In the north west corner of Tuscany, the green valley of the Garfagnana shelters nature reserves, ancient castles, hill-top villages, lakes, caves and a whole lot of peace and quiet. At the entrance to this forgotten valley is a land of hot springs and rolling hills, peppered with the many villages that make up Bagni di Lucca. Once people flooded here from all over Europe. Russian princes, Victorian poets, French emperors. They came for the waters, and the gambling. Now, grandeur faded, the old town and its villages welcome the curious, the seekers of spa luxury, walkers, riders and those who like to draw, paint and write. And high above the river, close to the facilities but apart from them, at the end of a private lane, your hideaway awaits.
A few years ago we were able to buy an old farmhouse in a favourite part of Italy, and spent a couple of years repairing and restoring it, as sympathetically as possible. More recently we installed a pool which has great views down the valley to the Apennine mountains. We hope to spend plenty of time there, but also to share it with others - which is where you come in!

Mrs H likes the sun, I prefer the cold. Mrs H likes Spa holidays, I like trudging around. We both like Italy. Once, on holiday, we discovered the Garfagnana, in Tuscany. It is a fascinating area, not always baking hot in Summer and not always covered in snow in the winter, proud of its rural roots, welcoming to visitors. Further up the valley, things can get a bit remote, but we are within easy reach of both the bustle of Lucca and the peace of the Garfagnana.
We are convenient for the airport, convenient for the spas, convenient for the city (Lucca) and yet the house itself is private, quiet and secluded. You need not see another person for days on end, or you can choose to be pampered in a luxury spa or eat what you are given in a local village restaurant.
This beautiful, well appointed, newly renovated traditional house was superbly presented and clean. The owners left a generous welcome pack meaning we didn't have to go shopping following our journey. Outside the infinity pool was a lovely temperature following the summer and had long reaching views down the valley. The wood fired pizza oven was another great touch. Highly recommended for anyone looking to explore Northern Tuscany, Florence, Pisa and Abetone (skiing) all within easy reach.
WOW! We have just returned from a 3 week stay at Casa Lupini and are already missing it! This review is much shorter than the 3 pages we wrote in the visitors book !!
The location of the property is 'away from it all' but not remote and everything you need is within 5-10 minutes of the property.
The quality of the house is super and felt like home from home.
As a family of 4 (x2 teenagers) we had plenty of space and loved the fact that the kids had their own bathroom whilst on holiday (a rare treat).
We explored the local hilltop villages which were spectacular, Barga, Grenoala, Bagni di Lucca and we also had several days exploring in Lucca, just a half hour trip away (so much to see and do).
We visited Florence on 2 occasions,drove to Pistoia then caught the train.
Gorge walking was a brilliant days activity if you're feeling energetic, be prepared to get wet!!
The wildlife around the property was brilliant we sat out in the evenings and were joined by the deer who would come out of the woods onto the terraces at dusk, brilliant!
The pool is stunning and is just what is needed to cool off, surrounded by beautiful scenery, we spent many days around the pool and getting the kids to do anything else was a challenge.
The pizza oven - give it a go on second try we got x4 fab pizzas, home made pizza dough too!
From start to finish the holiday was brilliant, the owners were so quick to reply to any emails or questions prior to our arrival and during the stay. Lots of information at the property and interesting reading material about the area.

Being the first guests of the season, we were warmly welcomed by the owners, Trevor Hadley and his wife, who also surprised us with a full fridge, thus preventing us from having to shopping immediately.
What to say about Casa Lupini?
If you are looking for an exciting city life, do not go there. But if you are looking for a very comfortable hous with a large terrace garden, a fantastic inifinity pool, a stunning view over valley and mountains and a lot of privacy, this probably is the best choice you can make.
We (6 adults ) spent two weeks there, late May/ early June and the most difficult choice every day was whether to stay at the house or go out.
Nice towns like Pisa and Lucca are in easy reach, but also more nearby villages like e.g. Barga are certainly worth visiting.
Shopping is easy in Villa or Fornoli, both a 5 - 10 minutes drive and good restaurants are there as well.
We had a perfect time and certainly hope to come back again.

