Pippin Cottage is the perfect retreat for a romantic break away or friends wishing to have an active holiday. This cosy converted barn is set back off the main street with its own garden and breathtaking views of the Howgill Fells. Pippin sleeps up to four people but is perfect for two friends or a couple.

Inside the cottage you will find an open plan kitchen/dining/lounge with a relaxing atmosphere on the first floor (to make the most of the views). Put your tired feet up and sit back next to the crackling log burner or take a stroll to the fantastic (award winning) pubs/restaurants for a memorable meal (102 steps according to one of our guests..).

Sedbergh is a small stone built town nestling in the Howgills on the border of the Yorkshire Dales and the Cumbrian Lake District, approximately seven miles from Kendal. The area is fantastic for walkers, mountain bikers/road cyclists or even just to relax and admire the breathtaking countryside. It is known as England’s Booktown in the Yorkshire Dales and is mentioned in the Domesday book. As well as the bookshops there are several excellent pubs and cafe’s serving cream teas, so you wont be short of a well earned rest after your days activities.

We welcome one well behaved dog at the cottage for and additional £20 to cover the extra cleaning.

It goes without saying that if you have a dog with you then please do remember to pick up any mess and double check just before you leave. We all live differently with our faithful friends in our own homes but It is also important to understand that not all of our guests are dog people, so please do not let your dogs on the furniture or beds. Regretfully if the rules are broken we will hold back on returning the damage deposit to cover the extra cost for cleaning, collecting dog mess & furniture damage. Thank you in advance for your respect for our cottage and for future guests, it is appreciated.


Even though we say a minimum of 7 nights during peak times, we do accept last minute short break bookings, so if it shows as not been booked on the O.D calendar, then please do email and ask for prices.

We bought the cottage as a holiday home as we absolutely love the outdoors and our beautiful English countryside..even when it does rain! We try and get up to the cottage when work and family life allows, but when we are unable, we like to let it out so others can experience the beautiful Howgills, Lakes and Dales.

Why Jo Hocken chose Sedbergh

Sedbergh is perfect location for everything, and is such a pretty town with plenty of great pubs and an award winning butchers - we always stock up before we go home!

As the Cottage is on the border of the Lake District and the Yorkshire Dales National Park, we have best of both worlds. You can either leave your car at the cottage for the whole week and explore the Howgill's by foot or bike, or its a short scenic drive to the lovely villages in the Lakes or Dales.

You can make your holiday as active or relaxing as you feel. There is plenty to do for kids too with a farm nearby and and arts and heritage centre.

What makes this barn unique

There are so many benefits to staying at Pippin. From the superb views from the garden where you can sit with a glass of something chilled and watch the sun go down, to relaxing and watching a good film in front of the wood burning stove. Or enjoying the atmosphere at one of the many great pubs in Sedbergh.

The town is also home to the renowned Sedbergh School, known for its rugby where Will Carling studied, and during school time you see the students smartly dressed in their uniforms or out on the fields playing rugby or cricket. Its great to watch a game sometimes.

The school also holds holiday adventure days for kids, so you can stay at the cottage whilst they have an exciting few days of activity.

The town has such a fabulous atmosphere and is certainly worth staying at Pippin to soak it all in.

I went to Pippin cottage on Wednesday and found a wonderfully cosy retreat that has been well maintained and cared for. To be quite honest, I wanted to light the fire, curl up on the sofa and read a book, take a nice walk followed by a trip to the local pub.!! Obviously I didn't, but judging by visitor comments, guests feel the same. A great little property and I hope bookings continue to go well.

Notes on accommodation: Superb location for both the Lakes and Dales. FREE WIFI, Ipod music system, Flat Screen TV with Freeview. Off Street Parking for two cars as well as a FREE Parking Permit for the towns two car parks. Bike Storage by prior arrangement. Strictly no smoking in the cottage. Outside: Pippin Cottage has a large rear garden with a raised area with seating for dining 'alfresco', the views are spectacular over to Winder Fell and star gazing is fantastic! There is an adjoining field to the rear so you are sometimes joined by the local sheep grazing. There is also a cafe style table to lower garden during the summer months. Access to the cottage is down a narrow driveway (require someone hopping out to navigate), there is enough space to the rear of the cottage for two cars. The garden is also gated so guests with small children don't need to worry. Utility Room: No utility room in the property (however storage under the stairs). Cleaning / Towels / Linen / Change over: Good quality bedding, towels and tea towels are included as well as a hand and floor towel for the bathroom. Change over is every Saturday, if guests are staying for longer than a week, the bedding and towels will be changed mid week. Other: There is a store under the stairs with hooks for hanging coats as well as a boot rack and a drying rack for wet jackets/walking trousers.

