Villa Katia-Rosa is our family home in Puglia it has been advertised with holiday lettings since 2009, we are delighted that our Villa has been booked from the months of May through to October each year, maintaining a 4.5 out of 5 star rating. We strive to offer our guests the comfort and facilities we enjoy year after year. Your rental rate is all you are expected to pay there are no hidden extras.
We include the use of Electricity, Air- Conditioning, use of water and Gas, of Bed-Linen and Villa/Pool Towels even Cleaning. We ask for a standard security deposit which is refundable following your stay after satisfactory inspection of Villa Katia-Rosa. On top of all this we offer you free use of Wi-Fi, a Sat-Nav to use so that you don't get lost and a complimentary welcome pack of food and drink until you can next shop.Often with local produce and a bottle of our own Villa katia-Rosa Olive Oil.
Villa katia-Rosa is a country retreat yet only just outside the town of San Vito with every amenity you would need during your stay and then only a short drive to the fabulous Adriatic Coast-line with its mixture of hidden beaches, nature reserves and public lidos with lounger and parasols with bars and restaurants- you choose!. Our English speaking house-Keepers will welcome you on arrival show you the working of Villa katia-Rosa, the Pool and Security systems. They are contactable during your stay if you should need them which we feel is very important. They offer additional services such as shopping during and before arrival, babysitting and help with a taxi service if the driver wanted a night off!!
Villa Katia-Rosa is a 3 bedroom 2 bathroom character villa. There is an additional single fold out bed if needed to sleep up to 7 comfortably- we do have a large 4 seater sofa bed in the lounge for extra flexibility. Completely air conditioned and with all the home comforts you would want washing store, dishwasher, microwave and including in house entertainment ie. Large flatscreen TV & DVD's, DVD, music system and PS3 game collection. We've even thought of a boom box for music by the pool. We are delighted to introduce Free Wi-Fi for all our guests in 2016.

Our cosy country villa, has 3 double bedrooms, two king-sized beds and one bedroom with twin beds. it also has 2 bathrooms one en-suite, the Villa sleeps up to 7 people comfotably, utilising a single fold out bed. However there is a king-sized sofa bed in the lounge for added flexibility .
Villa Katia-Rosa has been furnished using materials such as cast iron, mahogany dark wood and wicker for the interior decor with light canvas prints and coloured violes to compliment its cream interior and preserved 'stella' ceiling. The 12mx6m illuminated swimming pool, with roman step entry, was completed in July 2009, we created rustic cream tiled terraces secured within a gated natural stone wall built by a talented local artisan.The pool and terraces are illuminated for evening dips!! Sun loungers, table, chairs await.....
The bathrooms are tiled and finished in natural stone colours that reflect the feeling of calm and relaxation that you need on holiday. The kitchen, dining and lounge areas provide stylish comforts including a fridge freezer, dishwasher and microwave along with air-conditioning in all bedrooms and lounge, large LCD flat screen TV with some English speaking channels for films,documentaries,news...... There is also a HiFi system that has an Ipod docking station and the facility to play flash memory mp3 players too. For the kids, and probably the not so young, we have a PS3 Consol with various games to keep all ages occupied. We also have a collection of books, CDs and films for in house entertainment. We are delighted to offer Free Wi-Fi for all our Guests in 2016.
Set in an acre of olive and various types of fruit trees, nespa, apple walnut, olive.... you are welcome to pick what ever fruits are in season. We have a stone pathway that leads down to an illuminated pool area, ideal for that late evening cool down swim. The relaxing pool area is a fantastic addition to Villa Katia-Rosa -normally opened each year- early May until early October. The villa is fully enclosed around the perimeter and has an easy to use alarm and intercom system.
San Vito Dei Normanni and its delightful piazzas await you only 3km away. The Adriatic coastline with its sandy coves, natural beaches and Lidos are 15 mins away by car. Brindisi airport 20 minutes from Villa Katia-Rosa and Bari airport 55 minutes away. It is an ideal base for exploring the region of Puglia, we have put together a list of things to do and places to see which is given to each Guest before departure along with the free use of our Sat-Nav we hope that you can make the most of your stay without the headache finding your way around or getting lost

We are Marty and Maureen Thompson- married with two teenage girls. We live in Ireland and simply have a love for all things Italian.
We visited Rome then Florence and we have covered a large part of Tuscany.
We fell in love with Puglia because it is so unspolit by commercialism. We love the wonderful changing seasons and landscapes we've witnessed when we've visited out of high holiday season. Highly recommended!!
We've yet to sample Xmas and or New year hence we have just put in a wood burning stove, radiators and quilts!! We'll keep you posted
We've met some lovely people during our adventure buying Villa Katia-Rosa and have built firm friendships with both Italian and Ex-pats who enviably live out in San Vito as residents! One day eh!!

