About the property

Fresh produce to pick and eggs to collect and all the space to feel truly in the country side

Situated just outside Lymington in the New Forest National Park and close to the fantastic sailing waters of the Solent, the Grain Loft is the ideal base from which to explore this stunning area. It is a working 180 acre farm and guests are very welcome to help out during their stay. There are always animals to feed, eggs to collect in the morning and seasonal fruit and vegetables to pick.

There are 5 converted barns on our farm that each sleep between 6 and 8 people. Together with the central Sleeping loft that sleeps 4 people altogether the barns sleep 40 people. Ideal for big family gatherings and reunions. (we do hold wedding parties as well but those have different tariffs, do contact us on warbornefarm@gmail.com)

Each barn is equipped with high standard kitchen appliances and top of the range bathroom suites. Together with the Egyptian cotton on the beds and the wood burners in every lounge the barns are a wonderful luxurious retreat for both summer and winter.

On the farm itself there are acres and acres to run free and safely, a yard for the children to ride their bikes and play tennis etc, a games room with table tennis for the rainy days and a hay barn that will keep the little one occupied for hours.

The farm is connected with public footpaths to both the New Forest, the heath lands and Lymington town. A perfect starting point for many beautiful walks and also cycling through back roads avoiding the traffic.

Situated close to the Solent there are paddle boards to use and a Scow for anyone who likes to explore the water. And for people that are more into horses, there is the opportunity to bring your own horse or to book a rose riding lesson with our wonderful instructor (*subject to availability)

And for people that love to read and relax there are many seating areas around the farm and barbecues to enjoy your outdoor cooking.

About Fanny Rogers

There are several families living in the different houses on the farm. In the big farm house lives farmer George with his wife Kate and three children Vita (12), William (11) and Henry (9). Other than the farm George has a great interest in sailing and loves travelling around the world assisting his children in their optimist racing.

Farm manager Marius lives in the first cottage on the right when you drive into the farm. He and his wife Betty are the sole reason why our farm always looks amazing. They have daughter Kinga (6).

Kate's brother Nicholas lives in the far cottage with his Dutch wife Fanny and their two sons Dirk (5) and Jonny Bear (3). Nicholas has sailed on an Olympic level for many years which resulted in 2 silver medals. Fanny runs the bookings for the barns.

Why Fanny Rogers chose New Forest

Situated just outside Lymington in the New Forest National Park and close to the fantastic sailing waters of the Solent, Warborne Farm is the ideal base from which to explore this stunning area. It is a working 180 acre farm run by the Heathcote family whose unique approach to farming was featured on the Discovery Channel’s ‘Farm Life’ program.

What makes this barn unique

The New Forest National Park is rich with heritage and natural beauty. It’s the perfect haven for walking, cycling, and sight-seeing. As well as the Forest Ponies that run free, you’ll no doubt encounter a host of other wildlife including an abundance of deer.

As well as the stunning natural beauty, there are so many things to do and visit such as Hurst Castle, Bucklers Hard and Beaulieu Motor Museum.

We are only about a mile away from the sea which has stunning views across the Solent to the Isle of Wight (which is only a short ferry ride from Lymington.) The Solent is well known for it’s world-class sailing heritage but it is also a great location for kayaking, bird watching, windsurfing and fishing.

“We had a fantastic time during our short stay. The barn is exceptional in every way and you have achieved a perfect balance between a cosy farmhouse and a high quality home!”

“Ditto all the previous remarks! Wonderful place, beautifully done, everyone very welcoming, our dog Ruby just loved the other dogs, and the pygmy goats!” Rob and Clare
