Family Villa with 4 bedrooms, 3 bathrooms, pool and 3 sun terraces

This beautiful new Villa has been furnished to a very high standard and is a welcome and comfortable retreat from a day's sightseeing. Access is via a private tree-lined driveway leading to the main entrance on the first floor. Across the terrace, the impressive double doors lead into a spacious entrance hall and double aspect lounge area with luxury furnishings, window to side with mountain views and french doors leading onto the front balcony. The open plan kitchen has a dining area with doors leading to just one of the 3 sun-filled terraces with a solar panelled lit parasol and amazing views, for al-fresco dining or just to sit and enjoy the peace and tranquility of this beautiful area over a glass of chilled Prosecco.

From the kitchen and across the hallway is a spacious bathroom adjoining the double bedroom on the ground floor. On the first floor there are a further 3 double bedrooms (2 doubles & 1 twin) and 2 spacious bathrooms. A cot and highchair are available on request.

The 11m x 5m pool with spectacular views of mountains and the entire valley below, was completed in 2011.

Local Area Information: Villa Panoramica is just outside the pretty village of Palleroso but is only a 5 minute drive to the large town of Castelnuovo. One of Tuscany's least explored yet most spectacular regions, this is magnificent walking country.

Throughout the months of July and August there are daily 'festa's' held within the many small villages in the area, where you can eat and drink to your heart's content for a minimal amount. A truly memorable way to experience the real heart of Tuscany and its people and cultures.

Also during the summer months many music festivals take place - Lucca Summer Festival (past performances have included Elton John, George Michael, Eagles, Nelli Fetardo), Barga Jazz Festival and the Torre del Lago Puccini Opera Festival.

Tennis courts, a 9-hole golf course (15 minute drive), pony trekking and daily hiking excursions can be organised locally to explore the many surrounding mountain villages and walking trails against a backdrop of stunning scenery.

The Local Area: Castelnuovo di Garfagnana is a typical bustling Italian town that is important for local farming and agriculture and famous for local produce including pecorino cheese, farro, porcini mushrooms and polenta and is located at a height of approx. 300 metres above sea level. It has many restaurants, bars and coffee shops, perfect for taking a capuccino and watching the world go by, as well as many varied shops and supermarkets. The wider area of Castelnuovo is known as the Serchio Valley and has 6,150 inhabitants including numerous smaller towns and villages just waiting to be explored from Bagni di Lucca and Barga to the south to Castiglione and San Pelegrino in the north. Castelnuovo is the commerical and administrative centre of the region where every Thursday morning since 1430 there has been an open air market. A must for any visitor.

Spa treatments can be booked locally at the nearby Il Ciocco Hotel Resort in Barga and the Thermal Spa at Bagni di Lucca.

The Tuscan Climate: In general the climate in Tuscany is very mild with little difference between the provinces. However the coast and valleys are hotter in summer than the hilly areas. Usually summers in Tuscany are hot and humid with little or no rain. April and May are milder and rainier but there are still plenty of dry, sunny days. Spring time brings a bounty of flowers as gardens and vineyards awaken from their winter slumber. It is a wonderful time to visit as the summer crowds have not yet filled the streets and the temperatures are not too hot. July and August are the hottest months.

When to Visit

Spring can be one of the most rewarding times to visit, average temperatures are warm and comfortable. It can however be one of the wettest seasons but normally by May rain is rare and the days are longer with up to 10 hours of daylight.

Summer in Tuscany is usually hot and sunny with pleasant evenings for 'al fresco' dining. Humidity levels can get high, especially in the cities.


Car hire is essential. Nearest airport is PISA, just over an hour's drive. Nearest railway station CASTELNUOVO DI GARFAGNANA 10 minutes.

Spectacular Views From Stunning Villa

We have just spent 10 days at this villa and all agreed that it is probably the best villa that we have stayed in.

The villa itself is very comfortable and clean and it is very roomy; there was five in our party (including three teenagers) and there was plenty of space for us all to chill out in. The main attraction though is the pool and the views, when both swimming and relaxing by the side, which are spectacular, showing off the scenery of Tuscany beautifully.

We travelled about a bit - really enjoyed exploring Lucca and the nearby medieval villages - also went to several of the recommended restaurants which were very good.

All in all a great villa for relaxing, we would highly recommend this villa to anyone wanting a peaceful holiday to enjoy the delights of rural Tuscany.

Beautiful stay in Tuscany

We stayed for a week in this beautiful villa. The communication with Varinia in arranging our stay was superb, very accommodating whilst we arranged the best flights. The directions to the villa were spot on and easy to find.

The villa is beautiful, spacious, well equipped and the views -the photos don't do it justice-are amazing. The pool takes a little getting used to as cold in the morning but once in, is great. The steps up may not be suitable for people with mobility issues

There is a great trattoria a couple of mins drive down the hill called Bonini's, best house red ever had. There is a large supermarket 10 mins away which stocks anything you need.

Thankyou for letting us stay, will definitely visiting again.

What a view, perfect stay in Tuscany

We stayed at Villa Panoramica for one week with 7 persons (4 adults - 3 children), our stay was just perfect. We enjoyed the panoramic view from the pool, the high quality standard of the house and the great location of the villa to visit north of Tuscany.

