About Nicholas Boden
We have owned our house in Polzeath for the last 10 years and we holiday in the house every year with our family. It is furnished for our own use and decorated with my wife's paintings. It is in our opinion more than just a holiday home
Nicholas Boden purchased this House in 2002
Why Nicholas Boden chose Polzeath
We have always been to Polzeath since i was a child and my children have now grown up having done the same
What makes this House unique

Fantastic views of the beach, bigger than expected.
Amazing week. Blessed with good weather. Family holiday with 4 children aged 16 to 9. Sandrift Near shops, coast path and beach. Steep hill back to property (kept us fit but wouldnt be good for those who struggle with hills). Back patio sun trap in mornings and front patio in evenings. Living room and kitchen good size (bigger than we expected). Kitchen basic but adequate and well equipped with utensils etc. No DVD player (which actually meant we played more games but had planned to watch a film one night). Beds comfortable. Heating kept it lovely and cozy in evenings. Conservatory fantastic restful place with views of the sea. Massive plus of this property is the views! Spent one evening cooking tea while the rest of the family on the beach and was able to watch them all with binoculars from the kitchen window! The extra bedroom accessed via outdoor steps is great but I'm not sure I'd want my younger children down there at night. We all ended up cozying in the other bedrooms but had a couple stay for 2 nights and was a great room for them with own bathroom. Can imagine in the summer would be great having the garden for BBQ' s and games. Other thing to note is the freezer is in the garage and there's a second fridge (I couldn't find it when we arrived and emailed the owner who replied very quickly). Overall brilliant and would definitely stay here again.
Lovely clean, well equipped, nicely furnished property, in beautiful location with lovely views.
We had a great holiday staying at this lovely house in Polzeath. Short walk to cliffs and beach through a little path, making it very easy to walk down to body board whenever we liked. Well equipped kitchen and lots of comfortable seating in the sitting room for the 7 adults that our party consisted of. The only downside for us, as 7 shower loving adults, was that the only proper shower was accessed through the downstairs bedroom and an external staircase (the main bathroom had a bath with shower over but no shower curtain). That said we had a really enjoyable holiday, in a lovely comfortable house, in a beautiful part of the country.
Beautiful and clean with amazing views, all described is accurate and photos are as seen the owners do use it themselves regularly, it is in a quiet residential part of polzeath and a short walk to the beach, village and coastal paths. mobile phone signals like most of Cornwall is patchy, the added bonus of wfi also was a nice surprise the garden is lovely very long and the added bonus of cold water tap/shower head outside and use of the garage is great and a drive way for parking a couple of cars.
The only negative I could say is the lack of wardrobes, only one small wardrobe for the 3 bedrooms upstairs but there is a chest of draws in every room and we could not find a iron but wasn't to bothered as had packed a travel one. I would fully recommend this property it is very light clean an in a excellent location and good communication from the owner.
