Linhay is in the tranquil hamlet of Netton, a collection of barns and cottages that were once Netton Farm. The cottage is spacious and comfortable with three bedrooms and two bathrooms (both with showers) plus a galleried second sitting room that can be used as a twin/double bedroom. The main sitting room has a wood burning stove for a cosy experience in the winter months and the dining area opens on to a sunny patio and terraced garden. The sitting room, dining room and kitchen are all inter-connected in an open plan layout. A shared heated indoor swimming pool is adjacent (open from April to October) and the meadow next to the cottage provides extra space for sitting out and for children to play. The village of Noss Mayo is within walking distance, as is Newton Ferrers at low tide. The villages boast three superb waterside pub-restaurants and excellent local amenities; Noss Mayo has two newly refurbished tennis courts and a well equipped children's playground. In Newton Ferrers there is a convenience store, butcher, post office and other small, useful shops. The South West Coastal Path is less than half a mile from the cottage and from where many miles of scenic walking open up. There are beautiful sandy beaches all along the coast and for golfers, a number of excellent golf courses are also within easy reach.

Why Pauline Whitney chose Newton and Noss
Linhay is in a truely peaceful location but with a the nearby village life in Newton and Noss to go with it. The open plan arrangement of the living space makes Linhay ideal for family groups - the large dining table makes a great place round which to relax and the dining area leads on to a very comfortable sitting room. The log burning stove transforms the cottage into a cosy environment in the winter. There is a heated indoor swimming pool close by available 8am to 8pm.
What makes this Cottage unique
There is no passing traffic in the vicinity so the property is very safe for children. The heated indoor swimming pool is open from Easter to October, and is available from 8am to 8pm - invaluable if the weather disappoints! The coastal walks are amazing at any time of the year and in any weather and there is no need to get in a car to reach the coastal path. Noss Mayo is within walking distance and here, the Ship Inn on the River Yealm is one of the best pub-restaurants in Devon. The Ship is very family friendly and is not to be missed. We had a wonderful week in this homely cottage and will definitely be back. It’s a well equipped home-from-home with a great log burning stove for cosy evenings in but also an excellent base from which to explore local area. There’s a fantastic pub/restaurant in the nearby village of Noss Mayo which is a must. Our two young children loved the swimming pool which kept them very entertained! Overall a brilliant week in such a lovely part of the country.

The cottage is in a lovely quiet setting very close to the cliff path and only a short walk from Noss Mayo - a perfect peaceful getaway. We loved the swimming pool and there is easy access by car to beaches and activities.

We all really enjoyed our stay. The cottage had everything we needed and was immaculate.
Quality must be improved
the oven did not work,the shower there was no pressure on the water to wash normally,mould aroun bathroom sealants and ceiling ,the table is very sticky, the cobwebs everywhere,snot napkins under sofas pillows
I was most disappointed to receive this review (in contrast to all the others) as I pride myself in offering the highest possible standard of accommodation and cleanliness. This was the the first I had heard of the complaints and would have acted immediately had I known at the time, particularly in relation to the cooker. This cottage is in a very rural location so spiders do weave their webs but all aspects of this review will be addressed meticulously. The number of repeat bookings received are, I think, a testament to the fact that most people love it here.
Cosy property with a great wood burner
We turned up just ahead of Storm Brian but had a comfy, cozy stay. The in door pool area was warm and a real bonus to the cottage. the cottage was within easy walking distance of Noss Mayo

Very well laid out cottage, everything you would need and more was available in the cottage. Not used to the absolute quietness at night but beautiful! A bit off the beaten track but that's why we picked the cottage, so no problems there, just country lanes. The indoor swimming pool was fantastic! Our 3 young grandchildren were in there everyday, giving a bit of respite to their mother and grandmother.
Noss Mayo is a lovely coastal village with an excellent pub/restaurant but book your meal at low tide, the quayside is the parking space.

The area is ideal for walking and the South West Coastal Path can be joined less than half a mile from the property. Dartmoor is also only 8 miles away with miles of moorland paths. Maps, books and leaflets with information and ideas for walks are provided.
Golf: Several golf courses are within easy reach. Bigbury and Thurlstone golf courses are within 15 miles and both are in spectacular settings overlooking the sea. Both welcome visitors as do most courses in the area.
There are beautiful beaches all along the coast; the closest (pebbly) beach is Stoke beach 1¼ miles away. The stunning Mothecombe Bay and Erme estuary with their expanses of sand are 3 miles. Burgh Island is 15 miles, accessible by tractor at high tide. For sailing enthusiasts, Salcombe, Kingsbridge and Dartmouth are some 20 miles.
Bristol airport is 108 miles; Exeter (M5 J31), 40 miles. A car is essential to travel to Linhay and to enjoy the surrounding area.

Full details are provided in the cottage of local places of interest. However, Noss Mayo and Newton Ferrers are an easy walk, less than a mile away on the estuary of the River Yealm. At low tide they are connected by a walkway, a spot that is a Mecca for crabbing enthusiasts. The villages have excellent amenities - post office, village store, chemist and 3 pubs. All the pubs serve good food and are family friendly. There are wonderful opportunities for walking along the coast and on Dartmoor, 8 miles inland. The south west coastal path follows the cliffs of the South Devon coast east and west of Linhay, intersected by beautiful rivers.
The area is well endowed with National Trust properties such as Greenway (Agatha Christie's home), Coleton Fishacre (originally owned by the Doyle Carte family), Cothele, Killerton House, and many more. The Eden Project is a day trip away.
The nearest towns are Ivybridge, with leisure centre, supermarkets and cinema, and Modbury, an attractive Georgian town with independent shops, art gallery and a small supermarket. Both are about 8 miles away. Plymouth with its interesting maritime history is 12 miles away.
