Farmhouse in Woodchurch, Nr. Tenterden, Kent, England - Peaceful Location, Surrounded By Cottage Garden, Open Fields, Outskirts Of Woodchurch Village
The Grade II listed farmhouse is located in Woodchurch near Tenterden about 7 miles from Rye and 8 miles from Ashford. The farmhouse is set in 3 acres features exposed timbers (some low beams throughout the property), wood burning stove in inglenook fireplace (logs provided). Own tennis court, games room (with limited heating) with pool table and table tennis table, dart board, Wi-fi, one small well behaved dog welcome. Features... gas cooker, gas central heating, fridge/freezer, dishwasher, w/ machine, tumble dryer, tv/dvd player. NEW! small tv's/dvd players in all bedrooms. Twin brick built BBQ, Wi-fi. Traditional dinning room seating 8, downstairs wc and shower, Stairs to first floor, large landing area with vaulted ceiling, master bedroom has 5' bed and en suite bathroom with hand held shower attachment, double bedroom with 6' zip and link bed which converts to 2 x 3' single beds on request (please advise) with en suite shower room, double bedroom with 4'6" bed, twin bedroom with 3' beds. Family bathroom with a hand-held shower attachment. Stairs to second floor: study area. access to wireless broadband. travel cot and high chair available upon request. patio with garden furniture, Tennis court ( sports shoes must be worn), no smoking and strictly NO stag or hen parties. There is a pond which is fenced off. (Unfortunately it is not possible to use the farmhouse as a commercial venue such as wedding/christening receptions or other large functions due to the fragility of the period farmhouse).

My wife and I purchased the property early 2004 as a weekend retreat, then found we were not using it as much as we wished as our young daughter began controlling the weekends with school friends, sports, parties etc ( many have been there). As we live in Chislehurst I found myself just coming down to cut the grass and do maintenance. We did not want to sell the property so instead decided to rent it out and give guests the use of our period property, I enjoy putting the finishing touches before a guest arrives and do wish for guests to have an enjoyable time. When our daughter is off to university? that is when we will move down to this property in Woodchurch and I will finally get my chickens and goats..that'll do me.

Excellent stay at Church Elms Farm
We had a wonderful relaxing stay at Church Elms Farm this week. We arrived to find a lovely warm house, a welcome pack of treats and all that a five star holiday home should provide. We have stayed at many holiday homes over the last 25 years, and this one sits with the best. There was nothing that we could not find for the kitchen, even though previous experience has meant that we came armed with those essentials lesser places have lacked. In terms of entertainment; we loved the tennis court, games room and the grounds. Watching the local wildlife, especially the birds attracted to the pretty kitchen garden and the rabbits that were often seen as we played tennis. We did not have much time to watch the dvds that are on offer, there was no need - or time!
I would recommend this holiday home as a great place to stay and relax.
Lovely house and facilities,well equipped,clean and comfortable
We had a lovely weekend and enjoyed the premises. The owner is very friendly and efficient in communication. We appreciated the surprising and thoughtful wecome gifts and the towels were so fluffy!! It all added up to making our stay special. We all said we would like to come back sometime.
Lovely spacious house full of character
We stayed here to celebrate a family birthday. It is a beautiful house with a stunning lounge with a log fire which was very welcome as it snowed while we were staying! The kitchen was very well equipped and the games room was fun. The perfect place to celebrate a special birthday.
Very comfortable for party of 8 adults well equipped with beautiful rooms and working fire all batteries have been fully recharged welcome pack was a kind and lovely touch. doughnuts lasted about six minutes!! thank you Andrew for making everything easy and welcoming definitely recommend this property as a gorgeous weekend getaway retreat for weary adults!
The perfect cottage in Kent!
We absolutely loved Church Elms Farm in Kent. From the moment you see the beautiful cottage you fall in love with it. Our family is 6 kids with 2 adults and it really catered for all our needs. Everything you require the owners had thought of - from egg cups to baking trays to wood for the fire, board games and DVD's.
The beds were very comfy too and having 4 bedrooms with 2 bathrooms plus 1 en-suite was very useful for us and all the children.
The tennis court was a massive hit as was the games room. The kids had endless play whilst we cooked dinner, which was lovely to see from the kitchen window. We had a list of things to do each day and Leeds castle was a big hit and Bewl Water was beautiful too. We could have easily stayed 2 weeks. Hope to come back soon. Big thanks to the owner Andy who was so helpful throughout our stay. Top marks for a top holiday! Highly recommended!
Brilliant house for my family group... in great part of Kent!
We were a party of 6, celebrating my Mum's 80th and we just loved our stay in this great house. It was so comfortable, well equipped and beautifully furnished (the photos don't do it justice!). We had marvellous weather and so were also able to enjoy the lovely garden at the side and even managed a few sets of tennis on the very well appointed hard tennis court! We unfortunately didn't have time to make use of the games room but that looked great too with table tennis, snooker and table football, plus a bar!
The location is very rural - the road was really quiet and it was just a few minutes drive to Woodchurch and 10 to Tenderten (which looked lovely and also there's a Waitrose!). It's really handy for lots of interesting places - we visited Rye and Dungeness on the first day, then Sissinghurst on the 2nd day (loved them all!). We ate out at the Bull in Benenden on Saturday night. It didn't have a very extensive menu, but what the rump steaks in particular were amazing and only £13!! So highly recommended!
We'd love to return to this fantastic house and area again very soon. Many thanks Andy!
