The Grade II listed farmhouse is located in Woodchurch near Tenterden about 7 miles from Rye and 8 miles from Ashford. The farmhouse is set in 3 acres features exposed timbers (some low beams throughout the property), wood burning stove in inglenook fireplace (logs provided). Own tennis court, games room (with limited heating) with pool table and table tennis table, dart board, Wi-fi, one small well behaved dog welcome. Features... gas cooker, gas central heating, fridge/freezer, dishwasher, w/ machine, tumble dryer, tv/dvd player. NEW! small tv's/dvd players in all bedrooms. Twin brick built BBQ, Wi-fi. Traditional dinning room seating 8, downstairs wc and shower, Stairs to first floor, large landing area with vaulted ceiling, master bedroom has 5' bed and en suite bathroom with hand held shower attachment, double bedroom with 6' zip and link bed which converts to 2 x 3' single beds on request (please advise) with en suite shower room, double bedroom with 4'6" bed, twin bedroom with 3' beds. Family bathroom with a hand-held shower attachment. Stairs to second floor: study area. access to wireless broadband. travel cot and high chair available upon request. patio with garden furniture, Tennis court ( sports shoes must be worn), no smoking and strictly NO stag or hen parties. There is a pond which is fenced off. (Unfortunately it is not possible to use the farmhouse as a commercial venue such as wedding/christening receptions or other large functions due to the fragility of the period farmhouse).

My wife and I purchased the property early 2004 as a weekend retreat, then found we were not using it as much as we wished as our young daughter began controlling the weekends with school friends, sports, parties etc ( many have been there). As we live in Chislehurst I found myself just coming down to cut the grass and do maintenance. We did not want to sell the property so instead decided to rent it out and give guests the use of our period property, I enjoy putting the finishing touches before a guest arrives and do wish for guests to have an enjoyable time. When our daughter is off to university? that is when we will move down to this property in Woodchurch and I will finally get my chickens and goats..that'll do me.

Brilliant house for my family group... in great part of Kent!

We were a party of 6, celebrating my Mum's 80th and we just loved our stay in this great house. It was so comfortable, well equipped and beautifully furnished (the photos don't do it justice!). We had marvellous weather and so were also able to enjoy the lovely garden at the side and even managed a few sets of tennis on the very well appointed hard tennis court! We unfortunately didn't have time to make use of the games room but that looked great too with table tennis, snooker and table football, plus a bar!

The location is very rural - the road was really quiet and it was just a few minutes drive to Woodchurch and 10 to Tenderten (which looked lovely and also there's a Waitrose!). It's really handy for lots of interesting places - we visited Rye and Dungeness on the first day, then Sissinghurst on the 2nd day (loved them all!). We ate out at the Bull in Benenden on Saturday night. It didn't have a very extensive menu, but what the rump steaks in particular were amazing and only £13!! So highly recommended!

We'd love to return to this fantastic house and area again very soon. Many thanks Andy!

Fabulous cottage.

Cottage has everthing you would need plus extras. Games room is great. Outside plenty for room for the children and dogs to run about and play. Brilliant.

Truly relaxing break in the countryside

Absolutely loved this quirky property. Full of beams, sloping floors and single steps in and out of each door gave the building the character worthy of a house originally built in the 1300s. Spent most of our time watching the birds in the garden, walking around the pond admiring the fruit trees, in the games room playing pinball, pool and table football or merely strolling down the field to say hello to the neighbour's donkey and horses. Perfect location and great things to do in the area. Must visit the Rare Breeds Farm (which is about 6 minutes away from the property). Highly recommend for family with older children or groups of couples.

Beautiful house and grounds.

A really spacious and well maintained house. It have everything you could want and the selection of food and drink when we arrived was both welcome and generous. The games room was so well equipped and that and the tennis court were enjoyed by old and young. A really great family holiday.

Family holiday young and old enjoyed and used all the brilliant facilities from the tennis court to the brilliant games room. Beautiful character house with everything you need. Fun was had by everyone.

A splendid time is guaranteed for all

We had a glorious long weekend to celebrate our Dads 70th and everyone had a fantastic time.

The house itself is lovely with so much character and decorated tastefully and beautifully throughout. The gardends and grounds are well kept and we were lucky to have great weather so made use of the BBQ and outside space lots. It was lovely to have a wander around the fields and you certainly feel away from it all. Each room has it's own personality and there is enough room to find a peacful spot if you want to get out of the cooking or washing up!

Andy left a lovely "welcome" pack for us which was a nice touch and included milk, butter, wine etc. to get us started. There were 4 couples in each of the main bedrooms and Andy put an extra double bed up in the top for our nephew worked great. The main living room and dining room are big, spacious and comfortable. The kitchen is very well equipped with everything you are likely to need and plenty of glasses, crockery and cutlery. There is an extra fridge in the utility room which is useful if wanting to keep beers and wine chilled along with washer/dryer.

The games room was well used and although we took a few bits down with us (cues, table tennis bats) the equipment there was in decent enough shape and a great time was had by all - even the losers! The only thing i would say is that it would be useful to have a fridge in the games room to keep drinks cold. The tennis court was also used many times and there is also a play barn for the toddlers.

The local pubs are just a tad too far to walk to but decent enough and the village green was lovely - and had a cricket match when we were there. Close by is Rye and Tenterden which are both nice to wander around but this really has everything you need.

Overall it was a fantastic weekend and Dad (and Mum!) really enjoyed themselves... as did us (adult) kids.

Have already recommended to friends and already thinking of another occasion we have so that we can come back again.
