Villa Rocca is a vintage gem, right on the shores of Lake Garda. At the foot of the well-known landmark, the Rocca di Manerba. This villa stands in a private residential area, which is quiet and peaceful, yet it is very close to all amenities, restaurants, the village, the port, and even an archaeological museum and the nature reserve park of the Rocca.

The villa was built in the late 1950s, and was fitted out to the highest standards of craftsmanship and design of the time. The quality of its original craftsmanship has stood the test of time, and all original fittings still adorn the villa. Walking in is like stepping back in time -- fascinating and beautiful, but not for those who need a modern space. Hand painted maiolica tiles in the living area, hand crafted wooden cupboards and finishings in all rooms, enamelled metal cabinets in the kitchen, and of course fabulous red formica counter tops with steel edgings. The villa is only about a 20 meters from the beach, and the sound of the waves is a constant background music.

Enter the house through the main door on the side veranda into a large open space lounge and dining area with working fireplace. There is a TV here, with digital cable, SKY satellite channels, and DVD player. The common area is surrounded on two sides with floor to ceiling glass windows and doors looking out onto the lake, just a few meters beyond the house. The doors open onto a covered patio with eating area and bbq, and the garden and patio are furnished with sun loungers.

Beyond the common area, still on the main floor, you will find the vintage style kitchen. Small, but fully equipped with modern appliances (dishwasher, microwave, oven, hob, fridge, freezer, toaster, kettle, nespresso as well as french press coffee maker, all crockery and everything you need for self catering). The kitchen has a door to the outside garden, with the bbq just outside the kitchen door.

Upstairs there are three double bedrooms, one full bathroom with tub/shower combination (ensuite to the master bedroom) and one small service half-bathroom with toilet, sink and bidet only. The master bedroom has stunning lake views and a small private balcony. Bedroom 2 is a double and bedroom 3 is two singles.

Downstairs from the common area there are another two bedrooms, one double with lake view and glass doors onto its private patio, and the other two singles which can be pushed together for a double if desired. There is another bathroom here with a small shower unit with shower curtain.

Garage and parking place for 2 cars. Mature gardens surround the villa, with various flowering plants and shrubs. Just a few steps down the beach you will find the restaurant Pisenze, with its own dock and access from the lake directly, and absolutely fantastic food. About a km in the other direction, you will find the port of Torchio, with 2 excellent restaurants, as well as motor boat rental facilities. And about 1km up the hill you will find the village of Montinelle, with local shops and services, as well as an excellent gelateria, bars, and restaurants.

Superb location and stunning views

We had a family holiday at Villa Rocca in mid August and it was a great place both for children and adults. The location is superb, with direct access to the lake from the garden, and stunning views. The garden is very large and well kept and offers lots of sunbathing opportunities, as well as shady spots. There are plenty of chairs and sun beds. There are two outdoor dining tables, one on the terrace and one above the beach. There is also a large barbecue.

The villa itself is very large and has some beautiful vintage touches, but is not so well maintained. The downstairs bathroom needs to be rennovated. The shower is totally impractical and there is no space for leaving just a toothbrush or even hanging up a towel. The two upstairs bathrooms are better, but are also rather old.

The internet connection is very slow, so I wouldn't recommend it for working.

When we had a problem, the staff were helpful but we had to wait 4 days to get the tv working and the main bathroom light fixed.

The nearby village of Montinelle is pretty and not too touristy. It has a baker's, a grocery shop and a gelateria.

There are also some nice walking opportunities from the beach, including a path up to the Rocca of Manerba.

I would definitely recommend this villa for the position and the outdoor space, but the villa itself could do with some maintenance work.

A Lakeside Haven with spectacular views.

We are a Family of seven, including two teenagers, and all thoroughly enjoyed staying at Villa Rocca. Spacious lounge, comfortable furniture,ample bedrooms. Large garden leading to the beach. Lots to see and do. Have recommended this villa to friends and family.

Amazing Location

We stayed at Villa Rocca in August 2014 with some friends, two families comprising four adults, one nineteen year old girl and three teenage boys.

The first thing to say is that the villa is in the most beautiful location. You step out on to the rear covered terrace and are greeted by amazing views across Lake Garda. A small pebble beach is accessed through a gate at the bottom of the garden and from there you can swim or mess about on the lilos provided. The beach is public however and can get busy and noisy during the day.

The villa had a large lounge/dining area overlooking the lake. There are four bedrooms, one with an en-suite bathroom with shower. The second bathroom is really a wet-room with shower. There is also another separate room with a toilet and bidet and an adequately sized, well stocked kitchen.

Christine, the manager could not have been more helpful and there is lots of local information about places to eat, shop and visit.

There are some downsides however. As has been mention in another review, the villa is looking tired in some areas and could now do with some repair/renovation. Some of the electrical sockets are loose in the wall and could be dangerous to young children. We could not stop our bath tap from dripping and the downstairs wet-room is not really up to being used as a second family bathroom - the floor was often wet and slippy due to poor drainage. Finally we booked the wi-fi at a cost of Euro 50 for the week. This is a 3G dongle and the performance was never better than adequate. It needed frequent reboots and often stopped working all together.

