Villa in Castellino, Lisciano Niccone, Umbria, Italy - Ideally situated for relaxing family holidays and for seeing Tuscany and Umbria

Castellino has an enviable position located as it is on the Tuscany Umbria border with absolute tranquility and the beauty of the countryside all around. This luxury villa comes with a large pool and great views of the Niccone Valley, it is completely private and not overlooked by another property. The shady veranda extends along the back of the house and has a large dining table, there are other outdoor seating areas throughout the grounds as well as a dining table inside. The rooms are generous in size and comfortably and elegantly furnished with traditional terracotta floors and chestnut beamed ceilings. The grounds are fenced and gated, there are insect screens on all windows and ceiling fans in bedrooms. 2 very friendly villages with bars, restaurants and shops are nearby. The garden is well-maintained and has flowers, shrubs and olive trees and even a small tree house. A maid, cook and/or baby-sitter can be arranged for additional cost. Wifi internet included.

About Emma Cordingley

I am the booking agent for Castellino, my name is Emma and I live in the Niccone Valley, near Castellino, with my husband, two daughters and our cat and dog. We run a small rentals agency called Gorgacce Rentals, named after the first house my parents owned here which they bought in the 1980's. In those days before the internet they were very successful at renting their house to holiday-makers and their neighbours asked if they could rent their houses too and from this grew our rentals agency. Seeking a better life Martin and I (with our then one year old daughter, Isabel,) moved here in 1999 and have taken over most of the running of the rental business although my mum still keeps the accounts!

What makes this villa unique

As booking agents who live nearby we want all our guests to enjoy their stay at Castellino. You can book knowing that we are on hand to deal with problems that may arise during your stay, we are always available by phone, text, WhatsApp and by email. We have decided not to use Owners Direct online booking service so that we do not have to pass on their processing fee to our guests. We have also been made aware that Owners Direct can be very slow at responding to problems with payments and return of security deposits.

We invite all our guests to a wine tasting evening at the local vineyard. This is a regular event run by by husband Martin Daykin who recently passed his Italian Sommeliers Association exams.

A nice house. Comfortable, spacious, rather than luxurious.

Pool is fantastic, one of the best we have found in many years of travel in France & Italy.

Inspite of what the details say, there is no TV or rather there is, but no means of receiving a signal. Not a major problem, as we did not want to watch the X factor. However as we were there during the recent earthquake, it would have been nice to be able to keep up to date with local news bulletins.

One major drawback was the track down from the castle to the house. It is steep and after recent heavy rain, currently very rough. Suggest the “owners” point out that it is not suitable for a vehicle with a low ground clearance or sport car.

A wonderful house is beautiful location

My family of 6 people stayed at Castellino in late August 2016. We found the house easily following the excellent directions and fell in love with it immediately. Vincenzo the caretaker met us on arrival and although he speaks no English and us no Italian we got on very well! The house has a great position on a very quiet road over-looking the Niccone Valley. The garden is well tended, full of flowers and shrubs with lavender filling the air. The house is spacious and tastefully furnished. It has the feel of an old farmhouse and all the comforts of a modern home, the cleaning was without fault. The master bedroom with its opulent bathroom made us feel very special. We completely relaxed staying here, the pool was well used and we loved the shady terrace running along the length of the house where we lounged and we ate and never tired of the view. Lisciano Niccone and Mercatale are the local villages and where we did most of our shopping, everyone was very friendly, although not much English was spoken. Gianna's restaurant in Lisciano and Mimmi's Trattoria in Mercatale are both excellent and recommended. We also visited Lake Trasimeno, stunning Perugia and Assisi, Montepulciano, Siena and beautiful Cortona several times in the day time and in the evenings for dinner. We thoroughly enjoyed Martin's wine tasting at the vineyard in the Niccone Valley. All our party were very happy at Castellino, we would love to come back some day.

There are beaches on Lake Trasimeno, a 20 minute drive. At Tuoro sul Trasimeno there is a beach with children's playground, trampolines, pedalos, wind and kite surfing and ferries to islands.

The Adriatic coast is 2 hours, the Mediterranean is 2.5 hours drive.

Perugia airport - 30 minutes drive.

Distances:

The nearest villages are a few minute's drive away with shops and restaurants, pizzerias and gelaterias. Cortona, the beautiful medieval hilltop town is 20 mins drive. The Tuscan and Umbrian towns of Siena, Todi, Perugia, Gubbio, Assisi, Montepulciano, Arezzo and Pienza are within 1 hours drive. Within 2 hours drive is Florence. Even Rome is a within a day trip. Rome and Florence are well connected by rail from the mainline station 20 minutes drive away.

Booking Notes:
The booking deposit is 1/3rd of total price week and secures the booking. The final payment is due 2 months before the start of the rental period. There is a £100/week housekeeping deposit against breakages and returned after your stay. Central heating when needed is an extra charge.

Changeover Day:
Changeover day is Saturday. Arrival time is after 4pm and departure is before 10am to allow adequate cleaning time. For multiple week rentals bed linen is changed weekly and a clean undertaken.

Notes on accommodation: The house and grounds are fenced and gated, parking is within the gates suitable for 2 cars. There is room for more cars outside the gates. This is a safe rural area. Outside: Fantastic shady veranda with great views along the length of the back of the house with access to the pool, there is a large table for outside dining here. From the kitchen is a shady courtyard with dining furniture. The grounds are extensive with olive groves, orchard, organic vegetable garden and traditional stone built barbecue. There is also a tree house and plenty of space for children to play and explore. The large 14 x 5 metre swimming pool (50 feet) takes full advantage of the sloping terraces to provide breathtaking views across the treetops to the hills of the Tuscany Umbria border and the Niccone Valley. There is a large paved surround with high quality sun loungers and umbrellas to provide shade. The slope between the house and the pool has been planted with scented Mediterranean plants including lavender and rosemary. Utility Room: Washer and dryer. Cleaning / Towels / Linen / Maid service: Towels and bed linen are included (including pool towels) and changed weekly. Daily maid service, a cook and baby-sitting can all be arranged for additional cost. The house is cleaned before and after your stay which is included in the price.