Lovely villa with great views from the pool

We really enjoyed our stay in Villa Panoramica, the house was spotless and had everything we needed. (It was a real bonus having the three full size bathrooms). The pool is simply awesome, it's large enough for swimming as well as relaxing and provides a stunning view of the surrounding Tuscan mountains. I'd recommend this to anyone looking for a relaxing family holiday.

A splendid villa!!

A splendid villa! Clean, maintained & modern, spacious, fantastic pool and beautiful surroundings. Very good and personal service and contact, also when small accidents occur (what can happen with suddenly bad weather and / or 4 small children running around). We can only recommend this to others, with the disadvantage that one has to be earlier out with a booking :-)

Owner's Response: We have been renting Villa Panoramica in the Garfagnana for the last two years and have been completely booked for both summer seasons. We start taking bookings as early as December for the following year. We have met many wonderful guests from all around the world including Denmark, Sweden, Norway, Finland, Holland, Germany, France and the UK and are pleased to say that all our guests have enjoyed their stay with us. As a result we have received many positive reviews. We aim to offer a personal service by meeting guests on arrival to hand over the keys and always being available to assist with any problems that may occur from time to time. Lucilla & Danilo do an amazing job in maintaining the house and grounds from preparing the house for guests arrival to cleaning the pool and maintaining the garden. The Local Area : The Garfagnana is an area in the province of Lucca wedged between the mountains of the Apuan Alps, and the Tuscan - Emilian Apenines. It is split by the River Serchio and covered by green and luxuriant vegetation of woods and forests. Located between the Apuan Alps (famous for the production of marble) and the main part of the Apennines, the Garfagnana is a mountainous region of Tuscany. It is considered a particularly striking and beautiful part of Tuscany owing to its mountains, woodland and surrounding countryside. To visit the Garfagnana is to find yourself in a land of diverse and evocative places, of unspoilt landscapes, of medieval villages and distinctive small towns, where you can savour the unique atmosphere of a by-gone age. Rich in natural environments and scenic walks, the Garfagnana is an ideal place to visit, where history, old traditions, fortresses and ancient roads are still to be found. Une villa qui porte vraiment bien son nom !

Nous avons passé 2 superbes semaines en famille dans cette belle villa villa est vraiment bien équipée, très spacieuse (nous étions 7 dont 6 adultes et un grand adolescent), et tout y est de qualité vue est époustouflante et depuis la piscine, c'est un petit paradis .... il ne manque qu'une douche à la piscine pour attribuer à la villa un 10,5/10 !!! La villa et la piscine nous attendaient dans un état impeccable ! Notre fille a soufflé ses 18 bougies au restaurant Bonini, tout y était excellent... le rapport qualité-prix parfait ! A recommander vraiment ! Bilan plus que positif donc pour la villa, ses environs, sa piscine, et l'accueil de Varinia ....Merci, la famille Agneesens-Hohl de Bruxelles

Owner's Response: A stay in Villa Panoramica is the perfect accommodation for a relaxed family holiday in the Tuscan countryside. It is situated in the small hamlet of Palerosso but is only a 10 minute drive into the central market town of Castelnuovo di Garfagnana with all amenities - restaurants, bars, wide variety of shops, banks, post office, tourist information offices, etc, etc. A weekly market is held here every Thursday morning. The Villa itself sits on a small hill overlooking the entire valley below with views extending as far as the eye can see. It is truly breathtaking. The pool sits just above the house so enjoys the same panoramic views. The house is newly built and has been tastefully and elegantly furnished with quality fixtures, fittings and furnishings. Wi-Fi is also provided. The nearby family run Ristorante Bonini is excellent - offering every type of Tuscan speciality from fish to funghi porcini (wild mushrooms) to home-made desserts of the day. In addition there are many local recommended restaurants and pizzeria's (all the details are listed in the detailed House Book, including useful directions). Throughout the year in the Garfagnana, there are many Festa's and Sagras which are local festivals. For many of the small villages this is a time to celebrate and get together. Celebrating local foods and traditions such as trout, polenta and mushroom festivals, to Beer Festivals which are becoming more and more popular. A truly memorable way to enjoy the warm hospitality of the Tuscan people and their local traditions. Each year more and more Festivals are being held, from the end of June to the end of August. There are music festivals also is the summer months which range from Opera to Rock, local folk music & Alpine Band Concerts. . You can pick up a booklet from the local Tourist Information office with dates and details of all the Festivals to help you plan your stay.

FREE WI-FI NOW AVAILABLE The Villa may be suitable for the elderly or infirm as there is a double bedroom on the ground floor, however there are steps from the terrace leading to the pool area. Garden lighting - the terrace which leads to the pool and the pool area has outdoor lighting. There is also a front door porch light. Children are welcome but should be supervised at all times especially when using the pool and surrounding area. The pool is used entirely at your own risk. The total pool depth is 1.5m. The pool is cleaned and water quality and PH/chlorine levels checked regularly. Pool is open from 1 May until the end of October. PLEASE NOTE THAT POOL TOWELS ARE NOT PROVIDED. There is a laundry room on the lower ground floor with sink, washer/dryer, fitted cupboards, iron/ironing board, pegs etc. Outside there is a rotary clothes line. There is also a large walk-in store cupboard on the same level with additional sunbeds, chairs etc.