So 4 stars out of 5. A great location but the villa could now do with some updating.

Fantastic location, great villa

We've been taking villa holidays with our children for 20 years and this one wins for location. Having a gate leading from the garden to the beach was fantastic and the lake water was crystal clear and made for great swimming and kayaking.

The villa is great too. Plenty of room inside and out and a wonderful covered veranda facing the lake.

So what stops us giving the villa five stars? Two small things: First, the fittings and fixtures are a little tired (or rustic depending on your viewpoint) - not a problem but just took the edge off things; some of the electrics not taking standard euro plugs was a particular inconvenience - easily fixed if more adaptors were provided. Second, the wifi failed for the last three days; not a problem if you don't depend on it but we needed it for work so had to go up to the village to deal with emails etc.

So would we go back? Definitely.

Amazing holiday

We have just had an amazing family holiday staying in this villa. We are a family of 8 adults and trying to please all of us was going to be hard! The lake being just through the gate at the bottom of the garden was perfect. The villa is very well maintained and so well equipped I think there was more in the kitchen than we have at home. It was also nice that we didn't have to go out and buy the essentials as is often the case. We will be back.

Villa Rocca is located at the foot of the Rocca di Manerba, a splendid archeological and natural reserve park, with kilometers of hiking trails with extraordinary lookouts and views, as well as a very special ecological and archeaological heritage, all explained in its own little museum.

It is directly on the Pisenze beach in Manerba, thought by many to be the most beautiful beach on lake garda -- clean and clear water, with a sandy bottom just a few meters from the edge of the lake. Looking out onto the isola dei Conigli (a great spot for a picnic), and just around the peninsula from the Port of Torchio, with a couple of excellent restaurants, as well as motorboat rental services.

The village of Montinelle di Manerba is just a km up the hill, with all the local services you need, from bars and gelateria to restaurants, and small local shops.

Coast/Beach:

The villa is directly on the beach which is about 20 ft away. The sound of the waves is a constant companion, and there is always a breeze from the lake.

Località "campanelle" lies in a unique position, in a small bay, on a part of land that juts out into the lake, so the water is constantly renewed by currents, and the beach and the immediate coast remain protected from the wind. So it is both clean, as well as protected. The water is shallow for a few metres out, with a sandy bed after 2-3m

The villa is about 1.2km from the nearest village, Montinelle di Manerba, where you will find all the amenities, including shops, bars, pizzerias, hairdresser and more. It is about 1km from Porto Torchio, where there are more restaurants and also a boat rental.

5km from downtown Salo. Other cities within a day trip distance are:7km from Gardone, 15km from Desenzano, 17km Gargnano, 45km Limone, 40km Sirmione, 60km Riva, 35km Brescia, 50km Verona, 70km Mantova, 135km Milano, 150km Venezia.

Further Details:

The villa is about 100m down the beach from the Rocca di Manerba. At its foot you will find a wonderful restaurant, la Pisenze, as well as a steep trekking track that leads up the Rocca.

For an easier trek, you can follow the road and then take the nature paths up to the top of the Rocca, an archaeological and nature preserve where there are the last known examples of some very special orchids once thought extinct. There is an archaeological museum in the park which also has a bar selling food and drinks, and there are hiking trails through the park.

The water bridge to the Isola dei Conigli, another park and wonderful natural preserve, is only a short walk from the villa. At low tide, a land bridge forms between the mainland and the island, and at high tide you need to wade in the water up to about knee level. The Isola dei Conigli is a favourite haunt for locals and is wonderful for picnics!

The location of the villa is in an historical residential district, free of all the condominium buildings built in the recent years. All the surrounding villas have their own private gardens, buffering each property from the next. It is really private, quiet and peaceful, and the beach is pristine and not crowded. This section of lake is in a tiny cove and remains slightly sheltered, but the water is influenced by currents and is always moving. This is why its crystal clear and clean, and many consider this spot to be the finest place of the lake on lower Lake Garda.

Notes:
Notes on accommodation: The property has no central heating, which is why we rent only from May to September. The weather can be changeable yet it is generally warm in May and September, (in fact it is actually prohibited by law to have the heating on after mid April!). There is a wonderful fireplace in the living room, and lots of extra blankets, which can keep warm in the unlikely event of chilly weather. Outside: The house is delimited by a privacy hedge and is positioned in the centre of a lovely garden, planted with century old olive trees, flowering bougainvillea, and lovely hardy roses. The garden lies a few metres above the lake shore, which is accessible by a few steps which lead to the private gate opening right on the beach. The garden is furnished with sun loungers and recliners, for sunbathing in the garden or relaxing on the beach. There are two liveable outdoor porticos, both facing the waterfront and both fully furnished with tables and chairs for outdoor eating and outdoor relaxing. The largest portico flanks the main living area, connected to the living room by entire walls of glass. The smaller portico is just off the downstairs bedroom, connected to the bedroom by two glass doors. This part of Garda is well recognised as the having most beautiful clean water on the lake. This villa doesn't have a pool, but the lake water is so warm and pure, its better than a pool! Utility Room: There are laundry facilities, a spare beer fridge, and a private garage.
