This unique rustic little cottage adjacent to marshes bordering the River Yare is in the perfect location for those wanting to relax and unwind whatever the season. This peaceful romantic hideaway was once the home of the Marshman who tended to the cattle grazing on the marshes, and we have tried to retain its rustic charm with original brick floors and wood burning stove. The network of quiet lanes and extensive riverside footpaths (including Surlingham RSPB Reserve,Ted Ellis Reserve and the Wherryman’s way) make it the ideal spot for walking, cycling, fishing (with licence), bird watching, or just cosy nights in front of the fire on a winter's evening. A motor launch can be hired locally to explore the expanse of Norfolk Broad Waterways, plentiful with wildlife and ample opportunity to visit the many riverside inns. Nearest pub 10 minute walk! You cannot fail to be enchanted by all that Marsh Cottage and the surrounding area has to offer with nature well and truly on your doorstep. We now have a Canadian canoe that you are welcome to borrow during your stay. It is kept a 10 minute walk from the cottage where you can access the wonderful waterways leading to Surlingham Broad and the River Yare.

The cottage is amazing. For so many years I have looked for a little house like this in the middle of nowhere where I can find the peace and quiet that nature brings. Marsh Cottage has given me that opportunity this week, my only regret is that I didn't book two weeks so that I could enjoy it for longer.(25/08/2013)

Notes on accommodation: Marsh Cottage is at the end of a track less than half a mile long. The track can be seen in the photographs. There is parking in a grass courtyard adjacent to the cottage. The courtyard can be locked. Outside: FULLY ENCLOSED fenced garden. Patio area surrounded by lavender with wooden round table and chairs. Bbq and picnic table on higher ground with fantastic views of surrounding fields and marshes.Two wooden sun loungers. Cleaning / Towels / Linen / Maid service: Cleaned prior to every new arrival. Clean sheets and towels and tea towels provided at the start of every stay. Please bring beach towels and dog beds/dog towels if bringing your pet. Other: There is a lockable outbuilding for bikes/canoes etc. Mooring for a boat on the River Yare can be arranged in walking distance from the cottage.

Beautiful - ideal location near marsh / reed beds.

How much you enjoy any holiday let depends on what you like or expect. This was for me and my wife the best place we have chosen in Britain ( and we've been to some good ones). If you like a private place, but not isolated ( great pub about 10 mins walk, small store/P.O. about 15 mins ), if you want to have countryside one side and marsh/fen/reed bed the other side and which attract regular visits from a Marsh Harrier or a Barn Owl and you enjoy walking/strolling about in almost any direction then this is a first class choice. The cottage is spacious and well equipped but still has its original brick and tile floors. The owner could not be more helpful (and left us some goodies to eat!). We will be booking again. (Also the owner provides a Canadian canoe which we twice paddled around Surlingham Broad - great fun!).

Christmas time

Dear Pip, as soon as we saw the flint cottage, turned the bend we knew we were in for a special Christmas. The Christmas we really both needed, peaceful and traditional. We love your cottage, every single little nook and cranny was perfect. Bumble loved the walks and I even saw a Marsh Harrier, much to my excitement. Sitting in the evening, in front of the log burner with a snoozing dog, bottle of bubbly and a quiet man reading his book, was just the tonic. The Christmas tree was so lovely, it really made everything perfect. We will be back and my sister who I shared photos with is busy looking to see when she can book, for some much needed peace and quiet. In the hustle and bustle of school life it will be great knowing that I have this secret little oasis to retreat to on occasion.

Lovely cottage, lovely location.

Very clean, presentable property on edge of Nature reserve. Watch out for the Marsh Harrier or Kestrel or the Barn Owl hunting at twilight or early morning over the reed bed, or listen (at this time of year-August) to the grey lag geese flying over the marsh, honking away. Perfect for nature lovers like us, the use of the canoe is an extra bonus, we took it out twice on surlingham broad and the river yare and saw a kingfisher both times - Great!

Surfing ham Marsh

What a wonderful undiscovered by us before this trip,the cottage was very welcoming but the surrounding were wonderful.The village church the ruins of St Saviours where Ted Ellis is buried were something special and the circular walk from the church was a treat by the river leading to the pub for delicious meals.😀

The cottage is an easy 40 minute drive from Norfolk’s finest coastline with sandy beaches backed with dunes and traditional seaside towns.


Marsh Cottage is 12 miles from Norwich Airport and 5 miles from Norwich Station where there are mainline services direct to Liverpool Street Station, London and other regional towns. If travelling by train please let us know and we can arrange a taxi to get you to the cottage. The cottage is at the end of a bumpy rough track less than half a mile long. It can get very wet and muddy in the winter months.


Its location is an easy 5 miles from the medieval City of Norwich with its cathedral, museums, theatres, fantastic shopping, market place, restaurants and cafes. Marsh Cottage is in an enviable position away from it all with peace and quiet in the countryside yet so close to our wonderful city of Norwich. Experience it all!
