Please note we only do Friday to Friday bookings during peak times (please see calendar).

This lovely barn sleeps 6. 3 double bedrooms, one of which is on the ground floor, 2 en-suites upstairs plus a downstairs shower room which is adjacent to the downstairs bedroom. Dilnot Barn is a detached self catering barn with its own private driveway (parking for 3-4 cars) together with its own private garden and terrace. Views over the surrounding farmland ensure that the occupants are able to enjoy beautiful Sussex to the full. The south coast is 20 mins by car. For the more active, there are a wealth of opportunities for walkers and cyclists including the Cuckoo Trail (6 mins walk away), the stunning South Downs, the Ashdown Forest together with a variety of public footpaths paths across the stunning Sussex Countryside. For the golfers, Ashdown Park and Horam Manor golf clubs are close by as is Glyndebourne for those who enjoy opera.

About Sophie Strevens

The owners moved from London to Dilnot Farm with their 13 month old son and dog 10 years ago. In the last 10 years they've been busy having renovated their own house, had two more children, bought another dog , rescued a cat, bred chickens, taken on horses and last but not least, renovated the Barn for Holiday Lettings (which in the past housed turkey's and cattle and more recently horses). Now you'll be pleased to hear it's been completed and all traces of livestock are gone.

Why Sophie Strevens chose Heathfield

The owners fell immediately in love with the area. The setting is idyllic, not completely remote, but not overlooked either. The lovely small market town of Heathfield is up the road, there are excellent country pubs, wonderful walks on the Ashdown Forest & the South Downs and excellent shopping in Tunbridge Wells, Uckfield, Eastbourne, Brighton and Lewes. There are two nearby train stations to get to and from London for shopping or theatre and day trips from Dover to Calais to pick up the latest wine deals are a regular event! What isn't to love about all that?!

What makes this barn unique

You can commute to London. You can go to Glyndebourne. You can shop in some of the most beautiful towns in the South East and you can easily get to Calais from Dover for a lovely day out. If you are looking for a restful holiday in a lovely location or wish to cycle or walk to the Coast on the Cuckoo Trail (5 min walk away) then our Barn is the place for you. If you wish to combine rest with shopping in some gorgeous Towns then this is the place for you. If you wish to rest and entertain your children then you have a variety of activity farms to go to in the area and the Coast, where you can swim and paddle, is within a 15 minute drive - all this is within easy access from our Barn.

We had a lovely stay at Dilnot Barn. We were made to feel very welcome by the owners who had only finished the barn a short time before our stay. A lot of thought had been put into it; it was clean, light and well equipped. We loved the woodburner - a real feature. The lovely town of Lewes was great to visit and full of antiques. Tunbridge Wells was also well worth visiting as it has a lot to offer. The owners recommended some great nearby pubs too for good food and drink so overall we couldn't recommend Dilnot Barn more. In fact we have to our friends!

We have been coming on holiday to the UK for the last 6 years and your place was the nicest and the most comfortable by far. Thank you Sophie. G.S, Netherlands

Notes on accommodation: A great deal of attention has gone into the making of Dilnot Barn and we are proud of the result. We believe that the use of high quality finishes including a solid oak staircase, windows and doors adds to a winning formula and will lead to a comfortable and memorable stay for our guests. In order to help ensure a relaxing experience, we are able to assist with a number of additional services such as babysitting, home cooking (advance notice required) together with recommendations and bookings of venues/activities if required. Outside: Dilnot Barn enjoys a private, secluded garden of approximately half an acre together with a private terrace with table and chairs (summer months only) to accommodate 6 persons. The outside environment is a key attraction of this property with views across adjoining farmland from one of the bedrooms. Overall a feeling of seclusion. Utility Room: A washing machine is provided within a dedicated cupboard located in the entrance hall. There is also space to hang coats/hats. A highchair is also located in this cupboard. Cleaning / Towels / Linen / Maid service: Towels and linen are provided at the start of each letting. For a longer booking i.e. more than a week a cleaning service is provided at £10 per hour (min. two hours). Other: Large airing cupboard situated on 1st floor landing with shelving and hanging space to dry clothes.

