On the foothill of a village, a secluded villa with 360º views minutes from Nice, refined decor, extremely well equipped
Minoustan was entirely renovated to a very high standard last year and has air-conditioning throughout the Marmara stone-clad property. The bright 160 square meters living space has 7 French doors opening onto a wraparound terrace overlooking the Var valley, the pool and the garden. One side is sheltered under a verandah with a large refectroy table and the other drenched in sun with comfortble outdoor sofas and armchairs. The sitting area has been elegantly furnished with a four-seater linen sofa and Louis armchairs, works of art and lovleingly sourced decorations. The entertainment system consits of an HD satellite TV, with English and French channels; an iPod dock; Blue ray; ample books and a vast DVD collection. The dining room table and the old refectory one on the verandah each seat 10/12 people. The kitchen is fully equipped from catalytic oven and induction hob to ultra silent dishwasher, side by side American fridge freezer with water and ice dispenser and Nespresso maker. There are 4 bedrooms and 4 bathrooms, 3 en-suite. One of the bedrooms has a 3D wall hung TV with English channels. The villa sits in teh middle of a 3600 meter garden not overlooked by anyone. The tiered land is full of Mediterranean essences and provides many different areas for relaxation and entertainment: the large 150 square meters around salt water pool (6x15m); the ping-pong table under the shade of ancestral olive trees; the floodlit pétanque area, the double hammock. Why Maryam chose Saint-Jeannet
We spent part of our childhood in France: Nice and Paris respectively. We chose this wonderful spot because it encapsulates the best France has to offer: weather, food, sights, culture, not to mention the lovely people of the Arrière Pays. The house itself has a wonderful sense of space and the views are so soothing. It is rural and charming in the friendly hamlet of Gattières while a stone's throw away from the glitz and glamour of the Cote d'Azur.
What makes this Villa unique
We are very lucky to have Minoustan and love spending time there: from tête-à-tête weekends to a house-full of friends. It is exciting and rejuvenating every time, and always more-ish. Our grand-mothers have fallen in love with it as well as our teenage children and their hoards of friends.

Understated luxury to whet the appetite
A characterful and beautiful property that has no expense nor attention to detail spared. You can really feel the owners' passion for Minoustan and their desire and excitement that you are able to share in their dream of what living in France could be like - however brief and temporary your sojourn.
While a cold Jan doesn't afford the full benefit of the property, the beauty of the Cote D'Azur explored from such a wonderful base, and somewhere you can't wait to get back to, is not to be missed and will always be treasured.

Very nice in Nice!
Do not hesitate to book your stay at Minoustan. It was the perfect home base for our group of four couples to explore the south of France. Maryam answered all of our questions promptly before booking and was a delight to work with--she even graciously accommodated our last minute change in arrival plans (beyond our control) and had Stephanie, her housekeeper, greet us personally with vegetables from her garden and a tour of the grounds. The saltwater pool was delightful every morning and evening, the kitchen was nicely equipped, the TV was in English, and the entire place has air conditioning. The plancha and outdoor seating areas were wonderful, and the guys enjoyed the "boulodrome" immensely. Having a washer/dryer was greatly appreciated also. Gattières has a wonderful bakery and the grocery store has everything you need. Saint-Paul-de-Vence is not far away and is a lovely village to visit also. Nice is fun to explore with stunning views, good restaurants and shops; we also visited Cannes, Antibes, Grasse (Molinard perfume), Monaco and Sanremo, Italy. We would definitely stay here again, as it is clean and comfortable with everything you may need supplied. Thanks again, Maryam!

