Little Cockmoyle is in the heart of Rock with access to the sandy beaches of the Camel Estuary. It is in a perfect situation on its own with plenty of parking, a large garden & terrace with great views of the Estuary. There is a 'summer house' which stores garden furniture & table tennis table. Families can enjoy sailing, waterskiing, banana boating, paddle boarding and kayaking.St Enodoc Golf Course is a mile away and Roserrow is 5 mins by car. Surfering at Polzeath is 3 miles away. There are lovely walks along the coastal path & a walk to St Enodoc church where Sir John Betjeman is buried is just one example of the many lovely walks in the area. Cyclists of all ages can enjoy the Camel Trail on the other side of the estuary. There are plenty of famous eateries in and around Rock and Padstow. The Padstow ferry runs from Rock & there is a water taxi at night.

Why Sally Toogood chose North Cornwall

When we first saw Little Cockmoyle we immediatley fell in love with the property even though it was in a poor order at the time of purchase. We were 'blown' away with the view which never fails to impress us! We have now upgraded the property to a high standard.

What makes this house unique

Little Cockmoyle is in a private situation but with easy access to both the beach & local shops. There is a footpath which leads to the beach & access to the shops is a short stroll away( 3mins), walks across the golf course are also close by.The views from Little Cockmoyle are very special.

Notes on accommodation: Light, modern spacious accommodation with glass, chrome, slate kitchen /livingroom floor with carpet in the bedrooms. A long drive leads to the property which is set in an elevated position looking across two fields to the estuary. The welcoming kitchen / living room has sliding doors leading onto a slate terrace & garden. The kitchen has two sinks, an extra quiet dishwasher & washing machine & a smeg fridge freezer. The large main bedroom has a sofa, chair & TV plus doors leading out to the garden. This bedroom with ensuite bath & separate shower has plenty of space for a single bed & cot if needed. The second bedroom has a hand basin & there is a bunk & single bed in bedroom 3. The bedrooms have lots of storage space. The family bathroom has a shower over. The owners retain upstairs for private use & although they have,as yet, not occupied upstairs during a rental they do reserve the right to stay there.For example if there is need to visit family in an emergency. Outside: The garden has a grass area, slate terrace & Mediterranean garden, a 'summer' house which stores garden furniture & table tennis table. There is a BBQ, plenty of sun loungers, outside dinning tables & chairs.Body boards are available for guests. A car port links the property to the owners private double garage with studio above. The studio is accessed by an outside staircase. The studio is a simple area with 2 single beds, a small shower room, kitchen area with sink & basic electric table top oven with 2 rings. There is a TV & 2 easy chairs. This area is only used as an over spill for Little Cockmoyle & on request.Not suitable for children or the elderly. Utility Room: Second washing machine. Tumble dryer. Sink. This room is separate from the house. Door from the carport. Cleaning / Towels / Linen / Maid service: Bed linen & bath towels provided. Please bring beach towels. We expect the property to be looked after & left in a clean & respectable condition. Other: 'Office' area near the kitchen.

From the very first email the home owner could not have been more helpful. Location is excellent, away from the busy main road and buildings sites where so many other rentals are, yet only a short walk to the beach. Very quiet and peaceful. Has wonderful far reaching views from lounge, bedroom and large gardens. Very well equipped throughout including a bbq and sun loungers. We would definitely stay again.

Our memorable stay in Rock

This is a beautiful quiet property hidden at the end of a long drive by a pretty church. The views over the estuary and farmland are mesmerising. However, it is also covenient for accessing tourist attractions, and also sports activities such as surfing, cycling and horse riding. It is only a short walk to a lovely sandy beach, and the shops are nearby also.

We really enjoyed our time in this lovely 'home from home' too- our boys were able to play table-tennis and football, as well as use some of the many board games available too. The facilities are amazing too- the kitchen is fully 'kitted out' - you're unlikely not to find any untensil or appliance you need. The general atmosphere is that of a genuine home and not just a rental property. It was such a relaxing place to stay- we'd love to come back here some time.

Great place in Rock

Fab location. A little walk down into Rock, but the amazing views and privacy are worth it.

It is equipped with more than you could ever need in a holiday rental.

Highly recommend.

Supermarket, fish shop, bakery, butcher, gift shops are within walking distance.

Wadebridge Town is approx 10 minutes drive for Supermarkets.

Further Details:

There are miles of sandy beaches, coves and dunes. Sailing, water skiing, canoeing, wind surfing, fishing etc. are on the doorstep. There is a waterski school in Rock as well as sailing, fishing and bird watching. Shopping can be done in the village. The shops are within walking distance. Polzeath is an excellent surfing beach and is a 5 minute drive from Rock. There are many famous restaurants in the area including Rick Stein's in Padstow. Jamie Oliver's Fifteen Restaurant is near Watergate Bay and Nathan Outlaw's restaurant is in the St Enedoc Hotel in Rock. The Black Tor ferry operates between Rock and Padstow and there is also a water taxi available in the evenings.

Booking Notes:
50% of rental amount secures the booking and the 50% balance is required 8 weeks before arrival date.£200 returnable deposit.

A returnable damage deposit of £200 is required with the first payment. This will be returned within 2 weeks of departure, providing the property is left in a respectable condition. We, the owners, or our 'house keeper' will check after your departure. Breakages & damage to be paid for by guests on a trust basis.
We prefer to have a minimum of 4 nights rental but do consider short bookings.

Changeover Day:
Change over days are flexible. Guests are expected to arrive after 3pm & required to leave by 10am on departure day.However, these times are also flexible depending on the cleaner.