We saw so many properties and became completely muddled when Villa Katia-Rosa (named after our daughters) found us!! Close to San Vito town for all your needs, yet completely private in a secluded lane with a scattering of other villas surrounded by olive groves. Perfect. Starting with a complete re-wire we renovated the property 2008-2009 throughout. You name it we did it and the end result was ready for our first Guests in July 2009. We've been booked from May-october months since.
We visit when we can and never tire of doing bits and pieces to ensure the villa maintains its character and comforts. With the help of two wonderful house-keepers and friends locally who will do all they can to help our guests. You will have a memorable time in Puglia and we hope you love it as much as we do

We booked Villa Katia Rosa for a family holiday - five of us with ages ranging from 16 to 54. We arrived in San Vito at around midnight and were met in the town by housekeepers Richard and Tina, just as well as we would have struggled to find the villa in the dark! Richard and Tina were great throughout our stay, the water pump broke but they arranged for it to be fixed the same day; they advised on the best shops, restaurants and trips and made sure we had everything we needed. The villa was so well equipped that we really didn't need anything, from razors to PlayStation to grocery welcome pack, we couldn't have asked for more. The villa itself was nicely decorated and furnished and the air con was welcome, although we barely used it. Very pleased that Windows and door had fly screens, we didn't see any bugs inside the house but take repellent if sitting outside in the evening. My young adult children were delighted to have WiFi which meant they could sign in to the Netflix account! There was also a good range of books, games and DVDs, as well as plenty of maps, guide books and information about the area.
It is necessary to have a car, although we barely ventured out as it was difficult to drag ourselves away from the pool. We went to Gallipoli: walk across the bridge to the picturesque old town; Locorotondo: a beautifully presented white town on a high point in the Valle d'Itria, surrounded by the hobbit-like round trulli; the nearest beaches: not the best beaches but crystal clear water.
The best bit for all of us was the wonderful pool, a recent addition, beautifully maintained by Richard. There is plenty of space around the villa for enjoying the sun, with seating on the roof and to the front and side of the villa as well as a large patio (with barbecue). Then, when the sun got too warm, it was into the pool for a cool down. Having said that the kids were pretty much permanently in the pool!
The weather was amazing with temperatures around 30, but it was a dry heat with a constant warm breeze so very pleasant. Easy to get burnt though so take plenty of lotion!
In summary, we had a restful week in a fantastic villa and would highly recommend.
We have just returned from a lovely week. The pool was the highlight but the house and housekeepers were first class also.
Beautiful house inside and out, well maintained and thoughtfully decorated throughout, with three good sized bedrooms, two bathrooms, a sun deck, grounds, and everything you could want. And a stunning 12x6m pool that the kids loved.
Very helpful owner who was happy to answer questions and ensured wi fi was fitted and working (a particular request of my children...) and very friendly local help in Puglia from Tina and Richard who cleaned the place, fixed anything that went wrong and were always on the end of a text to advise and help (even delivering a new blue tooth speaker when we couldn't find the original)
Difficult to find, and a bit isolated (part of the charm). 5 mins drive to nearest shop, 15 mins to nearest good shop, 20 mins to nearest beach. All good but you need to have a decent car and be happy driving on Italian roads!
Overall if you want a traditional, quiet Italian villa holiday with your own pool in a lovely house, this is a pretty good bet.
Spent 13 nights here in July with my husband and kids - 6 in total. This is a great villa in a beautifully unspoilt area of Italy. The facilities at the villa are of a high standard, very clean and we loved the air-con throughout the property. English housekeepers very friendly and helpful. Lots of towels available which was appreciated because we all loved the pool, which is very large and offers two depths to suit all levels of swimmer. The terraces at the pool, front and side of the property, and on the rooftop provided loads of options throughout the day for resting in the shade or soaking up the rays. Sea views from the rooftop terrace were a lovely surprise as I hung the washing out! How I miss that washing line where everything dries in 30 mins flat! I particularly loved sitting on the bench swing in the evening with a glass of local wine. Very peaceful area. Close to local supermarkets and town but not easy walking distance. Recommend visit to Ostuni and local blue flag beach is only minutes away by car. It really is hard to pull yourself away from this villa - we rent villas every year and can tell you this is a good one. The kitchen is well equipped and compact but there is no real downside at all. Kids loved the wifi and range of DVDs when it rained one evening. Great holiday rental.