Minoustan is a homely villa nestled in the hills above Nice. It is very well equipped which makes for a comfortable stay. The villa has an awkward driveway which entails a tight U turn to get into the grounds but once you are up and in the general tranquility of the place prevails. It is clean and modern with four excellently appointed bathrooms. English TV and a great collection on movies on DVD meant that we could catch up on some classics. The pool is in a sheltered spot but it loses the sun behind the hills after 5pm. That was our signal to prepare for dinner or get ready to head down town. Getting into Nice takes around 30 minutes but once there, there is plenty to see and an abundance of restaurants and bars. A lot of care and attention has been afforded to this villa and whilst it feels rustic, it has all the mod cons that you could possible want on a family holiday in the South of France.
There's no place like......Minostan!
This villa was everything that was advertised and more! Nothing prepared me for my first visit in 2013 and I was every bit as impressed this year. The home is immaculate, elegantly yet comfortably furnished and there is room for everyone to have some time to themselves - but lots of lovely conversation spots both poolside and in the house. Maryam is the ultimate manager, though she is rather more like a gracious hostess who welcomes her guests and then lets them get on with it! I cannot recommend Minoustan highly enough and am already planning the next visit - there are no drawbacks to the villa or to the neighbouring sights and villages. Enjoy!!
We spent a wonderful 7 weeks in Minoustan during May and June 2015. The weather was a pleasure during these months, getting steadily warmer. We didn’t need the heating and moved from a duvet in May to a blanket in June.
Minoustan is a delightful home, garden, and pool. The owner, who was there to meet us, has equipped the house with great taste and practicality. The interior decoration is aligned to the region with flavours of other countries around the world. Each bedroom has a bathroom, well supplied with linen and towels. The kitchen has everything, indeed much more than we had ever come across. The outside pool, seating and eating spaces are well designed and appointed. The Planchet is fabulous, much better than a barbecue. We employed the services of Stephanie each week to housekeep, she is a treasure. There is a brilliantly appointed supply of games, DVD’s and CD’s. We suggest ’To Catch a Thief’, which was filmed locally. We drove and took quite a lot with us in the car. Actually most of what we took we didn’t need as everything is included.
The village of Gattieres is about a 7 minute drive away and St Jeannet around 10 minutes.
A wonderful stay in a lovely home and area of Nice.
This is one of the loveliest villas you can imagine. Inside it is decorated exquisitely and kitted out with everything you could ever require. Outside it is idyllic, with a large eating area, sun loungers, pool, pretty gardens and beautiful views. There is an option to rent (and pay for) only half the villa, which just means closing off the downstairs bedrooms but leaving you with ample space at a reasonable price. The best thing of all, however, was the kind treatment by the owner. This was our first holiday abroad after having a baby, and we had a few questions in advance, all of which were answered fully and promptly by a reassuring and informative series of emails. There were also some lovely touches upon arrival - including the fact that the owner had bought a baby bath especially for our stay, after hearing from us that we were bringing our nine-month-old. The location is perfectly positioned for exploring Nice (15 min drive) and also Cannes and Monaco. It's close to the airport and picking up a car there is easy. You do need a car - even to get into the local village of Gattieres (which is lovely and has a great restaurant and well stocked supermarket). But you can get to the neighbourhood pizza take away by foot- just a couple of doors down! This sorted us out on our first night! We intend to revisit this villa and take the full house with some additional family or friends next time. We would recommend it to families like us but also it's definitely the kind of place we would have loved to have stayed without children too. A perfect mix of style and luxury and homeliness in a fantastic part of France.

Coast/Beach: Pebble beach in sophisticated Nice: 15 minutes by car. Large sandy beach in arty Antibes: 35 minutes by car. All the coast in between is full of private and public beaches too. Travel: Nice airport is a 12 minute drive from Minoustan. The nearest train station is in Saint Laurent du Var, 12 km away. There are several buses and local trains running between Nice, Vence and Saint Laurent du Var to Gattieres. However, the use of a car is essential to fully enjoy all that the region has to offer. The wonderful italien markets of Sanremo and Ventimiglia are only 40 minutes' drive away. Distances: Gattieres 2km, St Jeannet 4 km, Vence 10km, St Paul de Vence, 14km, Nice 15 km, Monaco 38 km, Ventimiglia, Italy 57km, Antibes 30km, Cannes 40km, St Tropez, Mougins 40km, Greolieres les Neiges 50km. Further Details: The local village of Gattieres provides all the day to day amenities: a lovely bakery, a couple of cafes and restaurants, an ATM machine, a post office, a small super market, a chemist etc. The road by the villa is a quick link to all major arteries in the region and will get you in no time to all places of interest. Nice is a 10 minute drive. Vence is 5 minutes in the car for quaint restaurants and shops. You will be spoilt for choice here. This is one of the most cultural, sophisticated and beautiful regions of France. At anytime of the year there is something to do and see just minutes drives from Minoustan. What a treat!

The weekly rent is set on the basis of 4 people sharing the half-villa: that includes everything except the 2 bedrooms and bathrooms on the garden floor. Up to 5 other people can be added at the rate of £35 per person per night. The only exceptions is the High Summer when the whole villa (maximum occupancy of 9) is let on a weekly basis at £4000/week. For lets of up to 7 people an additional bedroom on the garden floor is opened to the party. For lets of up to 9 people the whole house is available. The price includes the sole enjoyment of the villa by the party, including its 3600 meter garden, heating and/or air conditioning, all bedding and towel, and the final cleaning of the property. A security deposit of £1500 is mandatory and payable at the time of booking. The deposit, less amounts to cover damages to the property, is refunded after inspection of the property following guests' departure. Changeover Day: Saturday: arrival 16h-18h, departure 10h.
