Villa in Cabrils, Barcelona, Spain - Privilage Green Area Near The Beach And Barcelona.

X-House sits on top of a steep hill just outside Barcelona, with stunning views of the valley and the Mediterranean sea. The house, built in the shape of an 'X', was designed by the architects at Cadaval & Sola-Morales who are known for their bold and powerful designs. The structure sits slightly below street level which provides more privacy for its residents while maintaining its spectacular views. The large glass, angled frontage enables an abundance of natural light to flow through the house .

The inside offers an open plan living space with clean lines and tall windows which give depth and volume to the vast interior. The top floor is a private suite which includes a bedroom, bathroom and private living room. On the roof is a beautiful terrace that covers the whole structure - instead of handrails, the architects installed a glass structure going around terrace for non-obstructive safety purposes.

The villa is located in a quiet residential area just 25 minutes from Barcelona and 5 minutes by car from the beach. In the garden you can enjoy a private pool, hot tub and sauna.

X House offers the best of two worlds; as well as offering the peace and tranquillity of the mountains, the city of Barcelona is only half an hour away and is easily accessible by car, bus or train. Barcelona is an ideal place for an urban stroll; art is present all around and the seemingly endless variety of restaurants offer food from all over the world.

The area is surrounded by trails, ideal for walkers or for bike rides with the family. You have a Tennis Club just 500m away.

The kitchen has all modern equipment including an induction oven and "tataki" grill.

The grand room takes pride of place with spectacular views of the mountains and sea. From here it is possible to see the lights of the nearest town and watch the boats out at sea and the seven–meter fine marble table is an ideal place to dine.

Our names are Davor and Lucila, we are a couple in our early forties and we have one four year old son.

Davor is an Civil Engineer who likes sport (especially tennis), traveling, architecture and design and also enjoys gastronomy. Lucila is a pastry chef and has an boutique in Barcelona which sells luxury ice-cream and chocolates. She also enjoys traveling, dining out, going to the cinema and she loves doing yoga. She often goes running in the woods surrounding Casa X and Davor enjoys going to the nearby tennis club in his free time where he plays tennis and socialises with his friends.

What makes this villa unique

X House uses form to qualify spaces of a very different nature and provide them with individual character; the landscape is the protagonist. Beyond the effective spatial arrangement at the front of the house, the views are the main feature of each space. Taking from Dan Graham’s reflections, the image of the sea is always present when observing the mountains and the mountains appears as a reflection when looking at the sea: a perceptive quality that enriches the experience of the house.

A piece of art, but...

The house's architecture and location is fantastic and the house itself is a piece of art, no doubt.

But there are real-world issues:

Cleanliness in the house: generally ok to very good, but both the living-room and the kitchen were dusty. The wall next our son's bed had not very inviting dirty spots/splashes. Bath towels available but dirty.

Equipment: Not a single reading-lamp by the beds, only the general room lighting. Almost all of the few floor/table lamps needed new bulbs (we bought some). The fridge still had out-of-date food and open letfovers. Dog-food leftovers under the table in the kitchen. A toilet's door was missing the inside handle, and the toilet's lid wasn't attached and fell off at first use.

Outside: The barbecue was basically a piece of bent and rusted metal. Totally unusable. The jacuzzi was full of sand/dirt and the filters/jet were blocked by dirt. Absolutely unusable. The colorful pool lighting somewhen decided to play its own game and to hold a disco-show the whole night. No remote was to be found, so it had to be physically disconnected.

It was as if nobody really checked/prepared the house before our arrival. Taken separately, each of these points is no big deal (and could/should easily have been taken care of in advance), but the sum of them made the discovery of the house disappointing for that price level.

A cleaning-lady was sent on day 3 (Monday), which solved the cleanliness issues inside. We were offered to have someone clean the jacuzzi on day 6 (Thu), but we declined. Didn't feel using it anymore.

Got the price of the final cleaning refunded (EUR 120). Not enough in my view, but I wasn't in the mood to fight over that and spend more time arguing.

All in all, we enjoyed our week at Casa X, but the whole package didn't match our expectations for such an object/price. Being off-season was given as an excuse, but that's no valid reason. Beside that, good contact with quick response-time with the owner's representative.

So yes, Casa X can be a gem. If the owner cares about you.

Casa X is a gem - a beautiful and exciting venue in a lovely area. The owners are charming and welcoming and the position and the house itself quite extraordinary. If you want somewhere with a true "Wow Factor" look no further!

“Casa X” is located in a private housing estate called ‘La Llobera’ in Cabrils, a small, typical Catalan town. The area is surrounded by a large pine forest with trails ideal for walkers or for bike rides with the family. Outside, a flight of wooden steps leads down to an infinity pool and further down in the garden, a Jacuzzi and sauna can be found. There is also a barbecue, fully equipped with everything necessary to host an unforgettable event surrounded by the stunning natural scenery which is present in every corner of Casa X. Cleaning / Towels / Linen / Maid service: Towels, linen and Cleaning service included. Chef, chauffeur and Baby sitter service by request. Tea, milk, sugar, coffee... provided.
