusements. You can walk for miles on the beach, sit relax or head for Filey where there is more going on. Primrose Valley is an ideal location for families to get away from the hustle and bustle and explore the Yorkshire Coast.

What makes this house unique

The property has so much to offer with more than enough space inside and out. The enclosed garden has been landscaped and provides a seating area, barbecue, hot tub and children's play area with lots of space for outdoor activities. Inside there are 2 sitting rooms, a conservatory and dining room so no matter how many people are staying you can always find a quiet corner. The bar is set to the side of the main house and provides entertainment with a pool table, dart board and table football. There is no need to venture to the pub you can bring your own drinks along and have a good time without the worry of driving or babysitters.

Bourne End House was everything we were hoping for and more. We were celebrating an 8th and a 70th birthday and the house catered for all our age groups perfectly. The children especially enjoyed the hot-tub and the games room and the adults appreciated the comfortable rooms and the bar!! The house was very well equipped for all the meals we made, the dishwasher coped extremely well! The beach was just a few minutes walk away and another 20 minute walk took us into Filey. The Primrose Valley holiday site was also only a few minutes walk and we took advantage of the amusement rides to keep the kids (and big kids) happy for a while. We would highly recommend Bourne End House and would love to return one day.

Primrose Valley beach is 10 minutes walk from the property. There are no facilities on the beach. Filey is 2 miles away and the beach there has all the seafront facilities you may require. There is a 5 mile stretch of beach that runs from Filey past Primrose Valley and beyond. Plenty of space if you want to be peaceful. Surfing is good on this coast.


Filey is the nearest main town with bus and rail links. The bus does stop on the main road just outside Primrose Valley.


Primrose Valley is an ideal location for exploring the Heritage Coast and the North York Moors National Park. Explore the ancient sea port of Whitby; the elegant seaside town of Scarborough boasts a wide range of shops, theatre, fun fair and colourful beach-front promenade. Filey offers 5 miles of stunning beach with fishing and sea-going trips from the cobbled slip way and some delightful restaurants.

Primrose Valley has a pub. There is a garage situated just off the main road which is a short walk away to purchase milk and essentials. Filey is a 10 minute drive away and has a large supermarket and shops. there are numerous local eateries to cater for all tastes and we can give you details.