Little cosy bolthole in the Howgill Fells

Spent a week in September, walking in the Lake District, Yorkshire Dales also visiting Hadrian's Wall, and this pretty little cottage in Sedbergh was a perfect location. Warm, cosy and very comfortable with a lovely real fire to come home to after a long walk.

Village has great places to eat and drink so overall it was a very enjoyable autumn break highly recommended!

Perfect cottage in gorgeous village

Two of us stayed in Pippin Cottage for a week over Easter. It had everything we needed, a well stocked kitchen with all the utensils you’d need and essentials like tea and coffee (very generous). The cottage is thoughtfully decorated and laid out, with the living area upstairs, making the cottage feel spacious. My sister and her boyfriend joined us for two nights. They had the bunk beds, which were perfectly comfortable. Sedbergh itself is a delight and we’ve since been back, with a couple of good pubs (one doggie friendly) and two lovely coffee shops and a bistro. There are a number of great walks from the village. We can’t wait to book Pippin Cottage again. Jo was very helpful :)

Lovely feel to the house in a beautiful town, but a little cramped for four

Pippin Cottage is beautifully presented and we liked the quirkiness of the living area being upstairs. It has a very nice feel to the place. My husband and I stayed for a week with our two children (8 and 10) and the small bathroom took a bit of getting used to. We also had to give up on parking round the back of the house after finding getting out was even harder than getting in, so we parked at the carpark a few minutes' walk away (using the owners' permit) instead. If you're used to maneuvering in tight spaces, or have a smallish car, you'll probably be fine, though.

Sedbergh is a wonderful little town, set among the stunning views of the Howgills. The people were friendly and we enjoyed walking around the area, including up part of the Winder. There were several shops and lots of good places to eat. The town is positioned perfectly for visiting the Lakes, which we also did.

We enjoyed our holiday, but I'm glad we only stayed for a week for our children's sake as there's not very much for them to do except walking and visiting pretty towns and lakes - great for many adults, of course! Jo was very helpful and friendly.

Sedbergh to Grange-over-sands is approximately 35 minutes and Lake Windemere is also 35 minutes.


The nearest Mainline Train Station: Oxenholme Lake District (nr Kendal). 7 miles from Sedbergh. Direct trains from; London (only 2hrs from Kings X), Glasgow, Edinburgh, Birmingham, Manchester & Manchester Airport, Windermere & Kendal.

The no 564 bus from the station will take you to Sedbergh, the total journey time is 23 minutes. The bus stop drop off/pick up in Sedbergh is outside the library which is a 2 minute walk from the cottage.


Pippin Cottage is tucked away in the centre of Sedbergh and is in walking distance of all the shops, cafes and pubs. There is a Tourist Information too which is at the end of Main St.

Hawes and Kirkby Stephen are just 25 mins away, Kendal is 20mins, Staveley is 25mins, Windemere is 35 mins and Ambleside is 40mins

Further Details:

Farfield Mill just on the outskirts of Sedbergh is an Arts and Heritage Centre that offers visitors a place to see artists and craft workers at work, there is also a lovely cafe there.

You can walk direct from the cottage into the Howgill Fells, Cautley Spout and The Calf, or take your bikes of course! The cottage has a shed where (by prior arrangement) you can store your mountain or road bikes within the locked shed.

There is Cycle hire near Kirkby Stephen.

You can also go sailing and fishing at Killington Reservoir which is only 10mins from the cottage towards Kendal.

During quieter periods and "off season" we are happy to offer short Breaks.

Last minute short breaks are also available during peak times, so please feel free to enquire if you see any availability on the calendar as you might grab a last minute deal!

The pricing for short breaks is a minimum of three nights - Friday for 3 nights and Monday for 4 nights.

Any short breaks searched on the online calendar may generate incorrect pricing. Please contact us for the correct rates.

Booking Notes:
We ask for a £50 non refundable deposit to secure your booking, this is included in the total amount for your stay (unless you book online with Owners Direct). The remainder of the balance is due six weeks (or 40days) prior to your holiday date. We also require £100 refundable damage deposit.

Changeover Day:
Changeover day is Saturday. During the non peak season we offer short breaks (Friday for 3 nights and Monday for 4 nights). The Cottage will be ready for you after 3pm and we ask the cottage to be vacated by 10am on the day of departure.

Notes on prices:

Cancellations: If you wish to cancel we are happy to look at moving your booking to another date, however we do strongly advise all our guests take out adequate insurance for their holiday as you would if you booked a holiday abroad. For bookings cancelled up to 60 days before the start of the stay, guests will receive a 100% refund. For bookings cancelled up to 30 days before the start of the stay, guests will receive a 50% refund. For bookings cancelled up to 14 days prior to the stay date would receive no refund.

All prices include electricity, towels, linen and weekly cleaning, parking and wifi.

Owner's Cancellation Policy

  • 50% refund if canceled at least 30 days before arrival date.
  • 100% refund if canceled at least 60 days before arrival date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