What is not to love about Casa Lupini? Less than 10 minutes drive from town, completely separate from other properties with it's own pool and gorgeous views across the valley, we were sad to leave after a fortnight here. This place is beautiful ...
Very well furnished, spotlessly clean, traditional features alongside modern technology (digital TV/DVD/reliable Wi-Fi) makes this an ideal holiday retreat, with owners that are only a text/email away to give you help or ideas. The house was very spacious for our family of four. The children adored the pool. The furnishings are stylish, and we were impressed how well thought out the whole property is.
The drive up to the house is initially daunting - but no more so than driving on Italian roads anyway - and well worth it when you get there! And there is always the chance of catching sight of the wildlife - deer, porcupines, dormice - especially at night ...
After 2 weeks, it is amazing what we didn't achieve - we strayed as far as Lucca (30 minutes by car) but spent most of the time in the local area relaxing in the summer heat. We all enjoyed 'Canyon Park' (zip wires etc), swimming in the river and gorge walking - but most of all we enjoyed pizza, pasta and Prosecco!
A car is essential - but beyond that and a little bit of guide-book Italian, Casa Lupini makes a great base for a very easy and hugely relaxing holiday!
Six of us, including our two daughters (11 + 9) have just stayed for a week at Rupini House. The place was perfect for us, it's a good climb up to it but well worth it when you get there. The views from both the infinity pool and house are amazing. The house has been renovated and kitted out to a very high standard and everything you require is there. There are loads of places to see in the surrounding area and a week is not enough in our opinion. There are resaurants in walking distance, maybe 10-15 minutes, but it is a good climb back. As it says in the description, the land around is very steep, so young children will have to be well tended. We loved every minute and will definately be back. The restaurant at Granaiola is excellent about a 10 minute drive.
Viareggio is one hour away. As with most Italian beaches, access is via the clubs and bars along the beach. There are many other resorts along the coast up to Forte di Marmi. Our favourite is Petrasanta. The Cinque Terre is a popular excursion.
We are one hour from Pisa airport. All the usual car-hire companies are at the airport. Competitive rates can sometimes be obtained via airlines. There is a shuttle bus to Pisa station at the airport. Trains run to Bagni di Lucca station from Pisa, frequently changing at Lucca. The station is approx 3 km from the house, but taxis are rare and buses sporadic. We can arrange for you to be collected and delivered to the house. You will miss much of what the area has to offer without a car.
The main part of Bagni di Lucca (Villa) is 2km. There are tennis courts and an excellent swimming pool complex. Barga is an interesting visit with a Scottish flavour, about 15 mins from the house. The nearest motorway with access to the rest of Italy is at Lucca (30mins). Pisa and Florence are a short and long hour respectively. Montecatini Terme, an interesting spa town is 45mins from the house. The Versilia coastal resorts (Viareggio, Pietrasanta and Forte di Marmi etc.) are an hour away.
At the bottom of our hill is Ponte a Serraglio with a Bar, occasional Post Office, Tobacconist, a Pastry and Ice-cream shop, a Pharmacy and several restaurants. 1 Km in either direction will find small supermarkets, banks with cash machines and bi-weekly markets at Fornoli and Villa. Larger supermarkets are in Lucca and Castelnuova. There are many festivals and events at Lucca, a winter opera festival and summer jazz festival at Barga, and, this year, our very own art festival at Ponte a Serraglio.
Of the spas in the area, two are within walking distance and you can book daily sessions in the pools, caves and treatments. There are further luxury spas at Montecatini Terme, 45 minutes away. Note that the swimming pools in the town use the natural spring water of the hills behind the house.
About 30 villages make up the commune, many of which are characterful old hill-top villages. The Orrido di Botri, a gorge and natural reserve, is open from May to October. Horse-riding - from beginner level - is available nearby.
The Garfagnana valley has many walks and activities, including canoeing, mountain bike hire and guided treks. The area has many restaurants from simple village bars to luxury hotels. We strongly recommend that you research some of the blogs and guides available before your visit. We provide some guidance in the house, but there is much to explore.
