Beautiful family house close to centre of Topsham on the Exe Estuary, nr. Exeter, Devon, in a peaceful location just 150 m to Fore St. & the water

A recently refurbished, substantial 4 bedroom semi detached house with masses of open plan living space, big kitchen/diner, conservatory and lovely garden, in a quiet location (cul de sac) in the conservation area of Topsham. Shapter House has valuable off street parking and is within 150 metres of the town's main street & quay,

Topsham offers wonderful boating, shopping, eating and many other great facilities. Exeter is just 15 minutes ride on the train (station 400m or regular bus service 200m).

The house has recently undergone a major transformation which include new oak floors, conservatory, panoramic doors overlooking the garden and open-planning to much of the ground floor to provide a superb living space with numerous sofas, wood burner, inset gas fire and two wall mounted wide screen smart TVs. Wi Fi and on demand TV is also included.

The large kitchen diner has a well fittted kitchen, two ovens and microwave, dishwasher and extensive granite worktops to provide a comfortable and practical room. Recently added full size smart TV ensures the chef or their helpers can keep up to date or relax while looking on!

The garden has also undergone a major renovation and now includes a dining deck under a pergola, lawned areas, stone patio and many interesting and exotic plants.

The downstairs also includes a cloakroom and WC and utility room with washer and dryer whilst the first floor has two bathrooms, both with WCs and showers, the main with full size bath.

Master bedroom has large double bed, in spacious bay windowed room with further TV. Three further bedrooms offer double or twin bed in spacious rooms, bedroom four is a single.

Throughout are quality furnishings, original pictures and lamps and many interesting items to make this house feel like a home.

About Nick and Jane Bailey

Nick and Jane Bailey. We have been married for 25 years, have 3 children (and a Sprocker spaniel called Scrumpy) and have lived in the small rural village of Tockington near Bristol for the past fifteen years. We recently moved to the Clifton area of Bristol to keep a watchful eye of our youngest who was studying for A levels! Well it worked because he made Southampton Uni!

Jane runs her own book-keeping business and works for many diverse clients from estate agents to farm equipment dealers. Nick has also run his own property management business for many decades and now specialises in period refurbishments, new builds and holiday lettings. We have been letting in Topsham, Devon, Bodrum in Turkey & Playa Blanca in Lanzarote for the last 12 years, so are excited about this new addition to our portfolio, Shapter House in Topsham.

We fell in love with Topsham on first sight about 20 years ago and this is our third property there which we intend to make our full time home sometime in the near future. Topsham provides so much and it's all available on your doorstep. If you love being near the water, good food, great shopping, beautiful countryside, friendly people & plenty to do, then Topsham makes the perfect holiday destination.

What makes this house unique

Shapter House benefits from being in the conservation area of Topsham, surrounded by well maintained period homes and just a couple of minutes walk from the river, great shops, restaurants and waterside pubs. Topsham is a unique town with a real village feel which offers so much such as the open air heated pool just off the main street, a train link to Exeter and beyond and a cycle track linking all the Estuary villages. Open countryside is on our doorstep & the best food & fish (wet or cooked) is found a few minutes up the road at Darts Farm.

At Shapter House you find peace, relaxation and perfect living without the normal stresses of city life. We are towards the end of a cul-de-sac so few passing cars. Once there, your car can be abandoned as getting about is just so easy be it on foot, by water taxi or ferry, bus, bicycle or local train. Bliss!

Notes on accommodation: This is a comfortable family house with two spacious living rooms, conservatory, large kitchen/diner and four bedrooms spread over two floors. There is gas central heating (underfloor on ground floor) and cooking is by induction hob & twin electric ovens. There is a private enclosed garden to the rear with ample space for outdoor seating & dining. Decked area, patio, lawn and shrubs provide a lovely place to relax. While there is off street parking for 2 vehicles, the car will be rarely used as all the fabulous facilities Topsham provides are all within easy walking distance. The Quay is only 250 m away and Topsham open air swimming pool 200m. Local shopping and pubs/restaurants are all within an easy level walk. Outside: To the rear there is a secluded garden with lawn, patio, decking, summer house and patio chairs & tables. There is a further garden to the front. There is a great open air heated swimming pool in the main street just 150m away. Topsham pool is open 6 months of the year and provides great outdoor swimming and leisure in its heated waters. Great shopping facilities and eating are just 150m level walk away. Utility Room: Washing machine, dryer, basin & WC. A spacious room for sports equipment, boots and wet coats. Additional door to exterior. Cleaning / Towels / Linen / Maid service: Towels and linen are provided and changed weekly, and property is serviced on a weekly basis. Other: Second living room provides a further space for reading, listening to music, TV or just relaxing. French doors to conservatory and garden, built in gas fire, dresser, small library of novels and reference books

Christmas Holiday

My family of seven adults and two young grandchildren came from the U.S. to spend Christmas with our UK family that lives in Exeter. We needed a large house, not just for us but for the additional family that would be joining us for Christmas day (fifteen in all).

This house met our needs perfectly. With four bedrooms and two and a half bathrooms for sleeping and plenty of space to spread out in the living room, entertainment room and conservatory, along with a large kitchen and dining room - perfect.

The house was very well maintained and had many upscale luxuries, including a SONOS sound system. The floor heating was a wonderful touch in the mornings and the conservatory could be shut off from the rest of the house for a little quiet time if necessary.

The location was perfect for us with plenty of places (pubs, restaurants, shops, a huge antique mall) within walking distance and trains and buses passing through town on a regular basis to get us to Exeter or the beach.

