Ca d Bracco is a charming stone farmhouse with many original features and modern comforts. It is situated on a hillside in the sought-after area of the Niccone Valley which passes through Tuscany and Umbria. Two nearby villages are a few minutes by car; with restaurants, a shop and a vineyard; an excellent restaurant can be walked to on quiet country lanes. The owners (a family of 4) live in an adjacent but completely separate apartment with its own entrance and gardens, the pool and garden are exclusively for guests. The house has chestnut ceiling beams and terracotta floors throughout, the kitchen has the original barrel vaulted ceiling. The pool is fenced, gated and heated by solar panels, it has a thermal cover and is one of the warmest with the longest usable season! There are shady pergolas by the pool. Looking over the garden is a large shady terrace with table for 14. Maid service, cook and baby-sitters extra.

About Emma Cordingley

My name is Emma and I am the owner of Ca di Bracco with my husband Martin. We live here in our own separate apartment with our two teenage daughters and our cat and dog. We run a small rentals agency called Gorgacce Rentals, named after the first house my parents owned here which they bought in the 1980's. In those days before the internet they were very successful at renting their house to holiday-makers and their neighbours asked if they could rent their houses too and from this grew our rentals agency. Seeking a better life Martin and I (with our then one year old daughter, Isabel,) moved here in 1999 and started work on Ca di Bracco which was a total ruin when we bought it, a year later and we could move and and begin our own rentals and we have taken over most of the running of the rental business although my mum still keeps the accounts!

We are always striving to keep Ca di Bracco as good as it can be with a heated pool and hot tub etc.

A very pretty stone house with many original features. Total privacy yet easily accessible. Very private, not over-looked.

Pool is heated with solar panels and has a thermal cover. It is usually warm enough for swimming from early May to the end of October.

Wifi coverage throughout house, garden and by pool.

Hot tub. baby-sitting provided.

What makes this house unique

Free heated, salt water pool, cleaned regularly, hot tub, excellent wifi coverage. rural setting with great views. Pretty garden. baby-sitting.

We want all our guests to enjoy their stay at Ca di Bracco. You can book knowing that we are on hand to deal with problems that may arise during your stay, we are always available. We have decided not to use Owners Direct online booking service so that we do not have to pass on their processing fee to our guests. We have also been made aware that Owners Direct can be very slow at responding to problems with payments and return of security deposits.

We invite all our guests to a wine tasting evening at the local vineyard. This is a regular event run by by husband Martin Daykin who recently passed his Italian Sommeliers Association exams.

and we really loved staying there. I know the hot tub was a lot of extra work for Martin but we appreciated it very much and hope that you were able to enjoy it yourselves once we were gone. It must be gorgeous there now.

we'll be back for another and I am happy to recommend you whenever I can. EF 2011.

We absolutely loved it there and can safely say it was the best Villa we have been too. The only problem was we had to come home!

Simply Heaven

Our whole family visited this villa to celebrate my husband's 70th birthday, this included six adults and four children. Everything was perfect, the villa was beautifully maintained and the location was just stunning. A swimming pool for when returned from days out, was just glorious. Emma and Martin were so welcoming and friendly, our grandchildren loved Heidi, their dog. We went along to the wine tasting evening complete with 4 course dinner lead by Martin and my daughter and I attended the half way cookery workshop, which was brilliant. We visited several places including Assisi, Rome, Siena and Florence. A truly memorable holiday and we certainly will return. We would certainly recommend a visit to anyone planning to go to Italy for a holiday.

Very pleasant stay

We stayed at Ca' Di Bracco for one week in April. The description of the property was very accurate. We really enjoyed our stay. The owners are very friendly and helpful, even purchasing food for us as we arrived on a bank holiday. This is the second time we have booked a property with them and we hope to go back again in the future.

A Lovely Long Week in a beautiful setting

Having seen the forecast for the following week we weren't expecting great weather. Having got to within a couple of miles of the villa we decided to stop for lunch, at a lovely little place off the road side, which was also the headquarters of a local vineyard, after a fine lunch and some great prosecco and wine at a fabulously cheap price we new this was going to be a great holiday whatever the weather.