If you’re looking for a place to stay in East Sussex then look no further than this Barn. It was very clean and the large private garden is a bonus for children or dogs and well placed for visiting local attractions (Ashdown Forest, the South Downs and beaches for long walks). The owners have obviously put a lot of effort to make sure guests are comfortable and have a home from home experience. Excellent range of pubs too in the area; The Black Duck in Warbleton and The Gun in Chiddingly are two we personally tried and tested a few times during our stay. Highly recommend a stay here. The bottle of Prosecco was also a lovely touch. Thank you Sophie.

The Barn was perfect for our stay. All the bedrooms were excellent and the beds very comfortable. The bathrooms had excellent showers and everywhere was spotless. We sat outside morning and evening which was very lucky for September. The garden was very private and peaceful. We could not fault the barn and would highly recommend it to everyone. A fantastic stay with friends in a lovely property.

High-spec barn in beautiful location

Dilnot barn was a complete treat. We stayed for a long weekend with friends (and three babies!) and enjoyed every minute.

Dilnot barn is finished to the highest standard and was impeccably clean upon our arrival (it was like we were the first guests to ever stay there). We were particularly impressed with the high-spec bathrooms, including brilliant showers. All three bedrooms were lovely and each a great size - we were the first of our party to arrive and struggled to choose which we'd like to use as they are all so nice. The open-plan living room/kitchen made the perfect space to hang out, cook and eat together. The barn is in a beautiful setting with a huge private garden surrounded by trees.

The owner, Sophie, was very helpful and responded really quickly to questions by email.

We will definitely make use of Dilnot barn again if we are back in the area.

We only stayed for two nights as we were attending a wedding locally but the barn was everything we could have asked for. Very clean and well furnished and the bottle of bubbly in the fridge was a very nice touch. Everything was spot on.

Stayed for a week. Barn was absolutely superb, spotlessly clean and very welcoming (bubbly in the fridge). The garden was lovely and secure for our dogs to wander around in without any fear of them escaping. Sophie was a very welcoming host. Can't rate this property highly enough, definitely recommend it to anyone considering a stay at this Barn.

This is very nice accommodation, clean and with everything you need for a comfortable stay. It has a good size garden and is surrounded by lovely countryside. The owners were also very nice.

A wide range of activities are available locally for children. Knockhatch Adventure Park (10 mins by car), Drusillas Park (15-20 mins by car and widely regarded as the best small Zoo in the country), Blackberry Farm (15 mins by car), Blackstock Farm (5 mins by car), Middle Farm (working Dairy farm at the foot of the South Downs (20 mins by car), Bentley Wildfowl & Motor museum, Ashdown Forest Llama Park, Bewl Water and Bedgebury Park are all popular attractions. Additionally there are a range of historic attractions locally, such as Bodium Castle, Herstmonceux Castle (10mins by car) Battle Abbey,


The Sussex Coast is within approximately 20 mins by car. Norman's Bay, Pevensey Bay and Seaford (Beachy Head) to name but a few are popular seaside destinations. Camber Sands is under 1 hour by car providing long stretches of beautiful golden sandy beaches.


Gatwick Airport is approximately 1 hour away by car.

Buxed train station (Southern) and Stonegate (Southeastern) are approximately 15 mins away by car. Both stations provide regular services to London (London Bridge, Waterloo East & Charing Cross)


The market town of Heathfield is approximately 7 mins away by car. The village of Horam is approximately 3 minutes away by car.

Well behaved dogs are permitted - an additional charge of £20 per week per dog will be applied plus a further damage deposit of £50.00. We ask that dogs do not go into any of the bedrooms, upstairs or on the furniture please.
