Casa San Moscato (the main farmhouse) has three floors each of 63sqm. Ground floor has entrance hall, large dining/living room with open fire, kitchen with dishwasher, large fridge, oven, hob, microwave, plenty of crockery, cutlery etc for 9+ people, two bathrooms each with bidet, toilet, shower and washbasin (the larger bathroom is a wet room). Upstairs has 3 bedrooms - see 'accommodation'. There is central heating throughout. Downstairs is the cellar with washing machine and store for outdoor furniture. Outside there is a paved terrace overlooking the valley and access to the olive groves and swimming pool.

Casa San Moscato is suitable for renting on its own, or in conjunction with Moscatino. Moscatino is a one bedroomed cottage with accommodation for up to 3 people. Fully equipped corner kitchen in living room and upstairs bedroom and bathroom.
Farmhouse Casa San Moscato (sleeps 9) and adjacent Cottage Moscatino (sleeps 3) to rent separately or together. The combined properties are called San Moscato. Casa San Moscato is a renovated farmhouse with accommodation for 9 people and Moscatino, an adjacent cottage, is a converted chestnut dryer with accommodation for a further 2 people in one bedroom and a person on a bed-settee downstairs. They are situated at Pariana, about 15 kms. east of Lucca. There is a private pool available to occupants. The property is peaceful and secluded in hilly country with views of surrounding wooded hills. Around the houses are several hectares of terraced olive groves with swimming pool. A wooded hill screens the houses from the village. Moscatino has a balcony and paved patio area for outdoor meals and relaxation.
This part of Tuscany is still relatively undiscovered and in the village the rustic life goes on as it always has, with forestry and olive husbandry. The area is much more hilly than the more southerly parts of Tuscany - it is not so stiflingly hot as the plain and for walkers there is direct access to pleasant hills with the Appennines within easy reach. 30 mins Lucca, 1 hr Florence, Pisa, coast. Excellent local cuisine. All shopping 20 mins.
We are a retired professional couple living in York, England and we bought San Moscato as a family holiday home in 1990. We still use it as such and are pleased that children and grandchildren enjoy it as much as we do. We generally visit in spring, summer and late autumn (to harvest the olives, if there is a good crop) - we like it at all times of year, though the winter weather is not necessarily much better than UK! Between 2004 and 2007 we made an epic long-distance walk all the way from York to Pariana - in fact, walking remains an abiding interest and there is much scope for it in N. Tuscany.

We prefer the character of this part of Tuscany to the more southern area, which are rather too popular and where also, in our view, the landscapes are not so attractive. Both Pescia and Lucca are delightful towns. Access is good, with Pisa airport, motorways and railway within easy reach, although admittedly the last 5 miles is on more minor routes. It is well positioned for many attractions - clockwise from northwest, Cinque Terre, Apuan Alps, Garfagnana, Appennines, Po Valley cities, Florence, San Gimignano, Pisa, Viareggio and sandycoasts.
We relax and enjoy the pool and garden - we have many good friends in the village - many good local restaurants - we always enjoy a trip to Lucca - otherwise walking in the hills. In the summer there is an excellent restaurant and local festas and BBQ's in the Pizzorne hills above Pariana.
One hour by car to the sandy west coast beach resorts stretching north from Pisa. Further afield (north or south) for spectacular rocky coasts.
Pisa is the nearest airport and travel time from the airport to the house is approximately one hour. Car hire is recommended. There is a bus from the village to the nearest railway station and town (Pescia) but the service is infrequent. 800 miles from channel ports.
Pariana 1Km. Collodi (Villa Garzoni, Parco di Pinocchio, shops and banks) 10Km. Pescia (bigger shops, supermarkets, market and railway) 15Km, Lucca (historic walled city, theatre, music, botanical gardens, etc) 25Km, Bagni di Lucca (historic spa town, mountain scenery), 25Km. Good base for visiting Lucca, Florence, Pisa & other Tuscan historic sites.
Restaurants in many local villages - pizzas at Pariana, proper restaurants at Biecina (2Km), Collodi, Montecarlo, Monte a Pescia etc. One general shop with bakery in Pariana. The houses are a good base for walking and cycling. Forest walks can be found in the local hills and mountain walks in the Apuan Alps and Appennines beyond Bagni di Lucca.