Martin and Emma were so welcoming and we felt so at ease being that we had our 16 month year old boy with us, they had also purposely gone out and bought 2 stair gates for the villa and fitted them before we arrived to make life a little more easy.

The villa was so much nicer that the pictures described, the pool was just at the right temperature and we immediately went for a dip.

Throughout the week the weather was true to its forecast and pretty rainy with some sun though, Martin and Emma recommended places to go through their extensive guide book that they have correlated and suggested a few more when chatting to them.

You felt completely alone at the villa forgetting that Martin and Emma were just in the Tower next door.

We visited quite a few places near by which had stunning views, architecture and shops, not enough time to do all the places we wanted to go.

Back at the villa, There was nothing better than having lazy long wine lunches up on the Patio/ veranda, with some sun coming down, looking out onto the hills, progressing to a beautiful sun set, a lunch would turn into a BBQ and then to darkness, still sat on the Patio/veranda doused in ambient lighting, watching the beautiful warm intermittent glow of the fireflies. This was just simply magical!

We found out that the weather was going to be amazing for the next few days after we would have left so we looked into changing flights which we did easily at a very small cost, and although Martin and Emma's villa was taken the day of our first departure they went out of their way to find us another villa just 6 miles down the road that was unoccupied for us to stay in for the next couple of nights. Two holidays in one!

Such great restaurants and great food and wine all so close, amazing villa with stacks of DVD's to watch if it is raining, a superb pool area and long garden for our little one to play in, and a hot tub. There was nothing to fault.

Thanks to Martin and Emma and Hiedi ( the dog) and the two girls for making such a great holiday, I think we will be returning next year!

Wonderful home!!

Our family of 8 had a wonderful stay at Ca di Bracco in May of this year. The place was immaculately clean and the home itself was beautiful. The kids loved the pool and hot tub. Our family was able to totally relax after a hectic 3 days in Rome. We were able to take day trips easily to laces like Florence, Siena, and Assisi.

Both Emma and Dilys were very friendly and helpful to us in aiding in our navigating the area.

Lovely Holiday

We are so pleased that we found ca' di Bracco it really is a beautiful house, very comfortable for our large family and had all we needed. The large patio shaded with vines was a lovely place to have our meals looking out on the picturesque views. The pool was beautifully warm which was such a treat this early in the season and it was cleaned every day. We did enjoy our visits to Assisi, Florence and Siena, we also enjoyed the local town Umbertide. Emma and Martin had kindly left us a very generous welcome pack which was much appreciated. I highly recommend this property to all types of groups.

Space to unwind and enjoy good company

We all had such a great holiday in September last year. Emma and Martin gave us loads of information and advice on our trip to Rome before hand and suggestions for days out in their area - including the best pizza in Perugia, tours of fountains, art and architecture, local cocktails and the best outing was a tour of the local vineyard including a wine tasting session. Very welcoming and friendly with lots of space for a large group and big areas for coming together for meals comfortably. Brilliant holiday, thank you again.

Notes on accommodation: Pets maybe allowed with prior notice. Outside: The doors from the dining room open onto a large patio that is partly shaded with wisteria vines - there is always enough shade. There is a large outdoor door table and chairs with cushions. There is a large barbecue, swing seat, table tennis table and table football. To one side is the walled pond (with submerged grill). In front is the hot tub with its deck - it has a solid roof so is safe to stand on. Next to the remaining stone walls of a barn, now a pretty herb and flower garden . The garden dotted with olive and cherry trees slopes gently down to the pool which is surrounded by a thick laurel hedge and fenced and gated. There are shady pergolas to two sides of the pool, sun loungers and a small table and chairs. The house is surrounded with our 4 acres of land mostly woodland. There are views along the valley from the pool area. There is also the roofed loggia with cane furniture off the sitting room. Cleaning / Towels / Linen / Maid service: Bed linen, bath and pool towels are included and changed weekly. Daily maid service, cook and baby-sitters can be arranged for additional cost.
