There are two ground floor and two first floor apartments, sharing a private/exclusive pool and gardens. Beautifully maintained, they offer excellent accommodation from 2 to 24 people. The apartments are well equipped, modern, nicely decorated and furnished. They are air conditioned and offer comfortable and convenient holiday accommodation. They are situated in a quiet residential area with easy access and car parking. It is a short 5 minute walk into the beautiful town of Dalyan, steeped in history and with lots of lovely bars and restaurants. Dalyan is a jewel in the Aegean, deemed an 'area of outstanding natural beauty', a conservation area with a long history.
The apartments are great if you want to share a private site, but have your own personnel living space, suits groups of friends or family groups.(wheelchair friendly access to ground floor apartments).
Each apartment is very well equipped and the pool and grounds are serviced daily by our management agent.
Newly build BBQ area in 2016 set beside the pool in the mature landscaped gardens. The mature trees and scrubs offer privacy from the road, shade and a lovely outlook.
For the start of the 2016 season we have built a fantastic outdoor BBQ area and extended the two first floor apartment balconies.

About Mark Polley
We are 4 private owners of a select group of apartments. We are all professional people which include a Barrister, Retired Civil Servant, Property Management Consultant and a Company Director. We all love Dalyan and set aside time each year to spend in this lovely resort. We are friends, having met in Dalyan as property owners. We want our guests to enjoy the apartments as much as we do and will do our very best to make your stay enjoyable. We are very fortunate to have Utopia (Huseyin) as our management agent as he is charming, extremely honest and reliable. We will try and provide you with as much information as possible including the do's and don'ts! Enjoy your stay.

Why Mark Polley chose Dalyan
Dalyan was recommended to us by a friend Colin, who owns an villa in Dalyan. Colin had travelled the length of the Turkish coast looking for the nicest and most interesting area to buy, he settled on Dalyan. It is family friendly and great fun. There is a lovely mix of visitors to the area and a great selection of shops and bars. It is a gem in the Aegean coastline. Civilised, friendly with lots to see and do.....where East meets West! Dalyan is a picturesque, peaceful and welcoming village set on the banks of a river which winds lazily down to Iztuzu beach. The beach (Turtle beach) was voted 'Best Open Space in Europe' by the Times Newspaper and has a Blue Flag rating. Most important, there are no package tourists or signs of mass consumerism.
What makes this Apartment unique
The area is steeped in history, with much to see for all ages, including Turtle beach (a conservation area), Lake Koycegiz (home to the mud bathes and springs and the ancient city of Caunos. The town has a quiet pace, without nightclubs and loud music. If you like good food, bars with live music, supurb scenery and a beautiful beach Dalyan fits the bill! The town is known for it's 'Special Environmental Area' and has a landscape dominated by trees, flowers, fields, water and mountains. If you are looking for a perfect holiday in a relaxed town with all amenities within walking distance, then Dalyan is the town for you.

Fantastic Time at a great place
We had a great time, the apartment was clean, ideally situated and had everything we needed. The owner was really helpfull and informative, we also had great assistance whilst at the property, overall we had a fantastic time.
Special interest holidays:
Scuba diving is available locally as is white water rafting, horse riding, quad bikes and hiking.
Dalyan is a small town on the south west corner of Turkey's Mediterranean coast. It is surrounded by pine-clad mountains, cotton fields, fruit orchards and miles of untouched coastline.
Dalyan is set on a river delta. Small boats carry holidaymakers along the narrow waterways to the sandy 6km Iztuzu beach (Turtle beach). Voted 'Sunday Times' Top 10 beach in the world!
The town is overlooked by the famous 'Rock Tombs' and the ancient ruins of Caunos are accessible across the river.
Lake Koyceoiz, is home to the mud bathes/hot springs
The main airport (Dalaman) is 30 minutes by car.
The resorts of Marmaris and Fetiya are around 1hr away.
Ephesus is a 3hr car or coach journey.
Dalaman airport is well serviced all year round with scheduled and chartered flights from all corners of Europe.
Dalyan town centre is a 5 minute walk from the apartments. The area is flat so access is easy.
The bikes are great for shopping trips and most have shopping baskets attached!
Lots of visitors to Turkey get an opportunity to visit the Dalyan area when staying at other resorts, few get the opportunity to stay and appreciate this wonderful holiday destination.
It really is a stunning area with lots to do in a safe secure environment. Numerous great-value restaurants and bars- 50% cheaper than UK or Europe.
There is a fantastic selection of restaurants and bars, friendly staff and great choice of fresh local produce, especially seafood.
Dalyan is a family resort so it may not suit all ages.
There is only one nightclub which is on the edge of town.

Booking Notes: Bookings are made through the Owners Direct site by email or phone. A 20% deposit is taken at the time of booking with the balance paid 8 weeks before departure. The apartments are all privately owned and we very much want you to enjoy Dalyan as much as we do. Changeover Day: We are flexible with check in / check out times and days. Notes on prices: We will always discuss the pricing with the customer and if possible look at discounts or 'special deals'. We will usually discount additional weeks and offer a discount for late bookings. This will all be subject to availability and demand.