The owners were great to work with and provided a warm Christmas atmosphere for us including a live Christmas tree. There was even toys, a stroller and a pack-n-play for the little ones.

We stayed for 12 nights and made full use of the house during that time with no complaints. With this length of a stay we made full use of the washer and dryer too.

The one negative for us (remember we're from the U.S.) was the roads in Topsham, especially getting to the house - it was very narrow. The driveway enabled us to park our two rental cars but getting in and out was a challenge.

I would highly recommend this house to anyone seeking to stay in the Exeter region with a large family.

Lovely house and great location

Shapter House is conveniently located in Topsham and is a lovely house with a beautiful garden. It easily accommodated 7 of us, a mix of adults, teenagers and children (plus cat). We would highly recommend it. Topsham is a picturesque town, located close to the museums of Exeter and the beaches of Exmouth. Visit if you can!

Lovely, well equipped family home

Spacious and comfortable home. Lovely to open the doors to the garden when the weather was warm. Parking was tight but the location was great so we could leave the car in the drive for the week and walk, cycle or get the train to everywhere we wanted to go.

Absolutely gorgeous house - Love it, love it - will definitely return!

Shapter House was ideal for our stay - just what we were looking for. We (7 of us - 4 adults and 3 children) loved the house. With 4 bedrooms and 2 bathrooms (plus a downstairs cloakroom), living room, snug and large kitchen/diner, we felt we had plenty of room to spread out. It is cosy, very well equipped and a total home from home. It is apparent from first walking in that the owners have put a lot of thought and love into the house and the recent refurbishments of both downstairs and upstairs make it a really gorgeous family home - the photos don't do it justice! Absolutely adore the wood burner in the lounge, and the instant gas fire in the snug - very much appreciated in the recent cold spell.

We did not make much use of the garden as it was not great weather, but can see that in the summer the enormous fold-back doors that lead directly from the kitchen to the garden would be great. Very pleased to be able to park both our cars on the drive, as I know few Topsham houses have parking, although there is a very reasonable car park nearby.

It is ideally situated close to all amenities and Topsham has so much to offer. Topsham shops have all you could need, there are plenty of places to eat out, ample walking opportunities both the Topsham side of the estuary and on the other side (courtesy of Mike the ferryman). With the train station so close, and regular trains going to Exmouth one way, and Exeter and beyond the other, the opportunities are endless. Spent far too long wandering around the antiques centre on the Quay, loved the Cheese Shop, had a brilliant meal in The Galley and also The Globe.

Really looking forward to booking again in the summer, when the Topsham open air pool with be open. Thank you Nick and Jane for allowing us to stay in your gorgeous house and also Nick for taking the time to answer our queries.

Will definitely recommend to all our friends.

Fabulous stay!

We stayed at Shapter Cottage for five nights over Christmas, myself, husband, children aged 19 and 16, plus a visit from my sister and her little dog for two nights.

The cottage (with precious parking!) was tucked away in a quiet street and we were able to walk into the centre of Topsham within a couple of minutes.

The cottage was delightful, beautifully layed out, warm and cosy, with all mod cons. It had everything you could need and more, including all those little essentials that you normally don't get but realise you need just after the shops have shut!. I was able to cook a Boxing Day lunch for 8, and put on tea for 11 and had everything I needed.

It is perfect for a large family group, a group of friends, or a couple of smaller families to get away together but with plenty of space. It has lots of comfortable homely touches, and feels very much like you've been lent a family home, which you have.

It has a beautiful garden which would be a terrific bonus in summer, but was lovely to look at even in winter!

Topsham is quaint with some lovely shops and great places to eat. A perfect place to get away from it all.

Exeter and Exmouth are a stones throw away, and a trip to Darts Farm nearby is a must to stock up on some delicious local ingredients, especially the Devon clotted cream.

The owners were very accomodating, provided lots of information and advice, and communicated well throughout.

We had a fabulous Christmas at Shapter Cottage and would love to visit again in the summer.

I would be happy to recommend this lovely house to anyone.

Top house in Topsham

Shapter House is a very comfortable, nicely presented and well equipped property with a welcoming atmosphere the moment that you walk through the door. Situated in a quiet residential area with safe onsite parking, yet just a couple of minutes' walk to the centre of Topsham, or to the rail station for outings to Exmouth, Exeter and further afield. We enjoyed relaxing in the attractive garden at the end of each busy day, before strolling along to one of Topsham's numerous excellent restaurants and pubs. Dart's Farm shop with its tempting produce was an easy 20 minute walk. All in all a perfect, relaxing foodie break.

Special interest holidays:

The RSPB reserve at Bowling Green Lane is only a few minutes walk and a number of interesting estuary boating trips are available on the Avocet.

Topsham has a rich boating history and the sailing club will always welcome temporary members.

Combine boating with a trip to the pub and take the ferry across the river to one of the riverside hostelries.

Artists are abundant and courses can be attended locally or socials arranged.

Gourmands will be well looked after as Topsham offers some of the best dining experiences and foodie shops in the West.

Coast/Beach:

Exmouth Beach is about 8 miles away (serviced by the little train) and other beaches a little further are Budleigh, Sidmouth, Ladram bay, Beer and Lyme Regis. Dartmoor and Exmoor are almost on the doorstep, all wonderful to explore.

Exmouth is the start of the Jurassic Coast and provides some wonderful walking opportunities.

Topsham has many excellent pubs, wine bars, restaurants and specialist food shops. A weekly market is held on Saturday mornings in the High St.

Lloyds Bank, a small supermarket, chemists, butchers. fruit and veg shop etc. are all available close by.

Changeover Day:
