We farm here with our 2 young sons who love growing up here in the Norfolk countryside. We enjoy all the space here, walking the dogs, cycling and riding our horses on the miles of forestry tracks and also sail on the coast.

Why Caroline Sanderson chose Swaffham
Oak Tree Cottage is in the middle of our family farm. We grow wheat, barley and potatoes, asparagus as well as lamb so a real mixed farm. The cottage is 1 mile from our farm house with open views all around. Your closest neighbours are the local roe deer! The cottage is well equipped for a family holiday in the country. Please be aware that this is a working farm and its in the countryside so there can be hooting, oinking, baaing on occasions and tractors passing by. We are also just a few miles from RAF Marham so you may see some jets too. Although this is one of the driest areas in the country there can be mud during wet periods. We do allow dogs with permission so please do ask - and if you are allergic then please do take into consideration that even though the house is thoroughly cleaned between visits and pets are not allowed upstairs or on the furniture if you are very sensitive then please consider.
What makes this Cottage unique
The cottage is detached and has open aspects all round. There is a large garden and paddock which is all fenced. Good dogs are welcome but please ask us first! It's about half hour to drive to the coast but there are miles of tracks from the cottage for cycling and walking. We can help plan your days and give you lots of ideas for what to do and where our favourite places are. Mostly this is a unique opportunity to enjoy the Breckland countryside.

A breath of fresh Norfolk air.
We had a wonderful week escaping from the hustle and bustle of London life to the wonderfully ‘off grid’ Oak Tree Cottage. Very cosy, a real home from home, everyone In the family loved it. Great walks on the farm and locally with the dog and even more to do and see in the local area. Tom was very helpful and accommodating and we would highly recommend Harriet’s bakes!

Absolutely superb location, spotlessly clean and the little extras provided by the owner made it a fantastic get away . we will definitely be returning.
On arrival we were greeted by a tasty loaf, fresh eggs and butter- delicious and just what you need after a long journey. The house was spotless and welcoming. Plenty of room inside and a big enclosed garden for the dogs. There is a side room to dry them off after a rainy walk as well as a kennel. Comfortable beds and good quality linen and towels. The kitchen is well stocked with everything you could possibly need. Fantastic walks around the farm and in the nearby forestry and there is plenty of wildlife to watch. We even had a hedgehog visit! The locals are extremely friendly and helpful and cheerful. Swaffham is nearby and has an interesting museum and a huge choice of supermarkets as well as restaurants and coffee/ tea shops.
Thank you Tom for letting us stay in your beautiful cottage on your farm we absolutely adored our time there. The cottage is a real gem, characterfull and with beautiful decor. The only downside for us was that we didn’t see the cake list from Harriet until it was too late to order anything - our fault we missed out there- next time we won’t!

Gem of a cottage tucked away on the farm near pigs and can meet resident alpacas but no other people! - quick and easy to get to local shops if needed. Loads to do in the immediate area, only 40 mins to coast. Lovely fresh eggs and bread on arrival. Cottage garden and patio with views over fields delightful. I’m sure we will be back!!
Very nice cottage in a very quiet and rural setting.
We were very satisfied with everything. Perfect for dogs with fenced garden. We would be happy to return.
Lovely property in a really rural setting
The cottage is lovely and as described. The owners were attentive but not visible - which was nice.
The adjacent pig farm made for a plentiful supply of flies but with windows carefully managed they were kept at bay.
Peace and tranquillity other than for the very occasional farm truck make this a lovely retreat within east reach of everywhere in North Norfolk.
Half hour drive to the North Norfolk coast. The seaside resort of Hunstanton with its sandy beaches, rock pools, majestic cliffs, beautifully planted gardens, traditional amusements, fun fair and host of water based activities.
Plenty of get away beaches and restaurants along the coast to Holkham and Wells.
Downham Market station only 8 miles.
5 miles to Swaffham and 8 miles to Downham Market, both historic market towns with choice of shops, inns, restaurants, tennis and sports centre.
3 miles to NT Oxborough Hall.
Great pubs and restaurants within a couple of miles.