My family stayed at Villa Katia-Rosa for 2 weeks over the summer holidays 2014. We had a lovely time exploring the beautiful and interesting area of Puglia, so many lovely towns and villages to explore from this base including Lecce which is breathtaking and Ostuni that we fell in love with only 20 mins drive away and perfect for a meal and a summers evening stroll. The beach at Torre Guaceto is well worth a visit and there are plenty of little coves to explore if you are prepared to walk away from the main areas. We spent many hours of our holiday lazing by the beautiful and large swimming pool and terrace, plenty of space both shallow and deep for all the family. Don't expect to hear many British voices around this area and be prepared to take a phrase book and get stuck in to local life we certainly did! There are plenty of local amenities like supermarkets and shops close by but a car is essential as the villa is set in the countryside and without one you would really miss out on the opportunity to investigate some fabulous places. For families there is a great waterpark only 45 mins drive away very reasonable prices too, check Facebook for vouchers offers before you go. Eating out you are really spoilt for choice, Ostuni has a wonderful selection, but there are also some lovely restaurants in nearby coastal villages where you can eat by the sea. Children and families are really well catered for in every respect. The satnav provided is a great extra and was used daily by us! Richard and Tina were available for any problems we had and resolved them quickly. Thanks for a great holiday.
I was determined to rent my first villa in Italy so we poured over the details on line prior to booking. This was ideal for a holiday with family including 2 year old granddaughter. Alas they were all too busy to join us so Nick and I enjoyed two weeks of bliss in this lovely spot.
In the midst of tricky negotiations over a house move, we relished the peace and quiet. The villa is very well equipped for six people and certainly family friendly. We appreciated the use of the DVDs and small library for when the storms forced us indoors. For me the pool was the best I have ever encountered in over 20 years of holiday lets: 6 meters long and beautifully maintained. I managed 5 kilometres during our stay.
Although we explored a good deal, and there are some lovely towns and coastlines to visit, we used the villa as a much needed restful base, enjoying local produce and wine on the patio and spotting wildlife such as the hummingbird moth and swallowtails plus listening out for the hoopies tantalising us with their poop poop poop.
Tina and Richard were brilliant housekeepers: there when we needed them (hot water system blocked by wayward earwig: engineers amazingly at the gates half an hour after reporting the problem) but leaving us alone if not required. I was fascinated by the well pump and pool cleaning system! I would recommend buying bottled water for drinking and use in the kettle. The water is perfectly and clean for washing and bathing but don't drink it. We were so delighted with Richard and Tina's easy support that we invited them for drinks the night before we left: a great fun evening. Ahhh we miss it all, however it brought us luck as we are moving this week!
We will definitely be back, hopefully with some of the family. We felt this was very good value for money. Although we are not satnav users this is a great idea as we found navigating around the towns quite tricky at times. You definitely need a car for this villa. Go and enjoy this lovely part of Italy.
The Adriatic eastern coastline is only 15 minutes by car. As Puglia is rural by nature a car is needed to discover all the wonderful sights. The Ionian western coastline is 45 minutes drive away. The tip if Southern italy is a 90 minute drive. All along the coastlines you will find a mixture of nature reserves, secluded bays, and public Lidos with bar and restaurant facilities. There are too many to list but we have plotted a few on the Sat-Nav and Listed those visited in our Villa Guest file.

our local town 5 minute drive away has everything you may need during your stay ie;
supermarkets, banks & cashpoints, garages, medical centre,fashion shops pharmacy,bakery, restaurant, bars and take-aways. Weekly market takes place on a Monday morning
we are fortunate enough to have our own Artesan well which supplies the villa with water rich in minerals. We do not advise you to drink this water but it can be used to boil food in. Local water can be bought in supermarkets cheaply and you can even refill your water bottles at the local spring water taps in San Vito.
Groups more than 6 will incur an additional cleaning £20 x 1 and a laundry fee of £20 per week. Any request for additional cleans during your stay can be arranged a fee of £35 paid locally.
