About Mrs L Simmonds

We are young professionals based in London and looking to improve our quality of life by spending time at the seaside during weekends. We love being in the house with family and friends.

Mrs L Simmonds purchased this cottage in 2012

Why Mrs L Simmonds chose East Sussex

We have holidayed in Camber many times. The locals are friendly, the beach is wonderful and it is close to home! There are some great restaurants and we love food!

The pace is slow, it's quiet and we find it a very tranquil place to be.

The best kept secret of the area is the fact that the weather is fantastic in Autumn and Spring!

The cottage is moments from the beach, close enough to walk to bars/pubs/restaurants and easy to find..... It is located on an unmade road off the main strip and did I mention, moments from the beach!

What makes this cottage unique

When we bought the house it was a two bedroom bungalow which was falling apart. We fell in love with it and its location and with some vision we have renovated it into a 4 bedroom cottage. For us its all about being with family and friends making wonderful memories. We wanted to provide warm, comfy, modern open pan living to ensure visitors have simply an unforgettable time.

Camber is in its own time warp! Although it is being dragged into the current era! There is a mix of old traditional property and new and improved. The pubs and restaurants are comfy and welcoming. Absolutely fantastic!

Rye is just outside of Camber and it is a magical place, full of cobbled streets, eateries, pubs (with roaring fires) and shops! All independent shops of course no multiples, there is lots to do in the surrounding areas too.

Notes:
Notes on accommodation: The cottage has recently been refurbished and has been carefully created to ensure guests enjoy the property & have a wonderful holiday. We use the property ourselves & wanted to create a home away from home. All of the fittings are of a good quality & are new. The property provides open plan, tranquil accommodation that is filled with light & it has a secure garden that is mainly grassed. Whilst the living areas have tiled floors the bedrooms have deep bouncy carpets to bury your toes in. The house is steam cleaned to ensure hygiene and is excellent for young families. Both a cot and high chair are provided and there are lots of flat even space for little ones to run around. Outside: The garden is mainly laid to lawn. There is a shingled area with a round table that seats 8, with parasol and a BBQ. The garden is secure and secluded. It is not over looked. The garden overall is approx 40 foot x 40 foot. Cleaning / Towels / Linen / Maid service: Soft, good quality bed linen is provided as are bath & hand towels. There are also a few beach towels. The property is (steam) cleaned weekly before your arrival when bed linen is also changed. Should you have a problem assistance is close to hand.

Perfect place to unwind and relax

  • 5 of 5

The cottage is huge and the living/dining/kitchen area is like the finished properties in Grand Designs. However, regardless of this space, the tasteful furnishing gives the cottage a cosy, welcoming feel. The beds are comfortable, with lovely soft sheets. The showers are fast and hot. The house is clean and has all the crockery, cutlery and white goods that you could need. The Tides would be a great place for a large group of friends or a family get together. The weather was grim when I was there and after a long walk on the beach it was lovely to come "home" to the warm, cosy and very glamorous Tides.

An excellent house only a short walk from a stunning beach - a perfect way to see in the new year

  • 4 of 5

The Tides is a great house, designed perfectly with open plan living in mind. The house is very well equipped and was a fabulous place for two families to come together to celebrate New Year. Our party of nine, consisting of five children aged four to ten had a wonderful time relaxing in the house and exploring the local area. Beach walks every morning were followed by some gorgeous food - we recommend The Gallivant in Camber and the Standard Inn in Rye. There are a couple of shops very close to the house and it really does only take a couple of minutes to walk to one of the most stunning beaches you will find! We'd love to return!

Christmas with the family 2016.

  • 4 of 5

The property was very much as described in the listing. We were delighted to find the place nice and warm on our arrival and with a wonderfully decorated Christmas tree flashing away in the conservatory. The children were in awe.

There were a few items of damage arround the place about which I felt it necessary to inform the owner by email. Louise responded promptly, as she had done to my previous questions. The issues were duly recorded and we happily got on with our Christmas. During our third day I noted that 4 of the ceiling down lighter bulbs were out which in itself was not a problem until that evening, when the last remaining bulb in the upstairs bathroom failed. I contacted Suzanne (the first point of contact for problems) and she kindly arranged for a set of six replacement bulbs to be delivered to the house on Christmas eve morning. From then on everything went well.

On Christmas day we cooked a very large dinner for seven in the well equipped kitchen and on boxing day we enjoyed strolling along the beach. On the last day the three grandparents walked to Rye and back enjoying the bustle of the old streets and the architecture of Rye.

All told, the whole family, 3 grandparents, 2 parents and 2 children, all had a very memorable Christmas at The Tides. We will certainly consider renting The Tides again and would also recommend it to others without hesitation.

Great stay superb location for beach

  • 4 of 5

The house was a great location for the beach, plenty of room for 8 of us with the open plan living, the owners were very helpful and accommodating with any requests, the only suggestion we could give to improve the service would be a welcome pack with local information ie. nearest large supermarket, local doctors number, hospital etc, instructions for the dishwasher, washer, cooker etc, local places to eat.

Owner's Response: Thank you very much for your review and comments we are very pleased you enjoyed your stay at The Tides. There should be a blue folder which is usually on the book case or coffee table that has all the information you mentioned and all the manuals for the appliances. I will double check it is still there and make sure it is more visual to future guests. We would love to welcome you back in the future and always offer our return guests our best price promise. Best wishes Louise

Great location only a few minutes from the beach.

  • 5 of 5

Good spacious open plan ground floor and comfortable sleeping accommodation.

Perfect location for a bucket and spade holiday.

Some finishing touches needed and a colour coding for the keys and doors would have been helpful.

Great fresh fish in Rye by the bridge and basics well catered for locally.

Spacious and accommodating

  • 4 of 5

We thoroughly enjoyed our weeks stay at the Tides. At the beginning there was inclement weather so we were indoors more than expected. This is where the house comes into its own as there is so much space. Our granddaughter loved the choice of toys and games available. When the sun came out there was no place better than Camber Sands and only a minutes walk away! With the bus stop only 50 yards away we were able to use our (oap) bus passes into Rye and with the Pontins main entrance again only 50 yards away our son and daughter in law took our granddaughter to use their swimming pool and back again one evening to enjoy the entertainment. Our other son and daughter in law enjoyed the nature reserve which was only a ten minute drive away. We also enjoyed meals at Khans indian restaurant (a 5 minute walk) and Dunes restaurant (a 1 minute walk). Thank you Tides!
