House with optional cottage in Erquy, Nr. Dinan, Cotes D'Armor, Brittany, France - Secluded Location Close To The Town Centre And The Beach

Erquy, on the picturesque north coast of Brittany, is renowned for its beaches, market and seafood. The area offers good walking, horse riding, cycling, golf and water sports. The house and cottage have been recently renovated to provide very comfortable accommodation for up to 14 people, ideal for large or extended families. They share an enclosed garden and are situated in a quiet cul-de-sac, a short walk from the town centre, the beach and the port. There are several bakeries, a supermarket, other shops and banks close by. The house has a spacious living / dining room, a second living room with sofa bed, a well fitted kitchen, four bedrooms, downstairs shower room with WC, separate WC and an upstairs bathroom with bath, shower and WC. There is high speed wireless internet in both the house and the cottage with telephone and multi-channel tv. The cottage has a kitchen, living room with sofa bed, shower room with WC and attic bedroom. There is also a garage, games room and plenty of off-road parking. the cottage is not rented separately, it is only available to provide additional accommodation, if required.

About Toby & Jane Cusworth

Les Charmettes is owned by two families - the Cusworths and the Wilsons. We have been friends for a long time and bought the house in 2001. In 2012 we made significant improvements to the main house including a new kitchen and a downstairs shower room. We also built a bathroom onto the cottage and completely renovated the interior to make it into a self-contained holiday home.

Both families continue to enjoy staying at Les Charmettes with our children, friends and relatives.

Why Toby & Jane Cusworth chose Erquy area

We decided to buy a seaside house in a part of France that is easily accessible for long weekends as well as summer holidays. We fell in love with Erquy because of the wonderful coastal scenery, the fact that it has a working port and is not just a holiday resort and because the house itself has a lot to offer.

What makes this house unique

Les Charmettes has real character and the benefit of an enclosed garden. It is comfortable, spacious and ideal for family groups. For those who want a break from driving, there are shops, bars, restaurants, the weekly market and several beaches within walking distance.

Notes on accommodation: The house has central heating and there are electric wall heaters in the cottage so the both properties can be used all year round. Outside: When the gate is closed, the property is completely contained and private and is great for families with young children. There is a patio with table, chairs and barbecue available for outside dining. Although the house is in the centre of the town, the neighbourhood is very quiet. Utility Room: House - Located in the cellar with washing machine, tumble drier and indoor hanging space. Cleaning / Towels / Linen / Maid service: Linen and towels are not included. These can be rented through the owners. Prices available on request. Other: Garage. Games room with table tennis table.

Excellent house for family group

The description was accurate in every respect. The house, games room and garden were all enjoyed according to the weather on each day and the closeness of town and beach were ideal. There were four adults and four children, ages 6-10, staying in the house with grandparents treating themselves to staying in the cottage thereby gaining another bathroom. We used the barbeque, had a take-away and ate in the garden several times, also visited a restaurant recommended by the owner. He was very helpful with the booking and answering questions, as was the local agent who welcomed us on arrival.

We didn't feel the need to go far as the beaches were the main attraction but we used our bikes to explore the immediate area. There's a good traffic-free cycle route, accessed by quiet roads in the town. We would certainly recommend it to friends and we would happily go again ourselves.

We found this property to be very comfortable and well appointed. It is in an ideal location, just a couple of minutes walk from an excellent beach and even closer to the main street of the picturesque town of Erquy.

The owner was extremely prompt and accurate in replying to our queries on the property and its facilities

We were very lucky in having non stop sunshine which allowed the grandchidren plenty of opportunity to enjoy the beach, but even if the weather had not been so kind there are many of interesting places to visit in the surrounding area. We would thoroughly recommend this property and location to any large family groups

Coast/Beach:

Erquy has several beaches. The Plage du Centre is a few minutes’ walk from the house. The other beaches are only 10 minutes away by car. The town has both a sailing school and a diving school and during the summer months there is a boat from Erquy to the charming Ile de Bréhat. There are many other beaches within driving distance.

Travel:

St Malo ferry and Dinan and St. Brieuc airports - approximately 45 minutes by car

Roscoff ferry - approximately 2 hours by car.

Caen and Cherbourg ferries - approximately 3 hours by car.

TGV - 30 minutes by car giving access to Rennes and Paris.

Further Details:

There are lots of things to do in Erquy and the surrounding area. As well as the beaches (some of which have summer clubs for children), the coastal footpath provides great walking. Lamballe is famous for horse breeding and there are lots of opportunities for horse riding. There are also several good golf courses in the area. Local places to visit include the Chateau Bien Assis and Fort la Latte on Cap Fréhel. Towns of interest include Pléneuf Val André and Sables d’Or les Pins; St. Malo, Dinard and the medieval Dinan are slightly further away. There are lots of bars and restaurants within easy reach and there is a local programme of music, dance and other cultural events throughout the summer. The Erquy market takes place every Saturday morning and is a definite must to visit.

Booking Notes:
House and cottage available all year. Price quoted is for the house only, the cottage is available for a further £385 per week (£55 per night in low season).
25% deposit on booking, 50% of the balance payable 8 weeks before start of holiday with the final payment 2 weeks before the start of the holiday. A refundable deposit of £750 to cover damages, held as an unpresented cheque.
Cancellation policy: up to 8 weeks no charge, full refund.
4-8 weeks: 50% refunded.
2-4 weeks: 25% refunded.
Less than 2 weeks: No refund.

Changeover Day:
For weekly rentals, the changeover date is Saturday. To allow for cleaning between rentals, departure is by 10.00am and arrival after 4.00pm unless otherwise agreed.

Notes on prices:
The prices are for the rental of the house only. The cottage can be booked for an additional £385.00 per week (£55 per night in low season). Weekly bookings - Saturday pm to Saturday am. The cottage is not separately rented.
We are willing to consider shorter rentals outside of the peak season (1 July through 1 September 2017). With all rentals there is a one off cleaning charge of £75 for the house and £35 for the cottage.
Linen is available for rental through the owners.

A 25% deposit is required on booking.
A payment equivalent to half of the balance is due 8 weeks before the start of the holiday.
The balance is due 2 weeks before the start of the holiday.

Owner's Cancellation Policy

  • 50% refund if canceled at least 7 days before arrival date.
  • 100% refund if canceled at least 14 days before arrival date.
